How do I reserve a room?

Complete the online application and ensure all required documentation is accurate and up to date, including your Visa, Passport, and Confirmation of Enrolment from your University. Once received, your application will be reviewed. If successful, the Indi Southbank Leasing team will send you a rental offer. To accept, sign the lease agreement and pay a bond equal to one month’s rent plus the pro-rata rent (calculated from your lease commencement date in line with the Indi Rent Payment Calendar). Rent is paid fortnightly. If you choose a furniture package, a separate furniture agreement must also be signed. The bond and pro-rata rent must be paid before moving in.

What kind of contracts does Indi Southbank offer?

Lease terms range from 6 months to 5 years or more. While longer-term leases are available, shorter terms such as 6, 12, or 24 months may also be arranged upon request.

What does my rent include?

You can choose between an unfurnished apartment or one with a furniture package. Rent includes access to the on-site team, community events, and shared building amenities (unless pre-booked by another resident). Furniture packages require a separate rental agreement. Utilities and Wi-Fi are not included in the rent.

Do you have car parking facilities?

Car parking is available on site, subject to availability, for an additional weekly fee. It can be added to your resident profile during your lease.

When do I pay my rent?

Rent is due fortnightly in line with the Indi Rent Calculator. Payments are made via direct debit, and you can track your balance through the Indi Southbank app.

How does my mail get to me?

Residents have individual mailboxes and access to secure parcel lockers. Couriers place parcels in lockers, and a unique access code is sent to your registered Australian mobile number. Parcels must be labelled with the name on your passport and rental agreement.

What do I need to buy before I can move in?

For unfurnished apartments, you must arrange all furniture, bedding, and kitchenware. For furnished apartments, you need to provide bedding and kitchenware.

How close is the nearest supermarket?

Woolworths Melbourne Square is located 350 metres away and offers fresh food and groceries. A Pacific Asian Supermarket is also 150 metres from the building.

If I want to move apartments or rooms after moving in, is that possible?

As you have signed a Residential Tenancy Agreement for your current apartment, please contact the team to discuss options. Fees will apply for any approved transfers.

Can I move out at any time?

Ending your lease before the expiry date breaches the agreement and may incur costs and penalties. Contact the Leasing team for further details.

Is there extra storage outside my apartment?

Storage cages are available subject to availability for an additional fee and can be added to your profile during your lease.

How do I connect the internet/phone and is wireless internet available?

Details for connecting to the third-party provider Superloop Webby are available in the resident app, and the team can assist if needed. You must set up your own Wi-Fi payment account. Free Wi-Fi is available in common areas.

What is a bond?

A bond is a security payment to ensure compliance with the rental agreement and the Residential Tenancies Act 1997. It is lodged with the Residential Tenancies Bond Authority (RTBA) and held until the end of the lease. It may be refunded in full or partially claimed for outstanding costs.

How much is the bond?

The bond is equivalent to one month’s rent and is payable upon signing the lease agreement.

Paying the bond?

The bond must be paid via the link provided when your lease agreement is issued. The Leasing team will lodge the bond with the RTBA, and you must complete the RTBA email process before moving in to secure your Bond Lodgement Number.

What is a Condition Report?

A Condition Report records the apartment’s condition, including fixtures and fittings, at the start of your tenancy. You must review, comment if necessary, and return it within five business days of moving in. It is important for resolving any disputes regarding cleaning, damage, or missing items at the end of your lease.

I am vacating, can I use the bond for my last month’s rent?

No. The bond and rent are separate payments. Rent must be paid up to your departure date, and the bond cannot replace cleaning or other end-of-lease obligations.

What happens when I vacate?

You must leave the apartment clean, tidy, and in the same condition as at move-in, referring to your Condition Report. Remove all personal items and report any maintenance issues. After giving notice, you will receive a move-out guide. A cleaning service provider is available if required.

How do I receive my bond back?

The team will initiate a bond claim within 10 business days after you vacate. You will receive a link to review and provide bank details. Once approved by all parties, the RTBA deposits the bond within two business days. Overseas residents may receive a cheque or arrange an international transfer (fees may apply).

Why are you claiming my bond?

The owner may claim part or all of the bond if there is property damage, unpaid rent, abandoned premises, unpaid bills, unauthorised changes, excessive cleaning or repair costs beyond normal wear and tear, or missing items covered under the tenancy agreement.
