Cancellation Policies

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

No Visa No Pay

A 100% refund of the deposit is provided if the student's visa is refused or cancelled before arrival. Written evidence of the visa refusal or cancellation is required.

Early termination by students

Students may leave before the end of their agreed accommodation term. More than 8 weeks early departure: the full deposit is forfeited. Less than 4 weeks early departure: requests are assessed on a case-by-case basis, and typically 50% of the deposit is retained. Students must provide 2 weeks' written notice to end or extend their stay. Rent remains payable for the full 2-week notice period.

Other cancellation policies

Before arrival: If a student cancels due to a change of mind less than 4 weeks before the arrival date, no The property may terminate the licence immediately for a serious breach of house rules.

Payment and Fees

Security Deposit

A security deposit equivalent to 4 weeks' accommodation is required. The deposit is refunded in full upon successful completion of the stay, provided there are no outstanding charges. The deposit is not rent and cannot be used as rent.

Pay In Instalment

Rent is payable weekly in advance at all times.

Guarantor Requirement

No guarantor is required.

Additional Fees

Optional linen pack: $100. Room cleaning on vacate: $75–$150. Common area cleaning: $50. Late rent fee: $10 per day for overdue rent. Additional cleaning fee: $50 if management determines the cleanliness standard has not been maintained. Lost key or access card: Cost of replacement. Property damage: Cost of repair.
