5. Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.

For AY 25-26 & AY 26-27:-


Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.

Cooling Off Period

For AY 25-26 & AY 26-27:-


Cancelling within the Initial Cancellation Period (‘Cooling Off Period’)

You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’.

Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.


Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme, and we cannot influence the speed of this refund.


Cancelling after the Initial Cancellation Period (‘Cooling Off Period’)

If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.


IMPORTANT: Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.


Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.


While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.


If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.


The deposit paid is non-transferable and cannot be moved to another tenant, or to another year.


The ‘Cooling Off Period’ must have passed, or the new tenant have paid their rent and moved into the accommodation before the original tenant is released from their contractual obligations under the tenancy agreement. If the new booking is cancelled by the replacement tenant during their 7 day Initial Cancellation Period, the existing tenant remains liable for the rent until another replacement tenant is found.


Cancelling after the Initial Cancellation Period (‘Cooling Off Period’), AFTER Collecting Keys and/or Taking up Occupation

If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, after collecting the keys and/or taking up occupation of the room, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.


IMPORTANT: Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.


Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.

The tenant is responsible for ensuring the room is suitable to be re-let, and it must be in the same clean and lettable condition as it was when the tenant took occupation and that it is available for viewings to allow it to be re-let.


If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract. No £50 charge will be made for tenancies coming to an end after any applicable legal notice period that applies under current legislation and the deposit will be refunded. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.

If the student’s place at the university is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:

  1. A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.

Note: The tenant must send the documents to the property team via email within 3 days from the date the relevant Visa rejection correspondence is received and MUST be received before 20th September for academic year bookings


For 25-26 Jan Intake ( Short Term Lets):

No Visa No Pay will depend on property discretion.

No Place No Pay

For AY 25-26 & AY 26-27:-


If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the university is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:

  1. Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.

Note: These document(s) must be received by the property via email within 3 days of your results being published (and no later than 28th August, whichever date is sooner).

Replacement Tenant Accepted

For AY 25-26 & AY 26-27:-


1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.


2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit.

Note: There is a £50 variation of contract fee which the property team will recover by retaining part or all of your deposit.

Frequently Asked Questions

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

Can I book if I'm under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.

They can accept under 18s in some of their properties subject to their policy for students under the Age of 18.

Note : Aspen property does not accept bookings from students under the age of 18.

Can I purchase bedding and kitchen packages?

Yes you can order a package to be waiting for you upon arrival on their starter kit ordering portal.

What do I need to bring with me?

When you come to pick up your keys you need to bring some photographic ID. To find out what else you may need to bring check out their ‘what to take to university’ page.

Is there car parking facilities for when I move in

Some properties have car parking facilities available for a small charge, please speak to your property team directly if you would like to reserve car parking.

Does my rental price include room cleaning?

Room cleaning services are available at some properties for an additional charge, unless stated as being included with the rent.

Are pets allowed?

No pets of any kind are permitted at management, except registered assistance dogs.

What can I bring?

You can bring most of your belongings but some electricals aren't suitable for their properties. Non UK compliant electricals such as rice cookers are not suitable for use with UK power outlets and this can cause fire risks.

Do you provide summer accommodation?

Yes, their summer bookings usually open around March. Keep a look out for pricing and information or contact us to know more.

Do I have to move out during the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Does my rental price include insurance?

Contents insurance is included at some of management's properties, which will be shown on the property page and details of the insurance can be obtained from the property manager when you check in. If you wish to confirm whether the property offers contents insurance, please contact the property team directly. Please note they advise taking out contents insurance if it is not included at your property and management is not liable for the loss or damage of your personal belongings and room contents.

Do I need to pay council tax?

If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange.

If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Recycling

Recycling is one of the best ways for you to have a positive impact on the world in which we live. Recycling is important to both the natural environment and us. We must act fast as the amount of waste we create is increasing all the time.

Management want to do their bit to protect the world, and they’re sure you want to do your bit too, so to make being eco-friendly easy for you they’ve provided recycling and refuse bins throughout your accommodation and they encourage all students to use the facilities provided to recycle waste where possible.

You should make sure that you empty packages completely and give them a quick rinse before you recycle them. Below you can find examples of what you can recycle and what goes in the different bins.

Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.

Almost anything made of glass can be recycled, so make sure you put items like glass bottles and jars in the right bin and do not recycle broken glass or light bulbs. Anything that does not feature a recycling label must be put in the refuse bin. Other items that are not recyclable include: batteries, electrical appliances, kitchen waste, polystyrene, foam and sanitary products.

The complex here is sealed off via gates, so you have a nice little area to chill out in. The kitchen area will have almost everything you need, and the bedroom is pretty spacious. The Forge has a Good location too.

One of the best Student Hall in Sheffield for its location. The ForgeIs nearby London road which has a lot of restaurant and place to hang out. Aldy which is a grocery supermarket with really affordable price is just right across the street. The room and common area itself is clean. Rental rate is average at around 110 pounds per week. For those studying in Hallam Collagen Campus, the distance is quite nearby. However, its 15-20 minutes walk to Hallam city campus. For new students, It is a great place to stay as it has many community events that would familiarise you with your peers. On the other hand, just like any Unite Student property, the contract duration is quite rigid ( i.e.: 6 months min stay or around 2-3 months for short summer stay).
