What is advance rent? Do I still need to pay a deposit?

Advance rent has replaced deposits for all of their bookings.
Advance rent is an upfront payment. It is a payment of a set amount (usually a small percentage of your total rent – up to 2%) deducted from your first rent instalment and is required at the point of booking.

What is the procedure of moving in?

You will find the check-in date in your tenancy agreement. On the day of your check-in, they’ll be in touch via email before your check in date to let you know how to collect the keys. Make sure you do not forget to get your IDs and a copy of your tenancy agreement. That’s it, smooth like butter!

What do I need to bring?

Pack anything that will make your new home feel just like your old home. They include a mattress but you’ll need to bring your favourite bedding as well as pillows and a duvet. Many students include familiar photos in their packing to help them settle in and personalise their rooms. If you’re moving into a cluster they recommend waiting until you’ve met all your flatmates and then shopping together for items such as cutlery, crockery and other household bits and bobs.

Property has covered the cost of TV licences in the common areas but if you want to watch TV (including BBC on-demand) in your room you will need to purchase a TV licence. The fines are expensive so they recommend applying for a licence here.

Do I have to pay council tax?

No, as a student, you’re exempt from paying council tax.

What bills are included in my rent?

Your rent includes all utility bills, i.e., electricity, gas, water and WiFi.

What if I have not secured a place in university and need to cancel my tenancy agreement?

In the circumstance of you not securing a place in university you will need to provide an official letter or email from your university, confirming that you will no longer be studying there. Once the evidence is provided, you would not be required to pay anything for your tenancy.

Can I bring my pet?

Unfortunately, they don’t allow pets at the property but some of their properties have furry friends that like to hang out nearby. Birmingham for example has a sweet cat called Darcy who will be only too pleased to say hi.

Can my friend stay at my accommodation/in my room?

Your friends are more than welcome to visit you at your accommodation at the property– they ask that you limit any overnight stays to no more than 3 consecutive nights in one week and make sure that your flatmates are happy with having your friends stay over.

Is it safe to live with accommodation?

Throughout your stay with them, they hope you will feel safe and secure. Every bedroom door has its own lock, and all of their residences are secured with fob.
