Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, youre not responsible for their payment.

What is included in the rent?

Ruckus on Rio rent only includes Trash, Internet, Cable, and Pest Control. All other utilities are billed separately.

Do you have a roommate matching system?

Yes, they offer a roommate matching system. If you dont have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what youre looking for in a roommate. Then, they spend weeks in the summer figuring out the best match for you based on that information.

Are the apartments fully furnished?

All units are fully furnished with a sofa, coffee table, side table, entertainment stand, desk and chair. The Ruckus on Rio also includes a 65 TV in every unit.

Do you allow pets?

No, pets are not allowed at The Ruckus on Nueces and The Ruckus on Rio. Emotional Support Animals are allowed but please contact the leasing office for more information.

The ruckus on rio require renters insurance?

Yes, both communities require their residents to have renters insurance. You can provide your own policy to the office prior to move-in day or you can enroll in Cardinal Protect for a small monthly fee.

What if I need maintenance in my bedroom or apartment?

You can call or stop by the front desk. If it is an emergency, please notify the front office immediately.

How do I receive mail and packages?

You will receive mail in your designated mailbox. If you receive a package, you will receive an email from Luxor once your package is in the Luxor locker.

What do I need to bring to my new apartment?

Bring bedding for a full-sized bed, toiletries, dishes/cookware, and decorations for your new room!

What is a guarantor?

A guarantor is someone will guarantee that you will have rent paid when it is due. Some applicants use this as a form of qualification for our application process.

Why do I need to pay on august 1st when I move in august 18th/20th?

Rent is technically due on the first of every month as outlined by your lease contract. they do require monthly installments that are not subject to proration, even for the first month.

What are the measurements for our windows?

Both our bedroom and living room windows are 25in x 72in.

What if I want to bring my own furniture?

Our units do come fully furnished. If you have any extra living room furniture, you may be able to fit another couch or chair in our spacious living rooms! If you would like to bring your own bedroom furniture, you can opt to pay for storage for the furniture, already in place in the apartment, at a local storage company.

What is a ppa?

A PPA, or Pre-Paid Rent Addendum, is a form of qualification for our application process. This entails paying your first month's rent, and last two month's rent upfront, within 7 days of signing your lease. Please contact the leasing office for more information on this process.

What is the resident portal?

All of our residents and their guarantors have access to their property's online resident portal, helping you and them keep up to date with their life at college! You or your student can pay rent online via checking or savings account, set up automatic monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!

What if I need something repaired in my apartment?

Onsite, professional maintenance team would be happy to help you. They will need some details so be prepared to provide specifics with your requests. You may submit a service request in the following ways: Option 1: Enter a service request through the online resident portal. Option 2: Email your request to your community and a team member will enter a service request on your behalf. Option 3: Visit or call the office during normal business hours and a team member will be happy to enter your service request. If it is after business hours, you are welcome to leave a message with an after-hours representative. For Emergency Requests: A maintenance team member is on call 24/7 for emergency maintenance needs (i.e. door/window lock issues, major leaks, plumbing, no heat or AC during weather extremes, refrigerator not cooling, no electricity/gas/water, etc.). Please CALL the office at any time. If after business hours, an operator will assist you.

Do I have to be a student to live there?

Rent is due the first of each month and may be paid online by ACH, debit or credit card through the resident portal or by check or money order at the leasing office. NO CASH ACCEPTED. Convenience fees may be charged for online payments. Late fees vary by property. Refer to your Housing Contract for more information.

I am going to be a Guarantor for one of the applicants; will I have to pay the USD 43.50 fee as well?

Yes, they run a screening on every applicant, both guarantors and occupants. These are separate screenings for each person.

Does my daughter/son need to apply if I already put in an application for myself?

Yes, if they are 18 years of age or older. This allows us to run the screening required for approval on their lease.

I’m an international traveler, expat, or foreign student. Can I still be approved?

Yes, prospective renters with no US credit score are eligible for lease coverage.  If you are an international student, you'll most likely need a Responsible Party to apply. A Responsible Party is a well-qualified associated guarantor that makes 3 times the monthly rent in total annual income. This individual does not need to be in the US, and their income and liquid assets do not need to be in US dollars.
