To secure a room you need to pay a advance rent of £250 which will be adjusted in the last installment

For AY 25-26:

1. If you’re a domestic student or international student with a UK based guarantor, you can pay your rent in 3 or 4 instalments.

2. You can also pay your annual rent in a full upfront amount in case you have a UK based guarantor.

3. In special circumstances, get in touch with your residence support team to talk about what other options are possible.

For AY 24-25:

March/April Move-Ins

For tenants moving in during March or April, the rent payment can be made in up to three equal instalments as follows:

• First Instalment: Due immediately (at the time of booking).
• Second Instalment: Due on 1st May.
• Third Instalment: Due on 1st June.

Summer Bookings (May Onwards Move-Ins)

For tenants booking for summer move-ins (May onwards), full rent payment is required upfront at the time of booking.

Credit/Debit card & Bank Transfer

For AY 25-26:

Only domestic guarantors are accepted. International applicants can fulfil this requirement by using an approved guarantor service, such as Housing Hand.

For AY 24-25:

1. No guarantor required for 1/2 instalments.

2. UK/International Guarantor required for more than 2 instalments.

3. International guarantor should be a parent/relative. Friends are not allowed.

For AY 25-26:

1. Unless the tenancy agreement has already commenced and you have not collected the keys to your room, you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the “Cooling-Off Period”).

2. Once they receive such a notice, Property Management will confirm receipt, cancel your tenancy, and will refund your Advance Rent Payment, together with any other payments of rent you may have made.

Bookings made for Semester 2 or 3 starting after 1 January 2025:

1. If you sign a tenancy agreement for a semester booking, you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, with no penalty up until 8 weeks before the start of your agreement. Once they receive such a notice, they will confirm receipt, cancel your tenancy, and will refund your advance rent payment, together with any other payment of rent you may have made.

2. Unless the tenancy agreement has already commenced and if you have not collected your key, you may also cancel at any time within fourteen (14) days of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the "Cooling-Off Period"). During the cancellation period, you may cancel your tenancy, by giving notice in writing or by e-mail to the property manager. Once they receive such a notice, they will confirm receipt, cancel your tenancy, and will refund your advance rent payment, together with any other payment of rent you may have made.

For AY 24-25:

1. Cooling-Off Period (Before July 30): A 7-day cooling-off period applies to all offers accepted before July 30. Students are eligible for a full refund if cancelled within this cooling-off period.
2. Cooling-Off Period (After July 30): A 24-hour cooling-off period applies to all offers accepted after July 30. Students are eligible for a full refund if cancelled within this cooling-off period.
3. Cancel Before June 1: If cancelled for any reason before June 1, the Booking Deposit will be retained as a cancellation fee. Any additional payments made towards the booking will be refunded.
4. Cancel After June 1: No refund will be provided for cancellations made after June 1.
5. Cancel after the cooling-off period: If cancellation is outside the cooling-off period, the Licensee shall seek and present to the Licensor a suitable replacement for the License Period.
6. Late Cancellation: Any reasons for cancellation given after June 1 will be considered invalid unless cooling-off period conditions are met.

For AY 25-26:

If you are not successfully awarded a visa to travel and study, then the property team can assist you. Firstly, they may be able to transfer you to another one of their residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your tenancy agreement provided the following criteria are met:

1. You submit your request to cancel, in writing or by e-mail to the manager at the property, within 3 days of your visa rejection letter: and

2. You provide the manager with a copy of your rejection letter from the embassy or visa office.

If your tenancy has commenced, you will remain liable for the rent payable under the tenancy agreement until receipt of the above.

For AY 24-25:

If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date.

On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement.

1. Visa Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the Booking Deposit is non-refundable.
2. Visa Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the Booking Deposit will be retained as a cancellation fee.
3. After Contract Start Date and Collecting Keys: No refund will be made.
4. After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of visa application refusal will be charged. The Student must provide evidence, such as a visa refusal letter.

For AY 25-26:

This is applicable to prospective first-year undergraduate students only

If you are not successful in obtaining your place at your chosen university, then don’t worry, the property team can assist you. Firstly, they may be able to transfer you to another one of their residences if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your tenancy agreement provided the following criteria are met:

1. You submit your request to cancel, in writing or by e-mail to the manager at the property, before 22nd August 2025; and

2. You provide the manager with a copy of your rejection letter from the University or UCAS.

Once they have your request, they will confirm receipt and refund your advance rent payment, together with any other rent payments you may have made.

For AY 24-25:

If you are a prospective first-year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first-year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:

1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status that confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by the property via email within 2 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement.

1. CAS Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the Booking Deposit is non-refundable.
2. CAS Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the Booking Deposit will be retained as a cancellation fee.
3. After Contract Start Date and Collecting Keys: No refund will be made.
4. After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of CAS application refusal will be charged. The student must provide evidence, such as a visa refusal letter.

For AY 25-26:

Outside the cooling-off period, you may request to cancel your tenancy, by notice in writing or by e-mail to the manager at the property. However, you will remain liable for the rent payable under the tenancy agreement until a suitable replacement tenant has been found.

For AY 24-25:

1. A student is liable to pay rent until they arrange for a replacement tenant after cooling off period.
2. The replacement terms are mentioned as follows:
   1. 100 GBP charged as a processing fee for replacements.
   2. Before move-in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and  till the cooling-off period has passed.
   3. Post move in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and until the tenancy start date of the replacement tenant.
   4. The processing fee will be adjusted with the advance rent and if there is a balance amount, it will be refunded back to the original tenant.
