Am I allowed to have guests to stay at Property?

You are welcome to have guests through the daytime at Property, and an overnight guest for a reasonable number of nights. You'll need to get permission from management for an extended period. They will need to provide a form of ID to check in through your resident portal, and you will be responsible for them throughout their stay. Please note, you will also need written consent from management if your overnight guest is under 18 years of age.

How secure is Property?

They have CCTV in and around each Property, an electronic key entry system for the main entrance, common areas, each flat and bedroom. There is also staff on site 24 hours a day, 7 days a week.

Will I need to pay council tax at Property?

In the UK, students are exempt from paying council tax – you won’t need to pay this, but if the council do mistakenly bill you, you will need to provide details to prove that you are in full-time education at Property.

Do I need a TV Licence for Property?

If you bring your own TV, or want to watch or record programmes as they are shown live (including on mobile phones, tablets or computers), you will need to apply and pay for a TV Licence at Property. This also includes TVs provided by Canvas.

What if something in my Property flat breaks?

If you’re having any problems with your room, a shared living space, or one of the communal areas at Property, you have two options. You can log the issue using the resident portal, providing details so their maintenance team can get this sorted for you as soon as possible. Alternatively, you can visit the reception and speak to a member of staff so they can log it on your behalf.

Can I have pets at Property?

Unfortunately, you are not allowed to keep any pets in your room at Property or any shared living spaces.

What happens if I don’t get on with my new flat mates at Property?

They want your university experience to be as positive as possible – if you are having any issues with flat mates at Property, please let them know. They will do their best to help resolve any problems you might be having.

Can I live with my friends at Property?

They are more than happy to accommodate groups as well as individuals at Property. Let them know who you’re planning to live with, and they’ll do their best to accommodate you in the same flat.

Am I allowed to live with a partner or friend at Property? How much will it cost?

Two people can share some of the bigger studios at their Property, which will add an additional £100 per week to the rent. Please contact them directly if this is something you’d like to organise. Please note, both inhabitants need to be full-time students, studying at least 20 hours per week.

Do I need a guarantor for Property?

They need details for a guarantor at Property for every lease, even if you intend to pay in one instalment. This is because they will take responsibility for any unpaid arrears or damage during your tenancy period. Your guarantor will need to be someone who is not in full-time education or living in student housing.

Who can be my guarantor for Property?

Your guarantor for Property can be anyone not currently in full-time education. They do not need to be a UK resident either. Most residents use a parent, guardian or family member. However, please note you cannot act as your own guarantor.

Is there an age limit for booking accommodation with Property?

As a minimum age requirement, all Property residents need to be or have turned 18 during their tenancy. This is due to the legally binding tenancy agreement that each resident is required to sign before arrival. There is no upper age limit, as long as the resident is in full-time education for the duration of their stay.

What appliances and furniture are included in my room at Property?

All rooms at Property come with a bed, desk and chair. Extras such as kettles, toasters and lamps are not provided.
