Cooling Off Period

For AY 25-26:

2. For bookings made after May 31, 2025, the cooling off period is reduced to 48 hours, allowing some time for changes without financial consequences.


3. Ensure to notify the resident's team via e-mail within the cooling off period to take advantage of this policy.


Note: Once you have booked and the cooling off period has passed, you are bound by a legal licence agreement that requires you to pay for the entire duration of the licence agreement.

No Visa No Pay

For AY 25-26:


1. The "No Visa, No Pay" policy for international students offers a refund if their UK visa application is rejected by UKVI.

2. To be eligible for a full refund, students must notify the property provider before August 1, 2025. This policy eases the financial burden for students whose visa applications are rejected through no fault of their own.

3. Students who fail to complete necessary steps for the UK visa application or do not obtain a Confirmation of Acceptance for Studies (CAS) number due to failing university application requirements are ineligible for a refund under this policy.

4. Adhering to visa guidelines and completing all application steps is crucial for students applying for a visa and utilizing the "No Visa, No Pay" policy.

To cancel accommodation, tenants must notify the property team in writing within 48 hours of any changes that necessitate cancellation, providing valid proof (e.g., visa denials). The property team may request additional documentation to verify the cancellation reason.

No Place No Pay

For AY 25-26:


1. The "No Place, No Pay" policy provides flexibility for students who rely on specific outcomes, such as university acceptance. If a student is left without accommodation due to uncontrollable circumstances, such as not getting into the university, they can cancel without facing financial burden.

2. This policy offers financial protection for students during the university admissions process. If a student is declined admission due to failure to meet academic requirements, they are eligible for a full refund for accommodation. However, rejection reasons such as academic misconduct, financial issues, or withdrawing from the course do not qualify for a refund.

3. Students must ensure they complete all university application steps on time to be eligible for a refund under the "No Place, No Pay" policy if they are declined admission due to missing documents or deadlines.

4. If the Assured Shorthold Tenancy (AST) start date has begun, cancelling and receiving a full refund will not be possible. It is essential to act promptly before key dates.

5. If a student is initially declined a place at university, the property provider recognizes the importance of this decision and offers assistance to support students during this process.

Replacement Tenant Accepted

For AY 25-26:


1. If a student decides to cancel after moving in, they must find a replacement student to take over their contract. The 

financial responsibilities, including rent payments, remain until the replacement student assumes the lease.


2. If a new tenant is found, the original tenant may be eligible for a refund, provided the replacement takes over the tenancy responsibilities.

Who is eligible to book with the property?

Any person who will turn 18 within the year they live with them and is a student enrolled with an educational institution can live at the property at any development across the UK.

Do they allow couples to stay/visit?

They welcome couples in their accommodation, which is ideal if you want to share the Assured Shorthold Tenancy Agreement fees with someone else. There is a 10% price increase to cover the additional usage of electricity, water, internet, and wear and tear to the accommodation and communal spaces. The Assured Shorthold Tenancy Agreement remains the same for two people sharing a room.

Do I have to share a kitchen/bathroom in a studio?

Not at all! All the self-contained studios have an en-suite bathroom and a kitchen area within the apartment. There is a communal student area outside of the studio that includes individual and group study spaces, pool tables, gym facilities, and relaxation and social zones to enjoy whenever a break from university work is needed.

They make every effort to ensure that their accommodation is accessible for all and will always do everything they can to find suitable accommodation. All buildings have step-free/level access. They can provide information on the availability of disabled parking for customers, accessible WCs in communal areas for visitors, and can adapt studios—including installing grabrails in bathrooms, stair lifts in duplex apartments, visual fire alarms, and assisted door-opening devices if required.

Do I need to bring any furniture?

All apartments come fully furnished with high-quality items that provide ample storage and comfort. Due to fire safety restrictions, residents are not allowed to bring their own furniture or large appliances (e.g. fridges, heaters, air-conditioners).

Do I need to bring my own saucepans, plates, cutlery, etc.?

That’s up to you! There is plenty of storage space if you want to bring your own equipment. However, they also offer excellent starter packs for a one-off cost, which include all the kitchen and apartment essentials and will be waiting in your room upon arrival. Don't forget to order your bedding, bathroom, kitchen, and living essentials for your studio. If you order one of their premium packs, it will be delivered to your studio in time for your move-in date—making packing and shopping easier. Note that studios do not include bedding, so at a minimum, consider ordering a bedding pack directly from them for a comfortable first night's sleep.

Is there Wi-Fi in the building?

Can my friend store their belongings in my room?

Only your belongings are covered by the insurance policy, so to ensure full coverage, it is advised not to store your friend's belongings in your room.

Can I have a guest to stay/visit?

Guests are allowed to stay overnight for up to two consecutive nights. However, they must sign in with the residence team at reception and will not be issued their own key fob. Guests must always be accompanied by the resident and cannot be left alone in the room due to health and safety policies that only residents are fully aware of.
