Cancellation Policies

Cooling Off Period

There is no cooling-off period.

If the tenant's visa application is rejected, the tenant may be eligible for cancellation and/or a refund. The tenant must notify the company and submit valid documentary proof of the visa rejection at least 15 days prior to the lease commencement date.

Early termination by students

Either party may terminate the rental agreement by providing the notice specified in the lease agreement, usually 30 days. For intentional revocations, such as cancellation by the tenant, there will be no refunds. For cancellations after moving in, refunds, where applicable, will be issued within 30 working days from the cancellation request and will be prorated based on the length of stay and services used.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Replacement Tenant Accepted

If a replacement tenant is found, cancellation will be permitted and the applicable amount will be refunded.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Payment and Fees

Booking Deposit

Two months' rent must be paid in advance. This payment is non-refundable once made, irrespective of whether the student has signed the tenancy agreement.

Security Deposit

The Company may request a security deposit. The security deposit will be held for the duration of the tenancy. The security deposit will be returned at the end of the lease, subject to the condition of the property and fulfilment of the lease terms. Holding/security deposits are payable as per the contract.
