<p><strong>For 25-26 AY &amp; 26-27 AY:-</strong></p> <p>If you have paid a Holding Payment when entering in to the Reservation Agreement, a cooling-off period of <strong>three (3) days</strong> applies, starting from the date of the Reservation Agreement (the “Cooling Off Period”).</p> <p><br></p> <p>If you decide to cancel your Reservation Agreement within the Cooling Off Period, you may do so by sending an email to the site team, and your Holding Payment will be refunded in full.</p> <p><br></p> <p>If you cancel your Reservation Agreement after the Cooling Off Period, your Holding Payment will be retained.</p>

If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, they will refund you the first instalment of Rent less any Holding Fee paid (or an amount equivalent to the Holding Fee if you booked your room after 31st July).</p>
No Place No Pay
<p><strong>For 25-26 AY &amp; 26-27 AY:-</strong></p> <p>To request to cancel your booking outside of the Decision Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement, you must meet the following criteria:</p> <p><br></p> <p><strong>You have failed to obtain your grades to study at university and as such do not have student status.</strong></p> <p><br></p> <p>If you meet the above Cancellation Criteria and can provide the property with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, they will refund you the first instalment of Rent less any Holding Fee paid (or an amount equivalent to the Holding Fee if you booked your room after 31st July).</p>
Replacement Tenant Accepted
<p><strong>For 25-26 AY &amp; 26-27 AY:-</strong></p> <p>If you wish to cancel your Tenancy Agreement but do not meet the Cancellation Criteria, you may find a suitable replacement tenant, and request our approval of the same (which shall be at our sole discretion).<br> <br> To request a replacement tenant, please email your property management. &nbsp;<br> <strong>Please note :</strong> Property will not agree to release you from your Tenancy Agreement, or to accept a replacement tenant, unless all outstanding accounts with property are settled in full.</p> <p><br></p> <p><strong>For a replacement tenant to be suitable they must meet the following non-exhaustive requirements:</strong></p> <p><br></p> <p>•&nbsp;&nbsp;&nbsp;&nbsp;be a student and meet the accommodation preferences attached to your room (for example, a female-only flat);</p> <p>•&nbsp;&nbsp;&nbsp;&nbsp;not have any rent arrears under any other tenancy agreements with the landlord or its affiliates;<br> •&nbsp;&nbsp;&nbsp;&nbsp;not be an existing resident or have an existing academic year room booking with the landlord or its affiliates;<br> •&nbsp;&nbsp;&nbsp;&nbsp;sign a tenancy agreement for the entirety of the remaining term of your Tenancy Agreement and secure it with payment of any required deposit.</p> <p><br></p> <p>After the Tenancy Start Date as set out in the Tenancy Agreement, requests for room moves or for property to accept a replacement tenant to take over your tenancy will be managed based on availability and at our sole discretion. The terms of changing apartments, depending on the case, may require the signing of an amendment or a new lease agreement according to the type and rate of the new accommodation. A non- refundable Administration Fee of <strong>£50 </strong>will be payable in each instance and you will be responsible for cleaning the room in accordance with the terms of the Tenancy Agreement.</p> <p><strong>Please note : - Requests for replacement tenants received after 1 June within the Tenancy Period will not be accepted.</strong></p>

Am I allowed to have guests to stay at Property?

You are welcome to have guests through the daytime at Property, and an overnight guest for a reasonable number of nights. You'll need to get permission from management for an extended period. They will need to provide a form of ID to check in through your resident portal, and you will be responsible for them throughout their stay. Please note, you will also need written consent from management if your overnight guest is under 18 years of age.

How secure is Property?

They have CCTV in and around each Property, an electronic key entry system for the main entrance, common areas, each flat and bedroom. There is also staff on site 24 hours a day, 7 days a week.

Will I need to pay council tax at Property?

In the UK, students are exempt from paying council tax – you won’t need to pay this, but if the council do mistakenly bill you, you will need to provide details to prove that you are in full-time education at Property.

Do I need a TV Licence for Property?

If you bring your own TV, or want to watch or record programmes as they are shown live (including on mobile phones, tablets or computers), you will need to apply and pay for a TV Licence at Property. This also includes TVs provided by Canvas.

What if something in my Property flat breaks?

If you’re having any problems with your room, a shared living space, or one of the communal areas at Property, you have two options. You can log the issue using the resident portal, providing details so their maintenance team can get this sorted for you as soon as possible. Alternatively, you can visit the reception and speak to a member of staff so they can log it on your behalf.

Can I have pets at Property?

Unfortunately, you are not allowed to keep any pets in your room at Property or any shared living spaces.

What happens if I don’t get on with my new flat mates at Property?

They want your university experience to be as positive as possible – if you are having any issues with flat mates at Property, please let them know. They will do their best to help resolve any problems you might be having.

Can I live with my friends at Property?

They are more than happy to accommodate groups as well as individuals at Property. Let them know who you’re planning to live with, and they’ll do their best to accommodate you in the same flat.

Am I allowed to live with a partner or friend at Property? How much will it cost?

Two people can share some of the bigger studios at their Property, which will add an additional £100 per week to the rent. Please contact them directly if this is something you’d like to organise. Please note, both inhabitants need to be full-time students, studying at least 20 hours per week.

Do I need a guarantor for Property?

They need details for a guarantor at Property for every lease, even if you intend to pay in one instalment. This is because they will take responsibility for any unpaid arrears or damage during your tenancy period. Your guarantor will need to be someone who is not in full-time education or living in student housing.

Who can be my guarantor for Property?

Your guarantor for Property can be anyone not currently in full-time education. They do not need to be a UK resident either. Most residents use a parent, guardian or family member. However, please note you cannot act as your own guarantor.

Is there an age limit for booking accommodation with Property?

As a minimum age requirement, all Property residents need to be or have turned 18 during their tenancy. This is due to the legally binding tenancy agreement that each resident is required to sign before arrival.
