Cancellation of Agreement BEFORE the Lease Commencement Date

A student can cancel an agreement without penalty if they do not receive a visa to study in Australia prior to their lease commencing

A student can cancel an agreement without penalty if they do not receive their visa to study in Australia up to and including the first 14 days of their lease agreement


After this time, the property reserves the right to recover reasonable costs for agreement cancellation and early termination from advanced rent or bond payments (including but not limited to cleaning, advertising, administration costs and loss of rent) until the room is re-let.


If you fail to obtain a visa, the property will cancel your leasing agreement and refund your holding deposit so long as you provide the following information:

1. Written confirmation from you that you wish to cancel your booking agreement with the property.

2. Supporting official evidence from The Department of Immigration and Border Protection (DIBP) showing that your visa application declined.


The supporting evidence should be supplied to the property via email within 72 hours of you receiving official confirmation that your Visa was declined by the DIBP.

Early termination by students

The property reserves the right to charge the student, the costs incurred as a consequence of the student’s early vacation of the room/apartment including (but is not limited to) the reasonable costs of the re-letting the room, cleaning, loss of rent.

Delayed Arrivals & travel restrictions

Students can defer their leasing agreement with the property management due to late provision of their visa, resulting to a deferral of the commencement date of their university studies in Australia. The management will change the student’s lease agreement start date. The booking agreement, including all special terms, room type and location, will be held as previously stated in the original agreement.

Replacement Tenant Accepted

If a cancellation is requested less than 14 days before the agreement start date, the student will be responsible for rent until a replacement tenant has been found.

Co-living is definitely for everyone; the singles, the couples, the friends, the nomads, students, the corporates and the curious.  They have a space for you all.  

How big are the studio’s and will I have enough space?


The  studios average 25sqm. Every space has innovative custom-built storage and bespoke finishings to maximise space.  Theres an outside space to nearly every studio and our communal areas more than make your living experience grand. 

How old is everyone living?


The average age of our tenants is between 25-40, although theyve had younger and older.  They really are very diverse and age is merely a number at here.  Its not the age that matters, its the mindset and everyone here are like-minded and well suited to living together.  

What goes on here?


Every property has a go to person for neighbourhood questions. Their on-site community hosts also organise activities and events at each location. They host all sorts of events like community dinners, yoga, movie nights, trivia nights even the occasional gin making workshop! Their hosts manage all the happenings, your community and any queries you might have.  

What’s included with rent?


All bills and amenities are included with your rent. Expect fresh linen, a little housekeeping and a community host who will arrange really amazing on-site events, activities and happenings for those interested.  We also offer fast wifi and co-working spaces so you can work from home, hassle free. Theres lots of perks and they are passionate about going the extra mile for you, so the question should be, what isnt included.  

Are the apartments noisy?


Can you hear each other through the walls? Ha no you cannot! While neighbourly consideration and respect plays a vital part of their ethos, privacy is of huge importance.  Every studio is sound proof and has double-glazed windows to maximise privacy for their tenants.  

What about COVID and co-living? How does that work?


Great question!  Theyve got you covered.  They practice sanitation, respect and responsibility at each site.  Their host / site manager makes sure this is taken care of.  Events and social gatherings take distancing and fresh air into account and they take their guide from government advisory services to ensure they are meeting regulations, then go beyond this to go the extra mile.  Your health and safety comes first.  

Is there a washing machine?


Yes! They have communal machines on each site. They are $3 a cycle. Linen is changed for free every 2 weeks.  

Can I expect my room to be cleaned?


The community host can arrange professional cleaning if youre short of time at a fee. They otherwise ask that you keep your space clean and hygienic.  

What about the rest of property? Who cleans that?


All spaces outside of the studio apartments are cleaned on a bi-weekly basis to ensure hygiene is maintained.  Communal and high spaces are cleaned more frequently on account of covid-19 to maximise health and safety practices.  

What goes on in the communal spaces?


Guests use the common spaces to work, mingle, host events, chill or cook.  Its where real friendships have been made and many stories have begun.  If only our walls could talk! Communal spaces are open for all residents.  

Can friends visit?


For sure this is your pad!  

What about a noise curfew?

They need to respect our neighbours and so they do. Regular residential restrictions apply as is common sense to communal spaces and private rooms when music is played.

Always simple and easy to move in and out. Clean, great location, fresh linen/towels provided regularly is a nice touch, a great community to chat to if needed. Highly recommended. This was an awesome place to stay. I loved the facilities, and the communal room was great for cooking and socialising when you felt like it. The internet was perfect for working from home, and the best part was…the location, the best bars and restaurants right on your doorstep.

Very nice place. The rooms are a little small - but they have the essentials (bed/tv/cooking facilities/bathroom/aircon). There are nice shared areas (big tv room, kitchen, rooftop, bbq, etc). Fairly regular events are hosted, so a great place to meet some new people (or not if you prefer to keep to yourself). Good location in surry hills, very near to the central station. Fairly quiet suburb but a short walk to the livelier areas (Darlinghurst, CBD, etc)

I stayed in UKO SH for 4 months, and I had an amazing time. What I love the most about the place is its location, in the incredible neighbour of Surry Hills with all the restaurants and cafes, literally at 2 min from the Central Station and really close to the CBD and Hyde Park. The place is really nice, and the property manager is really helpful and friendly.
