Cancellation Policies

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

A 3-day cooling-off period applies from the date of the Reservation Agreement if a security Payment has been paid. The reservation can be cancelled within the cooling-off period by emailing the site team. The security deposit payment will be fully refunded if cancelled within the cooling-off period. If cancelled after the cooling-off period, the security deposit payment will be retained.

No Visa No Pay

Cancellation is permitted if the student's visa application is refused (excluding cases where a granted visa is later withdrawn). Sufficient supporting evidence, such as a visa refusal letter or official documentation from the visa authority or embassy, must be provided. If the cancellation request is submitted before the tenancy start date and sufficient evidence is provided within 4 weeks of submitting the request, the student will be released from the Tenancy Agreement from the tenancy

No Place No Pay

Cancellation is permitted if the student fails to obtain the required grades to begin university and therefore does not have student status. Sufficient supporting evidence, such as official documentation from UCAS or the university, must be provided. If the cancellation request is submitted before the tenancy start date and sufficient evidence is provided within 4 weeks of submitting the request, the student will be released from the Tenancy Agreement from the tenancy start date. Early termination by students

If the cancellation criteria are not met, the student remains liable for the full rent for the entire tenancy unless released at the property's discretion. If the property agrees to release the student after the tenancy has started, the student remains liable for rent for 4 weeks from the date written notice of release is issued unless an approved replacement tenant takes over earlier. The academic year ending early or examinations finishing early does not qualify for early release.

Replacement Tenant Accepted

The student may propose a suitable replacement tenant if they do not meet the cancellation criteria. A Cancellation Request Form must be completed to request approval. Approval of the replacement tenant is at the property's sole discretion. All outstanding balances must be paid before the student can be released. Extenuating Circumstances

Cancellation may be permitted for exceptional circumstances in accordance with the ANUK/Unipol National Code. Examples may include serious medical grounds or bereavement. Supporting evidence is required. The property will determine whether the submitted evidence is sufficient. The property may request additional information before making a decision.

Failure to make the payment within the required timeframe may result in the reservation being cancelled. The security deposit amount varies depending on the apartment type. The security deposit covers potential damages during the tenancy. The security deposit is refunded at the end of the tenancy, provided: The accommodation is left in good condition. All tenancy obligations have been fulfilled. If the tenancy ends early, the security deposit may be used to cover unpaid rent or damages. Where applicable, the damage deposit will be refunded after deducting any unpaid rent and charges related to the condition of the room. The security deposit payment is fully refundable if the reservation is cancelled within the 3-day cooling-off period. The security deposit payment is non-refundable if cancelled after the cooling-off period.

A France-based guarantor is required, with an income of at least 2× the monthly rent. The guarantor must provide a valid ID, contact details, the latest tax notice, and proof of income. Note: If the tenant does not have a France-based guarantor, then the tenant can use 3rd party guarantor.

What documents do I need to rent student accommodation in France?
