How do I make a payment?

Payment information will be provided to you in the invoice and the contract. And you will be able to make the payment in three ways, including via a payment link on the invoice, a bank transfer or through their website.

What payment options are available?

They offer residents the option to pay in full, and get a discount, or make up to four equal payments. Please note that paying in instalments will incur additional charges and interest.

When will I receive my Tenancy Agreement?

You will receive your Tenancy Agreement after you have paid the deposit.

When will I know my room number?

Depending on which property you book your room number will be in the Tenancy Agreement or in the Confirmation Letter.

Can I move in before my contract starts?

It is possible but depends on availability. They would advise you to check before you make any arrangements.

Which room types are suitable for double occupancy?

Some studios are suitable for double occupancy, but the additional occupant must be a full-time student at a UK educational Institution. And there will be an additional £50 per week charge for the extra occupant. Their sales team will be able to let you know their availability at the time you want to book.

I have booked a room but failed to obtain a visa, can cancel my booking?

Yes, you are entitled to cancel your booking, but they will need you to provide proof of your visa being rejected. The Tenancy Agreement outlines their cancelation policies.

Cancelation Policy?

Both parties can cancel a booking. They can cancel a booking if the Deposit and Tenancy Agreement are not received within the timeframe given in the booking instructions and students can cancel if their visa is rejected. The refund policy is outlined in the booking instructions and the Tenancy Agreement.

Can They arrange an airport pick up?

They can arrange an airport pick up for you or a group and you can make the payment for the taxi to pick you up from the airport when you book your accommodation.

What documents to present on arrival?

Please ensure you have your ID and booking confirmation letter to present on your arrival.

Is there a parking area?

Unfortunately, none of their accommodations have private parking for residents. However, there will be some arrangements made to support the check–in process and parking spaces arranged for new arrivals at some of their accommodation. Please contact your accommodation for more information.

Do you provide bedding & kitchen utensils?

When you book your accommodation, you will be given the option to add a bedroom and kitchen pack. Once you have made the payment, they will arrange for these to be delivered to your room on your chosen date.

How can I order a taxi?

The team on reception cannot order a taxi on your behalf. They recommend you download the Uber / Bolt apps to order your taxi, which you can do my adding credit and debit cards as well as PayPal, Venmo, digital wallet and Uber gift cards.

Can I send my parcels/belongings before my check in?

You can but they do have limited storage space, so they request you coordinate your deliveries with your arrival date or no more than one day before your arrival.

How do I access the building and my room?

On arrival you will be issued with a credit style room key, that will open the main doors to the building and your room.

Can I access the accommodation 24 hours a day?

All their accommodations are open 24h / 7 days a week using your entry key. There will be someone at reception 24 hours a day to help you.

What are the room sizes and bed sizes?

Can change rooms or residences?

Yes, you can depend on availability.

How do I connect to the internet?

You will find instructions on how to connect to the internet at your accommodation in the Residents Handbook, the welcome email or by asking the team on reception.

Do I need a tv license?

If you only watch on-demand or catch-up programmes through streaming services like Netflix, then you do not need a TV licence - unless you're watching BBC programmes on iPlayer.

How many people share the kitchen?

If you are renting an Ensuite Room, you will be sharing a kitchen with up to 6 residents.

What is included in the room?

All their studio rooms include kitchenette, with a microwave, kettle and toaster, bathroom, study space, wardrobe, bed, and mattress. Ensuite rooms include bathroom, shared kitchen, study space, wardrobe, bed, and mattress.

Are bills included in the rent?

The rent is inclusive of gas, electricity, and internet connection to your room and in all the public areas of the building.

Is there an oven?

The shared kitchens with their Ensuite rooms have an oven but their Studio rooms don’t have an oven but do have a microwave, that has an oven setting.

Is there air conditioning?

Unfortunately, their rooms do not contain air conditioning, but you can borrow a fan from the team at reception.

What is Council tax?

Council tax is what UK residents pay the government to maintain things like road and street lighting, street cleaning and rubbish collection. Students are exempt from this charge once a letter proving their student status is sent to the relevant Government department. When you arrive you will be asked to provide proof of your student status, which you must provide otherwise you might have to pay the tax.

Are pets allowed?

Unfortunately, you are not allowed to keep any pets in your room or in any of the shared living spaces.

Can I have a guest over?

Yes, you are allowed to have friends over. However, each accommodation has a different guest policy, so check the Residents Handbook or ask the team at reception as you may need to sign in your guest using the onsite resident’s portal.

Who is responsible for room cleaning?

You are responsible for keeping your room clean and tidy. Their rules in relation to removing rubbish and ensuring food is properly stored can be found in the Residents Handbook.

Can I request room cleaning services?

You can pay for your room to be cleaned on a weekly basis or from time to time. The team on reception can give you more details.

Can I change my shower head?

Yes, you can, but please inform your accommodation and ask for assistance from the maintenance team.

How do raise maintenance requests?

To report any fault please report it to reception. Some of their accommodations may provide an app where you can report any maintenance issues.

Can I sublet my room and what is the procedure?

Yes, you can sublet your room. There are a few requirements before you do so. All your outstanding payments should be completed. Subletting fee of 250.00 + VAT submitted. Subletting student must be studying in UK and be over 18 years of age.

Can I extend my stay?

Yes, you can request an extension of a minimum of 1 week’s stay.

What do I need to do before leave?

Once you know your check out date, let us know and they’ll get the paperwork ready. And be sure to leave your room as you found it, take all your belongings, and dispose of all rubbish!

What time do I need to check out by?

You need to check out of your room by 10am on the end date of your tenancy as they may need to clean your room for another check in the same day.

What if I want to move out early?

Should you wish to leave before the end of the period stated in the agreement, put it in writing and they’ll let you know what options are available to you. However, given the Tenancy Agreement is a legally binding document you will need to pay rent until your tenancy expires.

How should I leave my room when move out?

You should leave your room as clean and tidy as possible. Make sure you remove all your belongings and ensure all rubbish is placed in designated refuse areas. Damage to your room, beyond normal wear and tear, missing items from the inventory or additional cleaning will result in you being charged and the amount will come out of the deposit.
