Students may cancel within 3 days of receiving the booking confirmation. The cancellation must be made before the agreement start date. The booking deposit (£300) will be refunded in full if the cancellation is made within the cooling-off period.

No Visa No Pay

Available to students only. Students may cancel if their visa application is denied. Official proof of the visa refusal must be provided within 24 hours of receiving the notification. The booking deposit (£300) will be retained. No further charges will apply.

No Place No Pay

Available to students only. Students may cancel if their university offer is not received. Official proof must be provided within 24 hours of receiving the notification. The booking deposit (£300) will be retained. No further charges will apply.

Replacement Tenant Accepted

Students may cancel after the agreement start date by finding a suitable replacement tenant. The replacement tenant must take over the agreement. The student remains liable for licence fees until the replacement tenant moves in. The booking deposit (£300) will be retained.

Extenuating Circumstances

Cancellation requests that do not meet the stated cancellation criteria will be reviewed on a case-by-case basis at the property's sole discretion.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Payment and Fees

Booking Deposit

£300 reservation fee is required. The reservation fee is treated as the booking deposit. The booking deposit is refunded only if the booking is cancelled within the 3-day cooling-off period. In all other cancellation scenarios, the booking deposit is retained.

Pay In Instalment

Students: Full payment; or 3 months' rent in advance, followed by monthly instalments. For monthly payments, referencing is completed first. If referencing is unsuccessful, 3 months' rent in advance is required, after which payments continue monthly. The advance payment is applied towards the last 3 months' rent. Working professionals: Subject to referencing. If referencing is successful, rent is paid monthly. If referencing is unsuccessful, 2 months' rent in advance is required, followed by monthly payments. Stays under 3 months: Full payment is required in advance. Stays longer than 3 months: A flexible monthly payment plan is available.

Mode Of Payment

Bank transfer is accepted for long-term stays. Card payments are accepted for short stays.

Guarantor Requirement

No guarantor is required. For monthly payments without a guarantor, 3 months' rent in advance is required, followed by monthly payments from check-in.
