Early termination by students

The cost of lease breaking is as per Lease Agreement. The cost includes an administrative fee, 1 week of rent plus GST, advertising fees, and a departure cleaning fee (if organised through the property and not already paid). You will also be responsible for rental payments until the apartment is leased again (up to a maximum of one month).

Other cancellation policies

Once you have entered into an offer and acceptance agreement with the owner, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement. Cancellation without penalty is possible if:

1. you fail to meet student status requirement 

2. you fail to gain lawful entry into Australia 

3. you cannot enter Australia due to border closures or restrictions 


 If you are unable to arrive on your selected date due to flight cancellations, they may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property management directly.


Cancellation due to: 

1. providing false or misleading information during your application or booking process 

2. failure to pay your bond or rent in advance 

3. failure to sign the Residential Tenancy Agreement when required 

4. a change of mind will result in a monetary penalty.This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

I find Vivida lovely to stay at, the vibe of your own little studio is unmet and definitely a go-to if you are more independent or more of an introvert. Along with the charming space, you get to know others in the building with UniLodge-ran activities, which are just lovely, definitely give you a bit of a social life. I obviously cannot leave out the amazing customer service and kindness which I was met with during my stay at UniLodge Vivida.
