Who is eligible to book with Property?

Any full-time student can book to stay at Property. If you are unsure whether you qualify, please contact a member of staff who can assist you.

How do I book a room?

We aim to make the booking process as simple as possible as we understand that this can be a stressful time. To book a place at Property, simply email hello@amigo-living.com and specify which site you would like to book. Our team will then send you a booking form and details of what you will need to complete your booking. Within 7 working days, you will receive a booking confirmation. Within 14 working days of receiving your confirmation, you are required to electronically sign your tenancy agreement.

Can I book a room if I am on placement or doing an internship?

Yes – as long as you are a full-time student, you can book accommodation with Property. We also offer summer short-term accommodation at our Ipswich site.

Can I make a group booking?

No – individuals must apply separately. If you would like to have a room close to a friend, please contact a member of staff.

Can I book a room if I am under 18 years old?

Property does not accept parental responsibility for occupiers under the age of 18. All occupants must be over the age of 17 during the booked academic year.

If you bring your own TV, or if there is one in your room, you will need to purchase your own TV licence. Please contact TV Licensing directly for this.

Limited parking is available at some locations. Parking is charged separately from the rental price and payment is required in advance for the academic year. Please contact a member of staff if you are interested in renting a parking space.

Can I bring my bike?

Yes – secure bike storage is available at both locations. Please note that e-scooters are not permitted.

Can I bring pets?

No pets of any kind are permitted in the accommodation.

What do I need to bring with me?

You will need to bring your own bedding, kitchen equipment, towels, and other personal essentials.

What’s not allowed?

The following items are not permitted: Candles, fireworks, Chinese lanterns, incense, incense burners, kerosene, petrol, LPG gas and LPG gas appliances, compressed gas and compressed gas appliances, rice cookers (unless CE marked), shisha pipes, gas burners, oil burners, tea lamps, halogen heaters, exposed element heaters, fan heaters, real Christmas trees, mains voltage Christmas lights, portable cooking stoves, electric scooters, bikes or hoverboards, mini fridges. Weapons or drugs (including legal highs) are not permitted under any circumstances. Please refer to your handbook for more information.

When can I move in?

September check-in weekend usually falls on the first weekend of the month. We will contact you a couple of weeks beforehand to arrange a convenient time slot.

When are my instalments due?

Payment options include: • One full payment for the academic year • Four instalments aligned with student finance – Initial 4-week payment / September balance / January / April

How do I make payments?

Please log in to the portal to make payments. We do not accept cash under any circumstances.

Can I move in before I have paid my rent?

No – your first rental instalment must be paid in full before moving into the accommodation.

What happens if I cannot afford my rent?

Please speak to a member of staff who will assist you with available options.

When does my rebooker discount get deducted?

The rebooker discount will be deducted from your final rental instalment.

Can I pay weekly or monthly?

These options are not available. However, you may speak with a member of staff regarding your situation, and they may be able to assist.

What is a Tenant Protection Scheme?

The Tenancy Deposit Scheme (TDS) is a government-backed scheme in England and Wales that protects tenancy deposits paid by tenants to landlords. It ensures that tenants receive their deposit back at the end of the tenancy if they meet the terms of the tenancy agreement and have not caused damage to the property.

Will I be charged for damages?

Damage charges cover the cost of repairing or replacing items damaged by residents or their guests beyond normal wear and tear. These charges may be deducted from the security deposit or billed directly. Cleaning or redecoration costs may also apply if the room is left in an unacceptable condition. Guarantors Your guarantor can be UK or internationally based but must be aged 21 or over and not a full-time student. If you are unable to pay your rent or do not comply with the tenancy agreement, your guarantor will be responsible for paying any outstanding amounts.

What is your guest policy?

Residents must be present when guests enter or exit the premises. One guest may stay overnight for a maximum of two nights within a seven-day period. Guests must be signed in and reception staff informed upon arrival. Residents are responsible for their guests and must accompany them at all times. Any damages will be charged to the resident. Property reserves the right to revoke the guest policy at any time.

Will my room be cleaned?

No – residents are responsible for cleaning their own rooms. Our team maintains common areas such as social spaces, shared kitchens, reception, and laundry rooms.

Do you have laundry facilities onsite?

Yes – laundry facilities are available at all our sites. Charges apply for using the machines.

Can I sublet my room to someone else?

No – if you need to leave the accommodation, please contact a staff member who can advise you on finding a replacement tenant.

Can I smoke or vape in the accommodation?

No – all Property accommodation is non-smoking. Smoking is only permitted in designated outdoor smoking areas. Please avoid smoking near residents’ windows.

Can I share my room with my partner?

No – all rooms are for single occupancy only.

How can I contribute to sustainable living?

Residents can support sustainable living by saving water and energy, minimising waste, and making environmentally conscious choices. Your handbook will provide further guidance on sustainability practices.

Will my room be inspected?

Rooms are inspected once per term. Please inform staff if you experience any issues in your room.
