  • Cooling Off Period
    For 26-27 AY:- 1. A cooling-off period of 24 hours applies from the time the student agreement is signed 2. A full refund of the security deposit and advance license fee will be issued. 3. No replacement is required.
  • No Visa No Pay
    For 26-27 AY:- The tenant can request cancellation of their accommodation in the event of a visa rejection, provided that: 1. The student notifies the Company in writing within twenty-four (24) hours of receiving the visa rejection decision 2. Such notification is received on or before 15th August. 3. Valid documentary proof of the visa rejection is submitted.
  • Early termination by students
    For 26-27 AY:- 1. The student must provide a 60-day written notice prior to cancellation or early move-out. 2. Rent will continue to be charged during the notice period. 3. The student must arrange for a replacement tenant to avoid extended liability. 4. If the student is unable to find a replacement and requests property assistance, a €750 tenant finder’s fee applies. 5. Once the replacement student has signed their license contract, paid their deposit and advance license fee and checked in: a)
  • Replacement Tenant Accepted
    For 26-27 AY:- 1. The student must arrange for a replacement tenant to avoid extended liability. 2. If the student is unable to find a replacement and requests the management's assistance, a €750 tenant finder’s fee applies. 3. This fee must be paid before property begins the process of finding a replacement. 4. The refund terms remain the same (advance license fee refunded upon successful replacement; deposit forfeited).

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    For 26-27 AY:- Students are required to pay the first and last month’s rent in advance.

    Security Deposit

    For 26-27 AY:- A security deposit equivalent to one month’s rent is required. Please note: The student is entitled to a full refund of the security deposit and advance license fee (if already paid)

    Additional Fees

    Utilities Fee: Utilities are included in the rent, with an additional charge of GBP 50 per person per month (PPPM).
