    For AY 23-24 (STLs): The property does not offer any cooling off periods, all contracts are legal and binding. For AY 24-25: The property offers a 24 hours Cooling Off Period wherein you can cancel your booking & your Advance Rental Payment will be refunded to you.

    If you want to end your tenancy early, you will be required to provide two months' written notice to the property team.

    Are bills included?


    Only Broadband (Internet fee) is included. ‘Utilities’ includes electricity, heat, cold water, hot water and also sewerage and other environmental services. Utilities are not 'inclusive' in your monthly rent and are therefore payable in addition to your monthly rent.

    Are Pets allowed ? If yes, any extra charge ?


    Yes allowed but additional charge is taken by the management. They have a monthly charge of £50 for a dog, £30 for a cat and £10 for any other small pet. However, do check with the management for exact fees.

    How much is the booking deposit?


    Once student find their perfect apartment they can reserve it and take it off the market for £300. This secures their booking and allows them to move on to referencing. The reservation fee is then deducted from their first month of rent.

    What are the room sizes?


    The room size varies by apartment.

    Is Dual occupancy allowed?


    Yes allowed. No additional charges are taken.

    Are dependents allowed to stay?


    Dependents are allowed to stay- but the leasing agent must be informed that they will be a resident. No additional charge is levied.

    What about Custom tenancy length?


    You can dictate the tenancy length, but there may be a cost uplift for shorter tenancies.

    What is the location of property?


    They have multiple buildings, all located in Wembley Park in London.

    Is there gym facility?


    Mostly all their properties have a gym and fitness center, however, check with specified amenities for a particular property.

    What is the criteria for the Guarantor requirement?


    They do have an affordability criterion which they would require applicants to meet and they have three options available.
    • The annual UK based household income must be at least 30x the monthly rent. If you fall below this slightly, you can make up the difference if you have savings that are in a UK bank account which has been untouched in 6 months (they will need to see a copy of the bank statement for this).
    • You have a UK based guarantor that meets the full affordability of 42x the monthly rent. The guarantor can not be a company.
    • An upfront payment of 6 months, followed by further upfront payments if the contract is longer than 6 months.
