Cancellation Policies
  • No Visa No Pay
    Cancellation allowed if: Unable to secure an Australian visa. Cancellation request must be: Submitted at least 21 days prior to the lease commencement date. Accompanied by supporting documentation. If cancellation is made within 21 days of the contract start date or after, standard cancellation policy applies (charges applicable).
  • No Place No Pay
    Cancellation allowed if: Declined entry to the intended course of study in Australia. Cancellation request must be: Submitted at least 21 days prior to the lease commencement date. Accompanied by supporting documentation. If cancellation is made within 21 days of the contract start date or after, standard cancellation policy applies (charges applicable).
  • Early termination by students
    Students can cancel, but: Must pay a 4-week termination payment if cancelling outside the eligible conditions.
  • Other cancellation policies
    If agreement not signed within 14 days: Property may cancel reservation. Full refund of one week’s refundable rent.
  • Payment and Fees

    Booking Deposit

    One week’s refundable rent required to reserve the room. Used to hold the room for minimum 14 days. Adjusted toward future rent after signing the agreement.

    The property requires 4 weeks’ refundable bond.

    Do I have to be a student to live at the property?

    Yes – it is a condition of their stay at the property that they must be currently enrolled and attending a course within an Australian Tertiary Institution.

    Is there 24 hour onsite support?

    Yes, there is a property team member onsite and available 24/7 to provide students with support and assistance at any time. In addition, everyone living at the property has free access to Sonder – a comprehensive wellbeing support service. The Sonder app provides 24/7 access to confidential safety, medical, mental health, and wellbeing support.

    Do the property buildings have security?

    Yes, all of their properties have CCTV cameras installed throughout the building common areas, entry points and hallways, which operate 24 hours a day. Their properties also operate on an electronic swipe card system, with four levels of entry-control programming – including building, floor, apartment and bedroom*. Entrance to the property outside of office hours is only permitted to those with an authorised room key. *Bedrooms at the property Kelvin Grove use standard locks not swipe card access.

    Are there onsite laundry facilities?

    Yes. All property locations have paid onsite laundry facilities available 24/7.

    Are there organised events?

    Yes, they have a comprehensive program of social, academic, sport, wellbeing and cultural events. These are organised by their dedicated team of staff and Resident Leaders (RLs) who are always keen to receive feedback or ideas for future events and activities.

    Are there students from multiple universities and colleges?

    Yes, they will get the chance to meet and mix with students from a wide range of universities and colleges.

    Can I choose who I live with?

    When filling out their application form, they can put in preferences regarding who they would like to live with, and whilst they will do their best to meet these requests, it will be determined by room availability – so they are advised to apply as soon as possible so there are more options available.

    Can I live with my partner?

    Whilst there are a limited number of studios available for couples to rent, all other rooms within the property are sole-occupancy. So whilst they and their partner may each rent a room within the same apartment, each bedroom must only be occupied by 1 person.

    Can I have friends over to visit me?

    Yes – they are allowed to have friends over, however they will need to ensure that their guests comply fully with the House Rules and any direction of the property team, including Resident Leaders. They are also asked to consider their housemates and ensure that their guests do not cause any disruption or damage any property or belongings. Students are required to register their visiting guests at reception for safety and security reasons.

    Do I need to bring towels and bed linen with me?

    Yes – they will need to bring their own towels, blankets, sheets and pillows. If easier, they can buy these items once they arrive at a retail store or they can purchase a linen pack from the property in advance. With a quilt, pillows, linen and towels, it has everything needed to freshen up, make the bed and settle in for a good night’s sleep. Please note that the bed sizes at the property vary and it is best to confirm with the property prior to purchasing any bed linen.

    What other items do I need to bring?

    They are responsible for supplying their own crockery, glassware, cooking and eating utensils and any other kitchen gadgets (kettles and toasters are provided at selected properties, and all ovens and stove tops are electric). Other items may include coat hangers, cleaning supplies, washing powder, toiletries plus all personal clothing.

    What happens if I damage or break something?

    Any item of the property that becomes damaged or broken either by way of accident or intention will be repaired and the costs to repair or replace the goods will be charged back to the person or persons responsible.

    Are there any other property rules that apply?

    Yes – they will be provided with a full list of property House Rules when an offer is made. They will also receive a copy of the House Rules when they move in along with other helpful information to assist with settling in.

    What support is available?

    They offer 24/7 onsite support. The property team is available during office hours and there is a Resident Leader available after hours.     Do they offer meals?

    The property is not fully catered, however they offer a complimentary weekday ‘Cool Start’ breakfast at all properties, all apartments have well-equipped kitchens where meals can be prepared, and food events are a key part of each monthly event calendar.

    Given the convenient locations of their properties, they do not offer airport pick-ups, but they will provide information about getting to the property, including options for airport transfers.
