1. When you book a room you are required to pay a 2-week deposit to reserve your room.
2. This deposit will go towards your rent.
1. You are required to pay a bond equivalent to 4 weeks rent before checking in.
2. This will be refunded at the end of the tenancy provided you have no outstanding rent, damages to the room or cleaning fees.
3. If you book a short-stay you do not need to pay a bond but you will have to pay a $100 admin fee.
The property offers 2 options:
1. Payment in full.
2. Fortnightly payments.
1. If you select to pay your rent fortnightly, you'll need to register for Direct Debit before you move in, then your payments will be collected automatically when they are due.
2. If you choose to pay in full you'll need to pay with a credit or debit card.
Cooling Off Period
Bookings made prior to 1 May 2023
If you sign your Tenancy Agreement prior to 1 May 2023 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 May 2023. Once they receive such a notice, they will confirm receipt, cancel your Tenancy Agreement and will refund your Advance Rent Payment of GBP 250.00, together with any other payments of Rent you may have made.
Bookings made on or after 1 May 2023
If you sign your Tenancy Agreement on or after 1 May 2023, unless the tenancy agreement has already commenced and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the Cooling-Off Period). Once they receive such a notice, they will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of GBP 250.00, together with any other payments of Rent you may have made.
Bookings made for Semester 2 or 3 starting after the 1 January 2023
If you sign a Tenancy Agreement for a semester booking you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the property, with no penalty up until 8 weeks before the start of your agreement. Once they receive such a notice, they will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of GBP 250.00, together with any other payment of Rent you may have made.
Unless the Tenancy Agreement has already commenced and if you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the "Cooling-off Period"). During the cancellation Period you may cancel your Tenancy, by giving notice in writing or by e-mail to the residence Manager at the property, Once they receive such a notice, we will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of GBP 250.00, together with any other payment of Rent you may have made.
No Visa No Pay
Cancelling as you do not receive your visa
If you are not successful in being awarded a visa to travel and study, then they can help. Firstly, they may be able to transfer you to another one of their residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your Tenancy Agreement provided the following criteria are met:
You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.
One less worry if you don't receive your grades
This is applicable to prospective first-year undergraduate students only
If you are not successful in obtaining your place at your chosen University, then don't worry, they can help. Firstly, they may be able to transfer you to another one of their residences if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your Tenancy Agreement provided the following criteria are met:
You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2022; and You provide the Residence Manager with a copy of your rejection letter from the University or UCAS.
Once they have your request, they will confirm receipt and refund your Advance Rent Payment of GBP 250.00, together with any other rent payments you may have made.
