What is First Year Exemption? Am I eligible?

If you are a domestic first-year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption.

You are eligible if

* You did not get accepted to the university

* Were accepted to another university

* The course is now wholly offered online (i.e. not being taught internally)

If your contract has not commenced you will be refunded your Bond.

If your contract has started, you are liable for rent until you are notified that you are moving out of the property. Your Bond will be refunded.

Please note the First Year Exemption policy will not apply where you have accepted a university offer but have chosen to defer or withdraw from your studies. You must notify property management in writing (resident notification) within 5 days of the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates) to claim the First Year Exemption policy.

When is the latest I can apply?

There is no deadline for applications; however, please note that once the property has reached capacity, you are only able to sit on the waitlist, and this does not guarantee you a spot with them.

Is there a curfew at the this property?

The property is your home and you are welcome to come and go as you please. Please note though that they do have rules regarding noise and visitors within the property.

Noise Curfew

Residents must comply with all directions from property management about noise minimization, particularly in response to noise complaints from other residents of the property or neighbors of the property. For more information, please refer to the Property Noise Policy.  Sunday - Thursday: 10 pm* Friday - Saturday: 12 pm*

*during the exam periods, please note that these times do change and there should be no excessive noise within the property during this time.

Visitors

A visitor is defined as a person who is meeting with a resident for a short period, while a guest is defined as a person who is staying overnight with a resident by the Rules.

All visitors are required to leave the property by midnight (unless otherwise notified to Residents). Any visitor present in the property after the specified time will be considered an 'unauthorized person' to which Rule 52 (Overnight Guests & Unauthorised Occupancy) and Rule 69 (Trespassing) applies. See also Rule 13 (Conduct of Guests and Visitors).

If the office is closed on the weekend, how can I check in?

If you are looking to check into the property on the weekend, there will be a member of staff or Resident Assistant on duty who will be able to assist you. Please notify the property, if you plan to check in after 5pm on Friday and they will be able to provide you with the relevant contact details for the person on duty.

If you plan to arrive very late at night or early in the morning, please give them as much notice as possible so they can ensure someone is there to welcome you.

Can I live at this property if I do not study at Murdoch University?

The property accepts Murdoch University and MIT students only until the 1st of January, and if availability allows the property management may open up to students from other tertiary facilities such as TAFE and Private College.

What type of heater am I allowed to bring?

You are allowed to bring oil heaters. Fan heaters are NOT allowed in the property.

The contract dates don't suit me, can I negotiate?

All of their contract dates as advertised are non-negotiable.

Are meals included?

The property does not provide catering. However each apartment has access to a fully equipped kitchen including a fridge, freezer, stovetop and microwave so feel free to cook up a storm at any time of the day.

Is there access to public transportation?

Freemantle is south of the property and the CBD is north. Bus number 98;99, leaves every 8 minutes either way.

Does my room have a window?

All rooms within the apartment have a window.

Am I able to leave my belongings in my room before my contract starts?

You will not be able to access your room or leave any belongings in the property before your contract starts.

Can I choose my own room?

You are able to submit preferences for specific rooms during the application process. They will do their best to accommodate all requests during the allocation process; however, due to the high capacity of requests they cannot guarantee anything or make any promises.

Why am I required to make an application so early on?

They open applications early due to the high demand of students looking for residential accommodation. To secure a room at this property, they recommend make your application as soon as possible, to make sure you don't miss out!

Can I have people stay over?

Although they do not encourage overnight guests, they do understand that you may have someone stay from time to time. Please make sure that you sign your guest into reception upon arrival and sign them out on departure.

As per the property rules, you can have a guest stay no more than 2 consecutive nights in a 7 day period and they must be respectful to all the property rules.

I will not be here for the whole year, are there other contract options?

They have multiple lease terms that are suitable for a range of different stays, these contract options are:

  • 44 weeks
  • Semester 1 - 22 weeks
  • Semester 2 - 22 weeks

Please note, that not all room types are available on all contract types and the contract dates are not negotiable.

Do I have to find my own roommates?

You don't need to find your own roommates. If you're interested in a shared apartment, they will do their best to pair you with people who have similar preferences.

If you already have specific individuals you'd like to live with, please list their names in the roommate preferences section of your application. Whilst they will try to accommodate these requests, please be aware that they cannot guarantee them due to the high volume of requests they receive.

How is the property different from other options of residential living on campus?

The property management fosters independent living while also accommodating students just moving out of home for the first time. There is a strong communal attitude among the residents; however, it also helps students adjust to a more self-sufficient lifestyle where they look after themselves through their cooking, laundry and housekeeping duties. There are many options for residents to become involved in the property atmosphere, while also providing an environment where the resident can also choose not to participate and this is okay. In the case of any queries, the property team is always there for support in case the student is looking for assistance.

How do I get from the airport?

The property is located 23km from Perth Airport and is approximately a 30-minute drive depending on the time of the day, a taxi is approximately AU$45- AU$60.

I'm not a Murdoch University Student, am I still eligible to stay on campus?

While Murdoch students are given preference for accommodation, non-Murdoch students are also eligible to apply. This includes research assistants and full-time, part-time, undergraduate and postgraduate students of any tertiary institution.

Accommodation to non-Murdoch University students will be offered from 2nd January.

I want to bring my own TV, are there TV Antennas?

There are no TV's supplied, however you are welcome to bring your own for your room or to share with your flatmates in the lounge room.

Please note there are antennas in the lounge room only, not located in the bedrooms.

They recommend waiting until you have arrived at the property before purchasing a TV in case your flatmates already have one.

Can a couple live here?

Most of their rooms are single occupancy, however they do have a limited number of dual occupancy rooms available.

I am an international student who is new to the area, how can I travel from the airport to the property?

For information regarding airport pick-up, the university has options for 'airport pickup'.

Do I need to bring kitchen utilities, such as a kettle or toaster, with me?

The kitchens are already kitted out with basic amenities, such as the fridge and the microwave. However, you will need to supply your own utilities such as a toaster, kettle, and sandwich press for example. If you live in shared accommodation, you can always wait until you meet your roommates to organise a group shop to figure out what everyone has brought along with them.

How are roommates allocated? Can I put in preferences?

Roommate allocations are conducted in accordance with any requests, such as: study preference, age, and gender. To make a request, you will be prompted to include these during the application process.

Please be aware that they cannot guarantee them due to the high volume of requests they receive.

Can I Get Financial Assistance?

Unfortunately the property does not offer any financial assistance.

Can I live here if I am under 18?

For domestic students, you must be at least 18 years old or turning 18 by the end of the semester you are moving in to be eligible to live at this property. In addition, a completed Guarantor Form must be submitted before the room confirmation can be processed.

For international students, they cannot accept applications until you have turned 18.

If office hours are closed, how can I check in?

If you are arriving after hours one of our Resident Assistants will check you into the property. There is a telephone available outside of our reception which is a free call directly to the RA.

If you plan to arrive very late at night or early in the morning, please give them as much notice as possible so they can ensure someone is there to welcome you.

What do I have to bring?

They recommend bringing the bare minimum when you first arrive, that way you and your new roommates can work out who buys what to avoid doubling up on certain items. Below is a list of the essentials you will need:

  • A photocopy of your ID, such as your passport or driver's license to assist in your check in
  • Bedding / linen including a pillow
  • Towels and tea towels
  • Food and household supplies
  • Cooking equipment, crockery, cutlery, glasses, cooking utensils etc
  • Laundry supplies
  • Toasters, irons, ironing boards etc., although some residents wait until meeting their roommates on arrival to share the costs of small appliances

Where do I go when I get there?

Please make your way to our reception located in Building 32.
Upon arrival you will need to provide a copy of their student card, photo ID and ensure all payments are madeTheir staff will check you in and assist you to your room.

Upon arrival if you require a carpark permit, please let them know and they will provide the forms you require. You will need to take these to student services to arrange your property carpark permit immediately. Please note that carpark permits can not be arrange before you arrive at the property.

How can I prove I am a student?

When you arrive at the property you will be asked to provide your student ID card.

If you are a first year university student and have not received your student ID. You must provide your letter of offer as your proof of enrollment upon check-in and provide your student card once you have received it.

Can I bring my own internet?

Big Air internet packages are available at the property for you to tailor to your own personal requirements.

You are more than welcome to bring your own internet provided it is a Wi-Fi dongle, they do not permit ADSL to be installed.

Can I book a study space or common room?

Yes. You can book a number of different rooms from the outdoor theatre to the rec room to the study room.

These are free of charge and can be booked for up to 2 hours on any given day.

What happens if I get locked out of my room?

If you are locked out of your room during office hours, please make your way to reception or call their office and one of their staff will be able to assist you.

After hours, please call the RA to advise them.

I'm living with 4 other people whose responsibility is it to take out the rubbish?

Living in shared accommodation means that everyone needs to pitch in to keep the apartment clean and tidy.

If there are apartment disputes you can arrange with reception to have their property management mediate an apartment meeting.

How often will my room be inspected?

Apartments are inspected every 3 months.
They will advise you before inspections occur.

How do I get my mail, at the property?

Upon arrival, they will provide you with a parcel authority form to fill in and return to them so that they can collect your mail on your behalf.

Letters will be placed inside your apartment mailbox located outside of reception.
Parcels will be held at reception and will be available for collection between 2 pm and 7 pm.

Is there any heating/cooling in my room?

An oil heater is featured in all of their rooms at the property. However, only their north side apartment rooms have ceiling fans. Students in the south side apartment are able to bring along pedestal fans if they would like.
