Please note:

1. As the contract start date approaches, the property management have made a key update regarding the first instalment. Students are now required to make their first instalment payment within 72 hours of making a booking.

2. An additional surcharge will need to be paid if you choose to pay the rent in installments.

For 24-25 AY: -

1. Payment in full. This will be due on 1st August 2024

2. Payment in 2 installments due on 1st August 2024 & on 1st February 2025.

3. Payment in 4 installments due on 1st August 2024, 2nd October 2024, 19th January 2025, & on 15th April 2025.

Please note: -

1. For 44-week tenancies, a 10% surcharge will apply if you choose the installment plan option.

2. For 51-week tenancies, a surcharge based on the room type will apply if you choose the installment plan option.

A guarantor is not required to book a room with the property.

Dual Occupancy is allowed with a 20% premium on top of the room’s weekly price.

Cancellation Policies (3)

  • Cooling Off Period
    Free cancellation within cooling off period, Clearing Rooms excluded. No cooling off for Clearing Rooms.
  • No Visa No Pay
    Full refund for UK Visa decline before 16th Aug 2025, with required proof and conditions.
  • No Place No Pay
    Full refund possible if declined by university for meeting academic requirements, with conditions.
Cooling Off Period

Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; your cooling off period is 5 days from the date of booking, for bookings made until 27th May 2025, and 48 hours for bookings made on or after 27th May 2025.


Please note - Clearing Room Cancellation Policy: -

There is no cooling-off period for the Clearing Rooms.

No Visa No Pay

If you are declined a Visa to study in the UK, by UK Visas and Immigration, you may cancel and obtain a full refund if notice is provided to the property before 16th August 2025, unless:


1. You did not complete all necessary steps required by UKVI to complete your visa application

2. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not completing all necessary steps to complete your application to study.


Please note: -

1. You must supply suitable proof to the property in writing within 48 hours of being made aware of the change in circumstances and they may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request.

2. If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student.

No Place No Pay

If you are declined a place to study at a university located in the same city as your accommodation, you may cancel and obtain a full refund, unless:


1. You are declined a place for any reason other than not meeting the academic requirements to obtain a place (including, but not limited to, academic or other misconduct, financial reasons, or withdrawing from your application or course)

2. You did not complete all necessary steps required by your university to complete your application in time.

3. The Occupation Period outlined in your Licence Agreement has begun.

1. You must supply suitable proof to the property in writing within 48 hours of being made aware of the change in circumstances and they may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request.

Do I need to be a student to live in the property management?

Yes. You need to be a full-time student to live at the property management.

What type of rooms do you have?

Property management has a number of student room options to choose from, all designed to give you the best student living experience. They have a range of luxury studios as well as shared apartments – each room however has its own ensuite, bed and study desk.

Do you offer dual occupancy rooms?

Yes! If you want to live with a partner, they offer dual occupancy rooms in many of their buildings at property management, with an extra charge of 20%. The exception to this is Belfast, where all rooms are single occupancy only.

When do I need to book my student accommodation?

Rooms at property management are quick to sell out, so the best time to book your student accommodation is when you’re applying for your university.

Can I stay during holidays?

Yes. Their contracts allow you to stay over the winter holidays, with the option of staying over summer by choosing a 52-week contract.

Are pets allowed?

Unfortunately, property management facilities are not suitable for pets, so they do not allow them in their buildings. But they love to see your photos of them!

Can I have visitors? How long can they stay?

Of course! You can have a guest stay up to 2 consecutive nights free of charge. You’ll need to make sure that they are signed in at reception, and always with you whilst in the building.

Can I move into property management early?

It might be possible to check in earlier than your contract starts, if your room is empty over the summer. Get in touch and they can let you know the earliest date that you can move in. Once your contract has officially started, you can move in at any time. Closer to the start date, they’ll ask you to let them know when you plan to arrive so that they can make check-in as seamless as possible – but if you need to amend this date and time, you can easily do so from within your property management Account.

Do you do short-term contracts?

They have some studios available with shorter contracts in their residences across the UK and Spain. Perfect if you are only studying for a term at a time or on a language course that lasts a few months. To find out more, please contact them and they will try to find something suitable for you.

Can I book my room close to my friends?

At property management, you choose your own individual room from their availability, so absolutely! Get in touch with their Lettings team and they can help you select a room close to your friends.

Are utility bills included at property management?

Yes! property management is all-in.

Do I need to pay for a TV license and council tax as a student living at property management?

If you plan on watching/recording any live terrestrial TV or on BBC iPlayer, you will need to pay for your own TV Licence. You can set up your TV Licence here. You only need a TV Licence if you’re living in the UK. If you’re living in Spain, you do not need to buy a TV Licence. You shouldn’t need to pay council tax in the UK as a full-time student. They might ask for evidence of your student status at any point during your stay in order to ensure you are exempt from council tax.

How secure is my room?

Your room is absolutely secure. All door entry is key fobbed, they have CCTV and their on-site staff are available at reception or patrolling the building 24 hours a day. Their job is to protect you and the building at all times.

Is there WiFi in the room and how fast is it?

All their buildings offer a superfast Wi-Fi connection which allows you to stay connected wherever you are in the building; in your studio, around the residence or in the hub space. You will also have your own individual private & secure personal wireless network. Unlike services at other providers, not only can you connect each of your devices to the internet but you can also enable 10 personal Smart devices to discover and connect to each other. This means that you can share content between your Smart devices in a private and secure way just like you would in a traditional home setting and you can do it safe in the knowledge that nobody else in the building can connect to them. Their WiFi speeds are as follows: • 250 mbps Wi-Fi in all buildings in the UK and 100 mbps in their buildings in Spain • 500 mbps Wired connection through the internet ports (excluding Birmingham, Edinburgh and St Albans as they have no internet ports, and Spain, when they offer 100 Mbps)

Can I smoke or vape in my room?

No. As per UK Legislation, it is against the law to smoke indoors. Also, as per your Licence Agreement, it is not permitted to smoke or vape inside any property management building. There are designated smoking areas at each of the developments which you are welcome to use.

Are events planned for residents?

They organise regular events for all property management. From PT classes, to craft workshops and cooking classes, there’s an event to spark everybody’s interests. Plus, they partner with luxury brands like La Mer, Harvey Nichols and L’Occitane to bring you the best event experiences of any student accommodation in the world.

What do I need to bring when I move in?

While property management accommodation studios include all main kitchen appliances and furniture, you’ll need to bring your own utensils and kitchenware, kettle and toaster, bedroom furnishings, such as towels, duvets, and pillows. However, if you’ve booked a room with them (in the UK only) you can order one of their property management kitchen and bedding packs, which delivers all the essentials to your room before you arrive. Property management rooms in Barcelona include all furniture, as well as bedsheets, a duvet and towels. When can I book for next year?

If you haven’t yet booked with them but are interested in booking for next year, their new booking launch will open in early November. If you have a booking with them for the current year and are interested in staying again for next year, keep an eye out for communication from them about Rebookers opening in October.

What age do I need to be to live with property management?

You need to be 17+ to live at property management, and a full-time university student in the UK or Barcelona.
