Twin Apartments
Twin Apartments come in three different spacious sizes, ranging from small to medium and large. Our small Twin Apartment is 15sqm, our medium Twin Apartment is 16sqm, and finally, the large is 18sqm. All of our twin apartments come with two separate bedrooms that are fully furnished, and the furniture is not fixed to the wall or the floor, so you are able to change the layout to your own personal taste. There is also a fully fitted kitchen and bathroom within the apartment.
Studio
Silver Studios
Sliver Studios are spread over 19sqm and are self contained studios with your own fully fitted kitchen and en suite bathroom. The studio comes fully furnished and the furniture is not fixed to the walls or floor so you are able to create your only personal layout. The studio offers you privacy and a great place to study as well as relax.
Accessible Studios
Accessible Studio is a large studio spread over 30sqm. The space has been specifically designed and adapted for students with disabilities or specific requirements. There is a wider hallway allowing wheelchair access and enough space for the student to manoeuvre. We can also alter the studio to fit the specific needs of the tenant. The studio also benefits from having a walk-in shower with handrails and a shower seat. There is also a fully fitted kitchen. You will be able to make your studio your own as it comes fully furnished with freestanding furniture.
Please note, there is an additional charge of £60.00 per week for dual occupancy.
Gold Studios
Gold Studios are spacious and spread over 21sqm. They are self contained studios with en-suite bathrooms and fully fitted kitchens. The studios also benefit from being fully furnished. The furniture isn’t fixed to the walls or floor so you are able to create your own personal layout. The Gold Studios also allow you bring additional furniture or the things you can’t live without.

Gold Plus Studios
The Gold Plus Studios benefit from a spacious layout spread out over 23sqm. Like Gold Studios, they also benefit from having high ceilings and large windows. With the additional space, these studios are ideal for dual occupancy or for just one person. The studios all have their own en-suite bathrooms and fully fitted kitchens, and are fully furnished. The furniture isn’t fixed to the walls or floor so you are able to create your only personal layout. Some of our Gold Plus Studios have some pieces of the building’s history, such as the tiles.

Platinum Studios
Platinum Studios are our second largest studios and are spread over 26sqm to 30sqm. The studios benefit from high ceilings, and some have a stunning view overlooking the Emirates football stadium. The studios are self-contained with private bathrooms and fully fitted kitchens, and also come fully furnished with an extra wardrobe. The furniture isn’t fixed to the walls or floor so you are able to create your own layout. With the additional space, these studios are also perfect for dual occupants.

The Penthouse
The penthouse is the largest studio we offer here at Smart Student Accommodation spread over 34sqm with a stunning layout and views overlooking Finsbury Park. The penthouse is located in the original part of our grade two-listed building. The apartment comes fully furnished and includes a sofa. The furniture is freestanding and your are encouraged to create your own personal layout. Its an amazing space that can be divided up into different areas including your bedroom, a study area, and a living/ dining area. The possibilities are endless. Our penthouse is prefect for either a couple or a single tenant who enjoys having lots of space and entertaining friends or just having quiet nights staying in and studying. It is a self contained studio with your own fully fitted kitchen and en suite bathroom.

Payment and Fees
For 26-27 AY:- A deposit is required to secure the booking of the property. The deposit amount may vary depending on the selected tenancy agreement.
For 26-27 AY:- If the student has a U.K based guarantor they can pay monthly, subject to a full guarantor check which has passed references. If they don't have a U.K based guarantor they would need to pay 2 instalments, one in September and another payment in January.

How do I report a maintenance issue?
Within 7 days of your arrival you will be sent an inventory form to complete, any issues that you may find can be reported on this to the property staff they can then look into getting these issues rectified for you. If you have any issues during the year, then you can log these via the StuRents App, this lets the property team know about any issues please remember they will need access permission to get this sorted for you! Maintenance issues will be completed; Priority One Emergency repairs are completed, and or made safe, within 24 hours of a report of a defect Priority Two Urgent Repairs are completed within five working days of report of the defect Priority Three Non-Urgent Repairs are completed within 28 days of a report of a defect.
How do I have my post delivered?
You will need to ensure that your post is labelled correctly; YOUR NAME, YOUR ROOM ACCOMMODATION NAME 1ST LINE OF ADDRESS CITY POSTCODE This information is available from your tenancy agreement, or in your welcome pack.
What happens if I left something in my room after I have checked out?
Once you have left your room and checked out you should have taken all of your items with you, therefore all the items left behind are disposed of without liability. You must ensure that all of your items are taken with you.
When will I get my deposit back?
Your deposit will be returned to you within 30 days of the end of your tenancy, if there are any deductions then you will be alerted to this. You will be contacted by the DPS to arrange the return.
What happens after I have checked out?
Following your departure the onsite team will conduct an inspection of your room and communal areas, they will check this against the check in inspection (and inventory form completed). If there are any issues or damages then they will then contact you with information on damages and charges.
Can you store my luggage for me once I have left?
No. they are not able to store any items following your departure so you will need to take them all with you, or organise for a storage company to assist.
Can I leave my items in my room if I have rebooked for next year?
If you have rebooked for next year however your current tenancy ends before the beginning of your next tenancy, then you will need to speak to the onsite team to have a summer short stay tenancy to fill in this gap.
I forgot to add something onto my inventory form, will I be charged?
Yes most likely you will be, the inventory form is sent out so that you can add any issues when you move in. The onsite team also do a full inspection of the rooms prior to your arrival. Please do speak to your onsite team if you have any questions
An item in the kitchen has been broken, will I be charged for it?
They do not charge for damages in the rooms and communal areas. In the kitchen this is a shared space with shared responsibilities and unless one person takes full responsibility (and therefore the full charge), then this will be split between all people in the cluster.
What do I need to do to check out?
You will need to ensure that your room (and kitchen) is left clean, tidy and free of waste. All of your items need to be removed, with the room left in the same condition that you found it You simply then will need to sign at Reception to say that you have left
What is the latest time for my check out?
You will need to check with the onsite team in advance of your checkout, usually the check out time is 14:00
Are utility bills included in the rent at this property?
