For 25-26 AY & 26-27 AY:-

1. You need to pay a deposit (GBP 150 for En-suites and GBP 200 for Studio) to secure your room with the property.

2. This will be refunded, within 10 days, to you at the end of your tenancy period less any rental arrears or costs for damage caused to your room/communal areas.

Note: The deposit amount is subject to change based on availability.

For 25-26 AY & 26-27 AY:-

1. If you have a UK guarantor then you are able to choose between 4 or 9 instalments.

2. If you do not have a guarantor then you will need to pay in full and prior to your arrival.

The instalment due dates are as follows: -

9 Instalment Option:

1. August: 10% of total rent

2. September: 10% of total rent (or 20% if booked after 14 August)

3. October: 10% of total rent

4. November: 10% of total rent

5. December: 10% of total rent

6. January: 10% of total rent

7. February: 10% of total rent

8. March: 10% of total rent

9. April: 20% of total rent

4 Instalment Option:

1. August: 10% of total rent (or before AST start date)

2. September: 34% of total rent

3. January: 34% of total rent

4. April: 22% of total rent

Please note:

1. For tenancies of less than 40 weeks a maximum of 4 instalments will be offered.

2. The exact details (due date and amount) can be found in your tenancy agreement.

3. Students can never move in without having paid their rent 1 week prior to their arrival date.

Instalment Plan

Choose between 4 or 9 instalments, payable via Direct Debit.

2. Direct Debit (Preferred Method)

A Direct Debit mandate must be set up from a UK bank account.

This will be sent along with your Assured Shorthold Tenancy (AST) agreement and rent schedule.

No additional charge is applied for Direct Debit payments.

3. Debit Card Payments via StuRents Online Portal

UK GBP Payments:

A flat fee of £1.50 applies for all booking fees, deposits, or manual rent payments made via debit card from the UK or EEA.

Non-GBP / International Payments:

A flat fee of £1.50, plus a card fee of up to 2%, applies for payments made from outside the EEA.

For 25-26 AY & 26-27 AY:-

1. To pay in instalments, you are required to provide a qualified UK Guarantor.

2. Housing Hand (a third-party company) can act as your guarantor if you do not have a qualified UK Guarantor. The Housing Hand guarantor service can be selected during your tenancy application.

3. The property does not accept international guarantors.

Please note:

The property reserves the right to reject nominated Guarantor applications if the requested information is not provided and the nominated Guarantor does not meet the minimum requirements. The minimum requirements for a Guarantor are:

• UK resident in full-time employment (including Self Employment Status)

• Retired (subject to financial status shown on Proof of Address)

For 25-26 AY:-

The Leap Guarantor Waiver is an alternative to providing a traditional UK-based guarantor for student accommodation. By paying a non-refundable waiver fee (included within your rent), eligible students can secure their tenancy without naming a guarantor. Once in place, Leap acts as your guarantor in the event of financial default.

Eligibility

• Available exclusively to students under Leap’s underwriting criteria.
• Not available to non-students.

Key Benefits

• No need to arrange a guarantor.
• Waiver fee is already included in your rent—no separate payment required
• Particularly beneficial for international students or those without UK-based family support.

For 25-26 AY & 26-27 AY:-

Students may cancel their booking without penalty within the applicable cooling-off period outlined below:

1. Standard Bookings: A full refund will be provided if cancellation occurs within 7 days of the original booking date.

2. Peak Booking Periods: For bookings made during designated peak periods, cancellations must be made within 48 hours of the original booking date to receive a full refund.

Cancellations made after the applicable cooling-off period may be subject to standard cancellation fees and charges.

For 25-26 AY & 26-27 AY:-

If your Visa has been refused then you will need to contact your accommodation team within 5 days of the refusal with the evidence of the refusal in order for your cancellation to be processed and deposit refunded.

For 25-26 AY & 26-27 AY:-

First-year undergraduate students only

1. If you do not achieve the required grades for your chosen university, you may cancel under this policy:

a) notify property management within 5 calendar days of your results being published.

2. You must provide by email:

a) A copy of the UCAS or university rejection letter confirming you did not meet the required results

b) Where applicable, a UCAS acceptance letter or confirmation of enrolment at an alternative university

3. If you attend a different university in a city where property operates, you may transfer your booking (subject to availability and price differences).

4. Exclusions:

a) If they does not operate in the new city or has no availability, your tenancy will be cancelled and deposit refunded.

b) The policy does not apply if a student voluntarily withdraws their application.

c) Requests after the 5-day deadline may not be accepted.

Refunds will be processed within 10 working days of receiving valid evidence.

For 25-26 AY & 26-27 AY:-

If you wish to leave your tenancy, you must arrange a replacement tenant:

a) Replacement must be a full-time student at a specified educational establishment.

b) Replacement must sign a TA and provide all required documents.

c) Refunds will only be processed once the replacement has signed and moved in.

NOTE :

a) Requests must be made in writing before property attempts to find a replacement.

b) The service fee must be paid in full before marketing begins.

c) If they cannot secure a replacement, the fee will be refunded.

For 25-26 AY & 26-27 AY:-

Tenancy Cancellation Due to Medical Conditions

If a pre-existing medical condition was declared at the time of application to the Accommodation Team and may impact your ability to continue the tenancy, this will be considered on a case-by-case basis when a cancellation request is submitted.

Please note:

Medical conditions not disclosed at the time of application cannot be considered as grounds for cancellation.

Notification of a medical condition does not guarantee that the tenancy will be cancelled.

All requests will be reviewed in line with the tenancy terms and contractual obligations.
