Cancellation Policies

Early termination by students

Early termination after lease commencement is subject to the signed Residential Tenancy Agreement, Rooming House Agreement, or Occupancy Agreement. Once signed, the agreement's terms and conditions supersede other cancellation conditions. Breaking the agreement may incur penalties. Students who cannot continue staying in the room or paying the rent/occupancy fee must notify the property team in writing and complete a lease break form as soon as possible. No Place No Pay

If the student receives confirmation that they have not been accepted by any institution in the city of the booked property before 7 days of the lease commencement date, they may request cancellation without penalty. The cancellation request must be submitted by email within 24 hours of receiving the institution's confirmation of non-acceptance. The student must provide the reservation number, property booked, and proof of rejection/non-acceptance from an institution in the relevant city.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

No Visa No Pay

If the student is refused an Australian study visa by the Department of Home Affairs (DHA) within 7 days of the lease commencement date, they may request cancellation without penalty. The cancellation request must be submitted by email to the property management within 24 hours of receiving the DHA refusal. The student must provide the reservation number, property booked, and proof of the DHA refusal. If the visa is still pending or being processed within 7 days of the lease commencemen

Payment and Fees

Booking Deposit

A deposit equivalent to 1 week's rent is required.

Security Deposit

A bond of 4 weeks' rent is required as a security deposit. The bond must be paid to NSW Fair Trading (Rental Bonds Online) before the stipulated deadline. The bond is held until after the student departs from the property. The bond is returned after departure, less any amounts owed, including rent arrears, departure cleaning, or damages to the leased apartment.
