Cooling Off Period

<ol> <li>Cancellation within 24 hours: The student will receive a full refund of their deposit and any rent paid. There will be no further liability for the room.</li> <li>Cancellation between 24 hours and 5 days: The student will receive a refund of their deposit minus a 50 admin fee, plus any rent paid. There will be no further liability for the room.</li> <li>Cancellation after 5 days: The student will lose their deposit and will be liable for the rent and the room until one of the following happens:A suitable replacement occupier is found and agrees to take over the accommodation. The student pays a reasonable cancellation fee to the property. The student has paid all sums due under the contract. </li> </ol>

Replacement Tenant Accepted

If the student does not validly cancel their contract, they must pay the full accommodation fees for the entire stay unless all of the following conditions are met: <ol> <li>A replacement occupier, deemed reasonably acceptable by the property, agrees to take over the accommodation for the remaining duration. They will make reasonable efforts to assist in finding a replacement but cannot guarantee availability.</li> <li>The student pays a reasonable cancellation fee to the property.</li> <li>The student has settled all outstanding payments under their accommodation contract.</li> </ol> The replacement occupier must not already be residing in their housing. If the student introduces a replacement, that individual will be assigned to the accommodation. If the student does not provide a replacement, they reserve the right to allocate prospective tenants to other available rooms first before assigning a replacement to the accommodation and releasing the student from their contract.

Other cancellation policies

The property reserves the right to terminate the licence at any time by providing notice to the student if: <ol> <li>Any installment of accommodation fees remains unpaid for more than seven days past the due date.</li> <li>Any other required payment under these terms and conditions remains unpaid for more than 14 days past the due date.</li> <li>The student seriously or repeatedly breaches any of their obligations.</li> <li>The student is no longer a registered student.</li> <li>In the property’s reasonable opinion, the student’s health or behaviour poses a serious risk to themselves, others, or another person’s property, or renders them unfit to live in the building.</li> </ol> Additionally, the property may terminate the contract if the accommodation becomes uninhabitable due to circumstances beyond its control and, despite reasonable efforts, they cannot provide suitable alternative housing. They may also terminate the contract and reclaim possession if accommodation fees remain unpaid for 14 days or more and they reasonably believe the student has vacated the accommodation. In this case, the student’s licence or tenancy will end as soon as they reclaim possession, and any abandoned property will be handled according to clause 3.8.5 of the terms and conditions. If the contract is terminated early, they will refund a fair proportion of any pre-paid accommodation fees as soon as possible, provided that a replacement occupant fills the vacancy caused by the student’s departure, ensuring no financial loss to the property. The conditions outlined in clause 5.2.3 of T&Cs for early release and the "No Refunds" policy in clause 5.3.4 will not apply if the student can demonstrate that the termination is due to the property’s serious or persistent breach of its obligations.

How do I book?

Of course. For locations with cluster flats, booking with your friends can easily be arranged. You just need to let them know who you want to live with and they can do their best to put you together. Please note, this is subject to availability and more likely to be possible the sooner you book.

How do I find out who I am living with?

They don't give out names for privacy reasons, but you can get a better idea of who you’ll be living with via their residents groups that are shared prior to check-in or by asking your site team to provide you with information such as gender, year and uni.

When can I move in?

Around two months before the big day, you will be invited to book a move-in slot. You can choose the time that works best for you. If you have specific needs around accessibility or travel arrangements, please let them know at this stage.

How do I book a viewing online?

What do I do if I am not totally satisfied?

They want you to love your time living with them, but they understand they might not always get it right. They take all complaints seriously and will try their best to fix any issues as soon as they are made aware of them. For residents of their UK residences please visit their complaints procedure.

Can I have pets?

As much as they love pets, unfortunately, they're not allowed in their accommodation unless they are registered service animals - sorry!

Can I order bedding and kitchen packs?

What is the policy on guests staying in my room?

You can, but please don’t invite someone to stay for more than 3 consecutive nights and double-check with any flatmates you have first.

Will my student flat be cleaned?

Your student room and any shared areas within your apartment will be spotlessly clean when you arrive, after that point it’s over to you! If you have any queries or need any advice, hints or tips please speak to their residence teams.

How do I log repairs?Need something repaired?

You can log any maintenance issues using the Concurrent App and their residence team will be on hand to respond to requests as soon as possible!

Can I smoke?

All their student accommodation is smoke-free, and this includes all types of E-cigarettes. You can find designated smoking areas outside the buildings or in the courtyards.

How do I connect to the internet?

All of their sites have a wireless network covering the whole building. On arrival, simply connect your devices to the wireless network. They also offer the option to connect using an Ethernet Cable, which you just plug into the network wall socket in your room.

Are my possessions insured?

In partnership with Endsleigh, they include free contents insurance for every Here! Student Living resident. To access your cover details and policy documents, simply register with My Endsleigh and you'll have access to view exactly what's included in the policy and have the option to upgrade the level of cover if needed. Their claims team is on hand to advise whenever needed.

Are any items banned on site?

For health and safety reasons, they don’t allow the following items: candles, incense burners, deep fat fryers and any electrical appliances that don’t comply with British standards and statutory regulations. They are also unable to accommodate E-scooters or any other alternatives. Please do not bring any of these on site; you will be asked to remove them.

Will anyone else access my room?

They carry out room inspections 3 times a year and occasionally health and safety checks. When they do, they’ll need access to your room. But they’ll always give you at least 24 hours’ notice and they’ll knock and announce ourselves before entering your personal space.

How big is the fridge in the studio? and is there any freezer space?

All studios come with a small fridge with a freezer compartment.

Can I bring my rice cooker/electric pressure cooker?

Please avoid bringing either of these items (or items of similar voltage). Their high voltage is dangerous and can cause electric shocks.

Do you do airport pick up services?

They don’t. However, all of their locations have excellent transport links. Depending on where you’re staying there will be buses, trains and taxi services available to you.

Do I need to move out over christmas and easter holidays?

No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement.

Can I stay in my room over the summer?

Yes, you can either book your room for a whole year (51 weeks) or, where available, on a shorter tenancy and then extend for the summer period. Just contact the amber team at your chosen location to see what they can do.

Also known as a 3/4 size bed, small doubles measure approx. 120cm wide x 190cm long.

How do I collect my post?

Depending on your location, post may be delivered directly through your door by Royal Mail or collected from on-site post boxes. They accept larger parcel deliveries at reception, but they accept no liability for loss or damage.

Is visitor parking available?

Had a fantastic time staying here over the summer. The location is excellent, with easy access to the city. The staff is immensely helpful and friendly, and they respond quickly to your questions and maintenance requests. The kitchen is well-equipped with all of the necessary cooking and cleaning supplies. The property is well-maintained, and the rooms are thoroughly cleaned before you check in. They will refund your deposit after you have checked out. One of the best student accommodations I've ever stayed in.
