Cancellation Policies

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

A penalty fee equal to 2 weeks' rent may apply if the agreement is terminated before the agreed end date. The resident must submit the move-out notice through the official move-out form. Text messages are not accepted. The resident must continue to meet all move-out obligations, including cleaning the room and returning all keys. Outstanding rent, utilities, damages, or any other charges remain payable after termination.

Other cancellation policies

Either party may terminate the agreement by providing written notice with clear reasons. Where the resident terminates the agreement, 2 weeks' written notice is required. Where the property terminates the agreement, the applicable notice period depends on the reason: Immediate termination for violence or threats of violence. 1 day's notice for wilful property damage or illegal use of the premises. 3 days' notice for continued serious breaches following a written war

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

A non-refundable payment equivalent to one week's rent is required to secure the room. The lease agreement is issued after the booking payment is confirmed.

Security Deposit

A security deposit equal to 2 weeks' rent is required at the time of signing the agreement. The security deposit is held as security against damage beyond fair wear and tear, unpaid occupancy fees, cleaning charges, or any other lawful charges under the agreement. The security deposit will be refunded within 14 days after the resident vacates the property, provided no deductions are required. If deductions equal or exceed the security deposit, the property may retain the entire deposit. For refunds made to an international bank account, a $50 administration fee applies.

Additional Fees

Late lockout fee: $95 if assistance is available. Replacement key fee: $95. Lockout call-out fee: $150 (Monday–Friday, 9:00 a.m.–5:00 p.m.). After-hours lockout call-out fee: $300. Overnight guest fee: $50 per calendar week. Professional cleaning fee after gatherings: $150. Routine cleaning fee: $150 if cleaning requirements are not met. Smoking deodorisation fee: $200–$600. Fire brigade charges: Up to $1,500 where applicable. Late check-out fee: $50. Cleaning fee on departure: $150 per hour (minimum $150) if the room is not cleaned to the required standard. Removal fee: $250 per hour (minimum $250) for belongings left behind.
