For 26-27 AY:-1. If you're booking a 51-week tenancy you can choose to pay in full, or in 2 or 9 instalments. 2. If you're booking a 41-week tenancy you can choose to pay in full, or in 2 or 8 instalments. Note :- The first instalment is due on 1st August and all subsequent payments dates can be found on your license agreement.

Guarantor Requirement

For 26-27 AY:-1. All applicants are required to nominate a responsible person to act as a guarantor. The guarantor must be over 18 years of age and cannot be someone who is living with the applicant (other than parents or guardians) or in other accommodation managed by them.2. A guarantor is required to meet all the obligations as set out in the Licence including guaranteeing the payment of rent if not paid by the tenant and any costs arising from breaches of the tenancy. 3. Their team will also contact the guarantor if the tenant has been involved with serious incidents of antisocial behaviour. 4. Should the tenant fall into arrears or breach any obligations of the Licence, the guarantor will be contacted to ensure the breach is rectified.

Cooling Off Period

For 26-27 AY:-If the booking is cancelled by the applicant prior to it being countersigned, the Booking Fee will be returned in full.<ol> <li>Cancelling up to and including 31st July: Once the booking is countersigned, they offer a 72-hour Cooling Off period. During this time, if circumstances change, the tenant can cancel the booking, provided they have not moved into the property. Once the cooling off period has expired, the tenant can cancel the booking by emailing the Residents Team. Once they have received the cancellation in writing, they will confirm the cancellation, retain €50 from the Booking Fee to cover their administrative costs, refund the remaining €50 to you, and the License will terminate.</li> <li>Cancellations on or after 1st August: The Cooling Off period will be reduced from 72 to 24 hours after the booking is countersigned. Once the cooling off period has expired, if the applicant cancels the booking, the Booking Fee will be retained in full.</li> <li>Cancellation during the Cooling Off Period: Please email the Residents Team at the chosen residence within 72 or 24 hours (depending on your booking date) of receiving your Lease Agreement Executed email. The Booking Fee will then be refunded and the License will be terminated. This refund may take up to 10 working days to reach your account.</li></ol>

In these circumstances, please provide evidence (rejection letter or visa refusal documentation) to the Residents Team within 72 hours of being notified.3. Once the property team receive this, they will confirm receipt of your request to cancel and refund your full Booking Fee.Please Note: During the period from 1 May to 1 October, subject to giving the minimum statutory notice period and serving a valid Notice of Termination, the tenant may terminate the agreement.

Replacement Tenant Accepted

For 26-27 AY:-1. During the period from 1 May to 1 October, subject to giving the minimum statutory notice period and serving a valid Notice of Termination, the tenant may terminate the agreement.2. Outside of this period, it may be possible with the Landlord s agreement to transfer your obligations to another student who is eligible to live at the property. There is no obligation on our part to find you a replacement tenant.3. You can advertise your accommodation or undertake your own search for a replacement tenant. If you find a replacement, they will need to do some basic checks to confirm their eligibility to enter into a tenancy.4. Before they will accept the new tenant, your account and all obligations need to be up to date and any rent due up to your tenancy ending will need to be paid. There will also be a charge incurred.5. Once the new person has signed the License, paid a Booking Fee of €100 and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the agreement. Until this has happened you will remain responsible for the payment of rent until the original end date of the tenancy.Please Note: 1st year students going through the CAO process, you have 48 hours following the CAO 1st round to confirm your booking by paying your 1st instalment. If your instalment is not paid within this time, your room booking may be subject to cancellation.

Other cancellation policies

For 26-27 AY:-1. Once the accommodation is selected, the property allows five days for the applicant and guarantor (as applicable) to sign the License. Once both have signed the agreement, it will then be countersigned by the Landlord and become legally binding. The tenant and guarantor are then legally committed to paying the rent in full even if the tenant does not move into the property or chooses to leave the property early.2. If the agreement is not signed by the applicant and guarantor during the five-day period, the booking may be cancelled without any penalty on their part and with immediate effect.3. The property is not obligated to find you alternative accommodation or provide any form of compensation where you fail to accept the agreement within the five day period.4. If booking accommodation after the 1st August, the time allowed for the applicant and guarantor to sign the License will be two days. Please note: If full rent is not paid in advance and no guarantor is provided, the booking may be cancelled.

Can residents invite guests to stay in their room?

Yes, occasional overnight guests are allowed. However, no one should stay for more than three consecutive nights, and residents should always check with flatmates first to make sure they are comfortable with extra guests.

Will rooms be inspected?

Yes, inspections are conducted at least three times during the tenancy. The team checks for cleanliness and hopes not to find damage or missing items. After each inspection, residents are informed if any charges need to be made to fix issues. Invoices are issued immediately for recharges after the first two inspections; after the final inspection, deductions will be made from the tenancy deposit.

Do residents need to move out over the Christmas and Easter holidays?

No, rooms are the residents’ for the whole tenancy period. Moving out is only necessary at the end of the agreement.

Can residents smoke or vape?

All properties are smoke-free, including all types of e-cigarettes and vapes. Smoking is not allowed in any private or communal area, including bedrooms, bathrooms, kitchens, and internal social spaces. Designated smoking areas can be found outside the building.

Amazing accommodation with ensuites and studios and with a 24/7 gym, private dining rooms and a luxurious common area. UCC campus is a 15-20 mins walk, the location is right at the edge of the city centre, easily accessible to everything in need, Mercy Hospital is a 5 min walk, Tesco and Lidl are hardly 10 min walk away, the bus stop is less than 100m away with excellent connectivity! Amazing well-furnished rooms and apartments. They have one of the most helpful and cheerful front desks too!
