Replacement Tenant Accepted
<p><strong>For 25- 26 AY &amp; 25-26 Jan Intake (Short Term Lets): -</strong></p> <p>If the student does not validly cancel their contract, they must pay the full accommodation fees for the entire stay unless all of the following conditions are met:</p> <ol> <li>A replacement occupier, deemed reasonably acceptable by the property, agrees to take over the accommodation for the remaining duration. They will make reasonable efforts to assist in finding a replacement but cannot guarantee availability.</li> <li>The student pays a reasonable cancellation fee to the property.</li> <li>The student has settled all outstanding payments under their accommodation contract.</li> </ol> <p>The replacement occupier must not already be residing in their housing. If the student introduces a replacement, that individual will be assigned to the accommodation. If the student does not provide a replacement, they reserve the right to allocate prospective tenants to other available rooms first before assigning a replacement to the accommodation and releasing the student from their contract.</p>

<p><strong>For 25-26 AY &amp; 25-26 Jan Intake (Short Term Lets): -</strong></p> <p>The property reserves the right to terminate the licence at any time by providing notice to the student if:</p> <ol> <li>Any installment of accommodation fees remains unpaid for more than seven days past the due date.</li> <li>Any other required payment under these terms and conditions remains unpaid for more than 14 days past the due date.</li> <li>The student seriously or repeatedly breaches any of their obligations.</li> <li>The student is no longer a registered student.</li> <li>In the property’s reasonable opinion, the student’s health or behaviour poses a serious risk to themselves, others, or another person’s property, or renders them unfit to live in the building.</li> </ol> <p>Additionally, the property may terminate the contract if the accommodation becomes uninhabitable due to circumstances beyond its control and, despite reasonable efforts, they cannot provide suitable alternative housing.</p> <p><br></p> <p>They may also terminate the contract and reclaim possession if accommodation fees remain unpaid for 14 days or more and they reasonably believe the student has vacated the accommodation. In this case, the student’s licence or tenancy will end as soon as they reclaim possession, and any abandoned property will be handled according to clause 3.8.5 of the terms and conditions.</p> <p><br></p> <p>If the contract is terminated early, they will refund a fair proportion of any pre-paid accommodation fees as soon as possible, provided that a replacement occupant fills the vacancy caused by the student’s departure, ensuring no financial loss to the property.</p> <p><br></p> <p>The conditions outlined in clause 5.2.3 of T&amp;Cs for early release and the "<strong>No Refunds</strong>" policy in clause 5.3.4 will not apply if the student can demonstrate that the termination is due to the property’s serious or persistent breach of its obligations.</p>

Are any items banned on site?

For health and safety reasons, they don’t allow the following items: candles, incense burners, deep fat fryers and any electrical appliances that don’t comply with British standards and statutory regulations. They are also unable to accommodate E-scooters or any other alternatives. Please do not bring any of these on site; you will be asked to remove them.

Will anyone else access my room?

They carry out room inspections 3 times a year and occasionally health and safety checks. When they do, they’ll need access to your room. But they’ll always give you at least 24 hours’ notice and they’ll knock and announce ourselves before entering your personal space.

How big is the fridge in the studio? and is there any freezer space?

All studios come with a small fridge with a freezer compartment.

One of the finest places for students to stay in the city. The rooms are spacious and clean. The social spaces are very well managed. The beds are comfy. I'd recommend it to TU Dublin and SEDA College students because they're only a few blocks away.

I have stayed at Blackhall Place for 2 years and I would highly recommend it for three main reasons: location, staff and standard of the apartments. Stoneybatter is a 25 min walk from Trinity or a 10-15 min bus (take the 37 or 39a). The 39a can be taken from just outside Trinity to the doorstep. TUD is an 8-10 minute walk and you can avail of the green line from there. There is a gym across from the complex and a 24/7 Centra which is very handy. There is also a Lidl around the corner. The Square where there is an art cinema is 4 mins on foot and the red line is close by. Unlike most accommodations in Dublin, there are 3 people per apartment as opposed to the regular 6 per apartment. The kitchen/living room is spacious and comfy. The staff carry out maintenance every few weeks. The front desk woman Caroline is very helpful and easy to talk to should you have queries. Events are regularly held in the common room and there is a tightly knit supportive community here.

I have stayed here for 4 months and I have really enjoyed my stay. All residents are lovely, the facilities are very modern and properly equipped With bins and laundry machines. Caroline, the lovely lady in the office on site, was an amazing help during my stay and such sunshine! She always organised parties and events for students on site to bring us together and let us feel connected. I am so glad to have stayed with Blackhall Place. I couldn’t have imagined a better residence, a better location and a lovelier staff. Thank you so much!
