You will pay a service fee when a tenant books through the platform. The tenant also pays booking fees. Additionally, you may opt to use features like “Studaboost,” a paid option to increase the visibility of your listing.

What is “Studaboost” and how does it work?

Studaboost is an optional paid feature that increases the visibility of your listing on the platform and partner networks. It is active until your property is rented, and you can disable it at any time.

How do I communicate with prospective tenants?

Once a tenant contacts you via your listing, you can exchange messages using the platform’s built-in messaging system. Notifications of new messages are sent via email and SMS.

What is the timeline for accepting or rejecting a booking request?

You have 24 hours from when a tenant’s booking request arrives to accept or reject it. If you do not respond within this window, the request is automatically cancelled.

What protections do I have when a reservation is made through the platform?

  • The first month’s rent is secured via the platform and transferred to you 24 hours after the tenant moves in, after deducting service fees.
  • You have automatic protection against damage (up to €20,000) and last-minute cancellations.

Can I cancel a confirmed booking?

Landlords cannot unilaterally cancel a confirmed booking without justification. If you cancel, you may be required to refund the first month’s rent to the tenant.

What happens in case of tenant cancellation?

  • If the tenant cancels more than 30 days before move-in, the first month’s rent and deposit are refunded, and you’ll need to find a new tenant.
  • If the cancellation is within 30 days and not due to force majeure, the first month’s rent may be retained by you, and you’ll pay the landlord service fees.
  • In certain exceptional circumstances (force majeure, non-compliance by landlord, etc.), different rules apply.

What are my responsibilities as a landlord on the platform?

  • Offer accommodation that meets legal standards (minimum area, safety, installations, etc.).
  • Respond to tenant inquiries within 72 hours.
  • Accept that bookings must be processed via the platform.

When do I receive payment and how is it processed?
