Security Deposit

1. A payment of £250 to freeze the price of the property as holding deposit which is non-refundable if you fail to complete the booking process on time.

Upon the receipt of Confirmation of Enrolment Letter, the deposit is converted to a security deposit automatically to reserve and secure the Property, which will be refunded to the account that paid the deposit within 4-6 weeks after completing the Deposit Refund Form at the end of the Licence Period unless otherwise stated in this agreement.

1. You can pay the rent on an installment’s basis depending on the length of your booking.

2. The property is offering maximum 6 installments, please check with your amber agent to know more.

Please note: For short stays, you will need to pay for your entire stay at the time of booking or prior to move-in.

Payments can be made through debit/credit cards and bank transfer only.

The property does not require you to provide a guarantor.

Room Change Fee - £100 (exclusive of VAT. You will also be required to pay any price difference between the old and new Room depending on the rate of the new Room).

    Cancellation permitted with British Embassy visa refusal notice at least 6 weeks prior.

    License ends upon notice in writing, breach of obligations, or termination with full payment.

    Find replacement tenant to exit contract. Property has discretion on approval. Fee may apply.

    Cancellation up to 6 weeks before start date incurs fees, no refund within 6 weeks.
Cooling Off Period

1. You may, by notice in writing to the property, cancel this agreement up to 6 weeks before the Start Date. In such case you shall be liable to pay the Bedding and Service Fee and the Deposit Payment which shall become non-refundable, and

2. You may, by notice in writing to the property, cancel this agreement in the 6-week period immediately before the Start Date. In such case, you shall remain liable to pay;

  1. The Bedding and Service Fee and the Deposit Payment which shall become non-refundable,
  2. The amount for the 6-week period in such Licence Fee.
No Visa No Pay

At least 6 weeks prior to the Start Date, you may, on receipt of notice from the British Embassy that your application for a visa to enable entry to the UK has been refused, cancel this agreement by notice in writing to the property, provided that you also provide them with a copy of the letter from the British Embassy within 7 days of the date of issue. In such case you will remain liable for payment of the Deposit payment.

Early termination by students

A. The licence shall end on the earliest of:

1. Notice in writing being given in accordance with clause 7

2. The End Date; or

3. You failing to make those payments on their due dates for payment or within seven (7) calendar days of their due dates for payment;

OR

4. You failing failing to make those payments on their due dates for payment; or

5. the expiry of not less than 48 hours’ notice given by them to you at any time on breach of any of your obligations, or

6. the expiry of not less than 48 hours’ notice given by them to you at any time on:

a. You provide notice to them pursuant to clause 7, or

b. on you ceasing to undertake a full or part time course of study at an academic institution recognised by the UK government during the License Period;

OR

7. the expiry of not less than 48 hours’ notice given by them to you at any time on breach of any of your obligations set out in the Residence Contract.

B. Termination of this license shall not affect the rights of either party in connection with any breach of any obligation under this licence which existed at or before the date of termination.

C. In the event that this license terminates, the full balance of the License Fee shall be due and payable immediately by you.

D. Unless otherwise stated in this agreement, in the case of termination, you shall be liable to pay;

b. Bedding and Service Fee

Replacement Tenant Accepted

If you wish to be released from the contract, you may request to find a replacement tenant to take over the remainder of the Licence Period. The property may reasonably reject this request if a replacement tenant is not suitable to occupy room and/or is not able to make the rest of the licence fee and any other applicable fees in advance. It will be your responsibility to find a replacement tenant and the property will have the sole discretion to whether the new licensee passes the administrative checks and requirements.

If the property accepts the replacement tenant, you will be required to pay an administration fee of £100 to process this.

You may only find one replacement tenant per booking. The replacement tenant must meet the conditions required in this Licence Agreement and the remainder of the payments are to be made upfront to them. Any decision to release you from the Licence Agreement is made by the property's sole discretion on a case-by-case basis. A request for multiple replacement tenants for one licence will be rejected.
