<p><strong>Cancelling within the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’.</p> <p>Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.</p> <p><br></p> <p>Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme, and we cannot influence the speed of this refund.</p> <p><br></p> <p><strong>Cancelling after the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.</p> <p><br></p> <p><strong>IMPORTANT: </strong>Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.</p> <p><br></p> <p>Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.</p> <p><br></p> <p>While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.</p> <p><br></p> <p>If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.</p> <p><br></p> <p>The deposit paid is non-transferable and cannot be moved to another tenant, or to another year.</p> <p><br></p> <p>The ‘Cooling Off Period’ must have passed, or the new tenant have paid their rent and moved into the accommodation before the original tenant is released from their contractual obligations under the tenancy agreement. No £50 charge will be made for tenancies coming to an end after any applicable legal notice period that applies under current legislation and the deposit will be refunded. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.</p> <p><br></p> <p>The deposit paid is non-transferable and cannot be moved to another tenant, or to another year. The ‘Cooling Off Period’ must have passed, or the new tenant have paid their rent and moved into the accommodation before the original tenant is released from their contractual obligations under the tenancy agreement. No Visa No Pay
<p>If the student’s place at the university is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:</p> <ol> <li>A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.</li> </ol> <p><strong>Note:</strong> The tenant must send the documents to the property team via email within <strong>7 days </strong>from the date the relevant Visa rejection correspondence is received.</p>
No Place No Pay
<p>If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the university is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:</p> <ol> <li>Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.</li> </ol> <p><strong>Note: </strong>These document(s) must be received by the property via email within <strong>3 days </strong>of your results being published (and no later than 28th August, whichever date is sooner).</p>
Replacement Tenant Accepted
<p>1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.</p> <p><br></p> <p>2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit.</p> <p><strong>Note: </strong>There is a <strong>£50</strong> variation of contract fee which the property team will recover by retaining part or all of your deposit.</p>

Can I book if I'm under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. They can accept under 18s in some of their properties subject to their policy for students under the age of 18.

How do you allocate rooms?

Can I request to move rooms during my tenancy?

You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online. Should your new room be more expensive, then you and your guarantor shall be liable for the higher rent from the date you are given access to it.

Do I have to move out during the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Do I need to pay council tax?

If you are a qualifying full-time student, you will be exempt from paying council tax. You must provide them with your council tax exemption certificate which your university will be able to arrange. If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. I stayed with The Bridge for just over a week after graduating from university, I had an amazing time, and I'd love to stay again. The location is perfect, in the middle of town and right across the road from the station and in the opposite direction the friary, the high street and north street. The walk to the university is very short, and the bus station is so close if you need to travel a little further. My en-suite room was the perfect size, and with two meals a day included, it was amazingly priced and met all of my needs. The Bridge Kitchen patio is one of my favourite places in Guildford, with great food and an amazing view overlooking the river. Having breakfast out there in the mornings was a massive bonus. The staff that work in the building are a credit to the overall Bridge and its mission. Every member of staff was helpful, friendly and welcoming. They made my short stay truly incredible, and I wish I had lived there while I was a student.

I believe that The Bridge Guildford is a very beautiful place to stay, which is not only located by the riverside but also located in the heart. Staff pride themselves on wholeheartedly doing what's best for the residents of all walks of life. Free WIFI and great food - some of the residents may not like it. But it's definitely healthier than eating at Weatherpersons all the time! All we all know is kids like to fuss; during my stay, a lot of the residents gave unnecessary stress to staff simply because of missing home and growing up and such. But to me, without the team at The Bridge Guildford, I fear I would have never grown. Support is amazing there; great therapist, and safeguarding work is done with a heart, not just paperwork. If you go the extra mile to be pleasant in your stay there, they will return with so much more than you put in. The team on site are truly stars of The Bridge Guildford. This is my experience; It was amazing, and I know people will share their negative comments just because they're not independent enough to think for themselves. Thanks, The Bridge and amber. Joe

Have been to The Bridge Cafe many times and the food quality is outstanding and they have very competitive prices. The staff are also very friendly! I've been lucky to be able to have breakfast at the back terrace overlooking the river. Seems there are a lot of clients from local businesses coming to dine here. Fantastic location in the town centre also. In recent years I have only heard good things about The Bridge student accommodation. I understand the student rooms were fully refurbished only a few years ago as well as other common areas of the building. Having a look at their website on the last day, they have a lot to offer, and the accommodation cost is very affordable for the area, as it also includes breakfast and dinner! Totally recommended and I encourage people living in Guildford to give a go to the new Cafe, and parents/students to enquiry about their facilities and availability, as it's usually booked up very quickly.
