Guarantor Requirement
<p>All applicants are required to nominate a responsible person to act as a guarantor. The guarantor must be over 18 years of age and cannot be someone who is living with the applicant (other than parents or guardians) or in other accommodation managed by us. A guarantor is required to meet all the obligations as set out in the Licence including guaranteeing the payment of rent if not paid by the tenant and any costs arising from breaches of the tenancy. They will also contact the guarantor if the tenant has been involved with serious incidents of antisocial behavior should the tenant fall into arrears or breach any obligations of the Licence, the guarantor will be contacted to ensure the breach is rectified.</p>

<p>If the bookings is cancelled by the applicant prior to it being countersigned, the Booking Fee will be returned in full.&nbsp;</p> <p><br></p> <p>Cancelling up to and including 31st July 2025: Once the booking is countersigned, they offer a 72 hour “Cooling Off” period so if circumstances change, the tenant can cancel the booking subject to having not moved into the property. Once the cooling off period has expired, the tenant can cancel the booking by emailing the Residents’ Team. Once they have received the cancellation in writing, they will confirm the cancellation, retain €50 from the Booking Fee to cover our administrative costs, refund the remaining €250 of the deposit to you, and the License will terminate.&nbsp;</p> <p><br></p> <p>Cancellations on or after 1st August 2025: The “cooling off” period will be reduced from 72 to 24 hours after the booking is countersigned.&nbsp;</p> <p><br></p> <p>Once the cooling off period has expired, if the applicant cancels the booking, the Booking Fee will be retained in full.&nbsp;</p> <p><br></p> <p>Cancellation during the Cooling Off Period: Please email the Residents’ Team at the chosen residence within 72 / 24 hours of receiving your ‘Lease Agreement Executed’ email. The Booking Fee will then be refunded and the Licence will be terminated. NB. This may take up to 10 working days to reach your account.</p>
No Visa No Pay
<p>Once the “Cooling Off” period has expired, you can cancel your License prior to the tenancy start date if:</p> <p><strong>You do not have a visa to enter Ireland</strong></p> <p>In these circumstances, please provide evidence (Visa refusal documentation) to the Residents’ Team within<strong> 72 hours</strong> of being notified.</p> <p>This policy is only valid till the contract start date, post that the student will be liable to find a replacement.</p>
No Place No Pay
<p>Once the “Cooling Off” period has expired, you can cancel your License prior to the tenancy start date if:</p> <p><br></p> <p>1. You have not acquired the grades to be offered a place at the chosen university / college</p> <p>2. You have failed to achieve the grades to continue your study at university / college</p> <p><br></p> <p>In these circumstances, please provide evidence (rejection letter) to the Residents’ Team within <strong>72 hours</strong> of being notified.</p>

How Will I Know When Payments Are Due?

All your payment dates are listed in your agreement and on their website. It’s really important you understand these payments must be made on time. We ask for a portion of your rent in advance of your tenancy starting, usually at the beginning of August. If they haven’t received your first rent instalment and Tenancy Deposit payment, your booking may be cancelled. They also won’t be able to let you have your key so it’s important to make sure you have everything in place especially as you may not receive your student finance or bursary until after these dates.

When Can I Move In?

A few weeks before the start of your tenancy they will get in contact to ask you to watch their induction video and book a move-in slot. You will need to do this so they can make sure they are expecting you!

Do I Need a TV Licence?

Yes, unless they tell you they are covering it, if you watch or record programmes as they are being shown, watch catch up TV such as iPlayer or watch live TV online you will need a license.

Will My Room be Inspected?

Yes, they conduct inspections at least three times during your tenancy.They will keep an eye on cleanliness and hope not to see any damage and missing items. After each inspection they will tell you if any charges need to be made to put something right. You will be invoiced immediately for recharges for the first two inspections and on the final inspection a deduction will be made from your Tenancy Deposit. The cost of recharges for cleaning, damages and missing items can be found in the Residents’ Handbook.

Will I Be Charged for Damages?

As part of your contract you have agreed to look after your room and not cause any damage.They know accidents do sometimes happen so a list of possible damage charges are available in their Residents’ Handbook.

Can I Smoke/Vape?

All their properties are smoke free and this includes all types of E-cigarettes and Vapes. Smoking is not allowed in any private or communal area including bedrooms, bathrooms, kitchens and all internal social spaces. Designated smoking areas can be found outside the building. If you do have an e-cigarette or Vape, please ensure that the charger conforms to British or EU safety standards, or they will be removed during room inspections. All drug use, including the use of Laughing Gas, Is prohibited at their properties.

Do I Need to Move Out Over the Christmas and Easter Holidays?

No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement. It will be your responsibility to check with the local Council if Council Tax will be due if you stay during the holidays.

Can I Invite Guests to Stay In My Room?

They're all grown-ups here so of course occasional overnight guests are allowed. Please don't invite someone to stay for more than three consecutive nights though, and always check with your flatmates first that they're ok with extra house guests.
