Security Deposit

For AY 25-26 & AY 24-25:


1. You need to pay £250 as a refundable deposit to secure your room with the property. 

2. When you move out, the property will check if you have any money owing and complete a vacation inspection of your room. If there are any outstanding dues or any damage, they will agree an amount that will be deducted from your deposit. Once this is agreed they must return the remainder of your deposit within 10-days according to UK law. To avoid having any deductions taken from your deposit you must:

A. Meet the terms of your tenancy agreement

B. Not damage the property

C. Pay your rent and bills


Please note: Management is a member of The Property Redress Scheme and the Propertymark Client Money Protection Scheme. All deposits are protected through the mydeposits custodial scheme.

4. International guarantors are not accepted by the property.

If you cancel the booking after signing the agreement within the timeframe specified below, you will receive a full refund of your deposit from the resident's team, and your Tenancy Agreement will be terminated.


For Bookings Made Prior to 1st June 2025:


If you sign your Tenancy Agreement before 1st June 2025 and have not collected your room keys, you may cancel your tenancy with no penalty within 14 days of signing your Tenancy Agreement (the "14-day cooling off period") by emailing the resident's team by 1st June 2025. The cancellation notice must be sent by email, not communicated verbally. After receiving your written notice, your tenancy will be canceled, and your £250.00 deposit, along with any rent payments, will be refunded.

Please note: The £250.00 deposit may take up to 14 days to be refunded to your nominated bank account.


For Bookings Made On or After 1st June 2025:


If you sign your Tenancy Agreement on or after 1st June 2025 and have not collected your room keys, you may cancel your tenancy with no penalty within 14 days of signing your Tenancy Agreement (the "14-day cooling off period"). If you sign your Tenancy Agreement on or after 1st June 2024 and you have not collected the keys to your Room, you may cancel your tenancy with no penalty within the period of 14 (fourteen) days from the date on which you sign your Tenancy Agreement (the ‘14 day cooling off period’) by emailing the property. The notice must be sent to via email and not given verbally over the phone or in person. They will then confirm receipt of your written notice, cancel your tenancy and refund your deposit of £250.00 together with any other payments of rent you may have made to them. Please note your £250.00 deposit can take up to 14 days to be returned into your nominated bank account.


FOR BOOKINGS MADE ON OR AFTER 1ST AUGUST 2024:


If you sign your Tenancy Agreement on or after 1st August 2024 and you have not collected the keys to your Room, you may cancel your tenancy with no penalty within the period of 3 (three) days of the date on which you sign your Tenancy Agreement (the ‘3 day cooling off period’) by emailing  by emailing the property. The notice must be sent to via email and not given verbally over the phone or in person. They will then confirm receipt of your written notice, cancel your tenancy and refund your deposit of £250.00 together with any other payments of rent you may have made to them. Please note your £250.00 deposit can take up to 14 days to be returned into your nominated bank account.

No Visa No Pay

For AY 25-26 & AY 24-25:


You may be able to cancel your tenancy outside of the cooling off period if you are unable to obtain a visa. Please email the property explaining the reason you need to cancel.

They will require official written evidence from Visa/Embassy within 7 (seven) calendar days of you being notified or the decision being published or reached.


If sufficient evidence is provided to their satisfaction, you will be eligible for release from the Tenancy Agreement and they will return your £250.00 deposit together with any other payments of rent you may have made to them. If your application to be released from your contract has been approved, but your contract has already commenced, then you will be liable for all the rent owed up until the date you provided evidence in writing to them.

Replacement Tenant Accepted

For AY 25-26 & AY 24-25:


You may not be able to cancel your tenancy if you are outside of the cooling off period/s if the following applies to you:


1. You have changed your mind about living in the accommodation.

2. You have booked into a different accommodation.

3. You have decided to take a placement year.

4. Your classes have temporarily or permanently moved to be taught online.

5. You have made the decision to commute to University.


If you do not wish to live with the property for any of the above reasons you will be required to find a replacement resident to take over your tenancy. The replacement resident must be a full-time student, can legally reside in the UK and match the preferences of the accommodation/and or flat. The property will of course assist you in this search by contacting any enquiry leads or waiting lists if they have them, but it is your responsibility to find a replacement tenant.

Your £250.00 deposit will be retained and you are still liable for all rent until a replacement tenant is found and their occupation starts with the property. When/if the new resident moves in then the £250.00 deposit will be refunded to you (minus any deductions relating to the condition of your room/flat upon your departure.) Please note your £250.00 deposit can take up to 14 days to be returned into your nominated bank account.

If a suitable replacement tenant is found they must sign the contract for the remaining length of your Tenancy Agreement and will also have to pay a £250.00 deposit. They will also be liable for the same payment schedule instalment as the contract you have signed. The new tenant will also be liable for an upfront rent payment before they collect the keys and the amount of this payment is dependent on the date when the new tenant is proposing to move in (e.g. A new tenant who moves in just after an instalment date will be liable for that instalment amount.) The amount owed will be calculated and informed to the prospective tenant before their tenancy starts.

If a replacement resident is successfully found you will be released from your Tenancy Agreement from the date the new tenant moves in. The property will also return your deposit in full (minus any deductions relating to the condition of your room/flat upon your departure.)

The property assesses all requests to cancel on a case-by-case basis and until a decision has been made you will remain liable for all accommodation fees.

Extenuating Circumstances

For AY 25-26 & AY 24-25:


1. If you wish to leave the accommodation due to illness or any other extenuating circumstances, this is assessed on a case-by-case basis by the property.

2. The request to cancel must be made in writing or via email to the property and you must provide the relevant and satisfactory documentation to support your case.

Other cancellation policies

For AY 25-26 & AY 24-25:


You may be able to cancel your tenancy if you are outside of the cooling off period/s if the following applies:


1. You are studying in and alternative city where the team's accommodation is unavailable.

2. The course you are to study has been cancelled.

3. You have deferred your University entry for this academic year.

4. You have been evicted from University for this academic year.

5. You have voluntary withdrawn from University for this academic year.

If any of the above situations apply to you, then please email the property explaining the reason you need to cancel along with all the necessary proofs.

If sufficient evidence has been provided to their satisfaction, you will be eligible for release from the Tenancy Agreement and the property will return your £250.00 deposit together with any other payments of rent you may have made. If your application to be released from your contract has been approved, but your contract has already commenced, then you will be liable for all the rent owed up until the date you provided evidence in writing to them.

Can I bring my own electricals?

Your big appliances are provided so there’s no need for a mini fridge! Hair styling electricals are allowed of course! They do ask that you do not bring rice cookers or deep fat fryers for health and safety reasons.

Which room types are suitable for dual occupancy?

Many of their residences have rooms that are suitable for dual occupancy. You can discover where this is available on the residence and room pages. If you are taking a dual occupancy, then both occupants must be full-time students attending a UK educational Institution.

Can I book a place with my friends?

Yes, you can book your accommodation with your friends as a group. This is always popular and is subject to availability, they recommend you secure your preferred rooms or flat as early as possible to avoid disappointment. To reserve rooms next to each other or in a shared flat, they will need all your friends’ details including full name, contact details and university I.D.To make a group booking please call them.

Am I allowed to have guests?

Yes. It is your home, so you are allowed to have guests to visit you. They allow a maximum stay of 3 days with no additional charge. Visitor stays longer than 3 days are not allowed, sorry. Please remember that you are sharing your home with other students, and so whilst visitors are welcome, you will be responsible for ensuring they do not disturb any other residents or neighbours. You also take full financial responsibility if they cause any damage.

What are my options if I am struggling to live happily with my flatmates?

If you are experiencing difficulties living with your flatmates, first they can help you to discuss the challenges and find a way forward that is suitable for everybody. Most of the time, this is very effective.If you continue to have trouble with your flatmates get in touch and they can discuss what options are available to you.

Can I smoke in the accommodation?

Smoking is prohibited throughout all their residences including in your own room and in all common and shared spaces. If you wish to smoke, please do so outside of the residence.
