Cancellation Policies
  • No Visa No Pay
    Refund of holding deposit if Australian student visa application is unsuccessful. Cancellation requests must be accompanied by supporting documentation. Must be received 21 days prior to lease commencement date. If cancellation occurs within 21 days of contract start date or thereafter, Residential Agreement Cancellations Policy applies.
  • No Place No Pay
    Refund of holding deposit if student does not get a place in the intended university course. Cancellation request must be accompanied by supporting documentation. Must be received 21 days prior to lease commencement date. If cancellation occurs within 21 days of contract start date or thereafter, Residential Agreement Cancellations Policy applies.
  • Early termination by students
    Students can cancel, but: Must pay a 4-week termination payment if cancelling outside the eligible conditions.
  • Delayed Arrivals & travel restrictions
    International students affected by visa processing delays must contact the property 30 days prior to contract start date to discuss options. Options include: Commence paying lease while awaiting visa/university offer (room held). One-time deferral of contract start date until beginning of immediate following semester (same rate). Cancel with 4-week termination payment.
  • Deferring Studies
    One-time deferral of contract start date allowed until beginning of immediate following semester. Rate remains the same. If deferral is chosen and later cancelled, “No Visa, No Offer, No Pay” option is not available. Student required to pay 4-week termination payment.
  • Other cancellation policies
    Reservation cancellations: Room reserved for minimum 14 days after receipt of one week’s rent. Full refund if cancelled before signing agreement within 14 days. If agreement not signed within 14 days, the property can cancel reservation and refund one week’s rent. After signing, standard cancellation policy applies.
  • Payment and Fees

    One week’s rent payable at application as holding deposit. Treated as first rent payment once booking confirmed and student moves in.

    Security Deposit

    Bond equal to 4 weeks’ rent required at time of signing contract. Lodged with relevant state’s Rental Tenancy Bond Authority. Returned after contract ends, less unpaid rent or damages.

    Rent is paid fortnightly. Note: Student must ensure rent is always paid a minimum of two weeks in advance.

    Yes, they have a comprehensive program of social, academic, sport, wellbeing and cultural events. These are organised by their dedicated team of staff and Resident Leaders (RLs) who are always keen to receive feedback or ideas for future events and activities.

    Are there students from multiple universities and colleges?

    Yes, they will get the chance to meet and mix with students from a wide range of universities and colleges.

    Can I choose who I live with?

    When filling out their application form, they can put in preferences regarding who they would like to live with, and whilst they will do their best to meet these requests, it will be determined by room availability – so they are advised to apply as soon as possible so there are more options available.

    Can I live with my partner?

    Whilst there are a limited number of studios available for couples to rent, all other rooms within the property are sole-occupancy. So whilst they and their partner may each rent a room within the same apartment, each bedroom must only be occupied by 1 person.

    Can I have friends over to visit me?

    Yes – they are allowed to have friends over, however they will need to ensure that their guests comply fully with the House Rules and any direction of the property team, including Resident Leaders. They are also asked to consider their housemates and ensure that their guests do not cause any disruption or damage any property or belongings. Students are required to register their visiting guests at reception for safety and security reasons.

    Do I need to bring towels and bed linen with me?

    Yes – they will need to bring their own towels, blankets, sheets and pillows. If easier, they can buy these items once they arrive at a retail store or they can purchase a linen pack from the property in advance. With a quilt, pillows, linen and towels, it has everything needed to freshen up, make the bed and settle in for a good night’s sleep. Please note that the bed sizes at the property vary and it is best to confirm with the property prior to purchasing any bed linen.

    What other items do I need to bring?

    They are responsible for supplying their own crockery, glassware, cooking and eating utensils and any other kitchen gadgets (kettles and toasters are provided at selected properties, and all ovens and stove tops are electric).     What happens if I damage or break something?

    Any item of the property that becomes damaged or broken either by way of accident or intention will be repaired and the costs to repair or replace the goods will be charged back to the person or persons responsible.
