1. When you accept your room offer, you’ll be asked to pay a deposit to secure your room. The deposit will depend on the room type you select. The deposit might change due to availability, please get in touch with your amber agent to know more.

2. The deposit will vary from property and your deposit is placed into a deposit protection scheme, and will be returned to you at the end of your contract subject to the contract terms.

3. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment.

1. If you have a UK guarantor you can pay rent in three installments, and they ask for the initial payment 3 weeks before checking in.

2. If you do not have a UK guarantor you will be required to pay your rent in full, 6 weeks before the date your tenancy commences.

Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.

No Visa No Pay

For AY 26-27:


If the Student’s place at the University is withdrawn as a result of the Student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:

  1. A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.

Note: The tenant must send the documents to the property team via email within 7 days from the date the relevant Visa rejection correspondence is received.

For 25-26 Jan Intake ( Short Term Lets):

No Visa No Pay will depend on property discretion.

No Place No Pay

For AY 25-26 & AY 26-27:


If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the University is withdrawn by the University as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:

  1. Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.

Note: These document(s) must be received by the property via email within 3 days from the date your results are published.

Replacement Tenant Accepted

For AY 25-26 & AY 26-27:


1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.

2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit.

Note: There is a £50 variation of contract fee which the property team will recover by retaining part or all of your deposit.

Does my The Pinnacles rental price include car parking?

On-site car parking is available at some The Pinnacles properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

Can I book The Pinnacles if I'm under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.

They can accept under 18s in some of their properties subject to their Policy for Students under the Age of 18.

Can I purchase bedding and kitchen packages at The Pinnacles?

Yes you can order a package to be waiting for you upon arrival on their starter kit ordering portal.

What do I need to bring with me at The Pinnacles?

When you come to pick up your keys you need to bring some photographic ID.

Is there car parking facilities for when I move in at The Pinnacles?

Do I have to move out during the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Does my rental price at The Pinnacles include insurance?

Contents insurance is included at some management properties, which will be shown on the property page and details of the insurance can be obtained from the property manager when you check in. If you wish to confirm whether the property offers contents insurance, please contact the property team directly. Please note they advise taking out contents insurance if it is not included at your property and management is not liable for the loss or damage of your personal belongings and room contents.

Do I need to pay council tax?

If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange.

If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Recycling is one of the best ways for you to have a positive impact on the world in which we live. Recycling is important to both the natural environment and us. We must act fast as the amount of waste we create is increasing all the time.

Management want to do their bit to protect the world, and they’re sure you want to do your bit too, so to make being eco-friendly easy for you they’ve provided recycling and refuse bins throughout your accommodation and they encourage all students to use the facilities provided to recycle waste where possible.

You should make sure that you empty packages completely and give them a quick rinse before you recycle them. Below you can find examples of what you can recycle and what goes in the different bins.
Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.

Almost anything made of glass can be recycled, so make sure you put items like glass bottles and jars in the right bin and do not recycle broken glass or light bulbs. Anything that does not feature a recycling label must be put in the refuse bin. Other items that are not recyclable include: batteries, electrical appliances, kitchen waste, polystyrene, foam and sanitary products.

All rent that is due must have been paid when you check in at The Pinnacles. If you are having difficulties or this will be a problem, please contact the property as early as possible who will assist you.

The nicest accommodation with the kindest staff. I’ve never felt safer. Whilst isolating we’ve had support from the staff throughout. They have delivered our packages, and takeaways, collected our laundry and taken out our bins. The staff are so friendly making it easy to talk to them if there is a problem. All of the staff genuinely care for the resident's health, especially during this pandemic. All of the rooms are spacious and clean. You can also make your room your own by decorating your pinboards which are in your bedroom and the kitchen. I’ve met my best friends for life here it’s such a good community of people with communal areas such as the common room and courtyard where you can socialise. For the price of this accommodation at only £99 a week (without the discounts that they offer!) it’s an amazing price for the location and all of the facilities. I’m so thankful to the Pinnacles staff for making moving to university an enjoyable experience, especially during Corona.

I stayed at The Pinnacles for the whole three years of my degree. The staff on site are extremely helpful and approachable. It's a great place to stay for your first or even the whole 3 years. It's a 5-10 minute walk from the city campus, 5 minutes to the train & bus station and a 10-minute walk away from the retail park and supermarkets. The flats and bedrooms are really spacious and maintained well. The maintenance team are very prompt with repairs and the site is kept clean and tidy all year round. I couldn't recommend The Pinnacles anymore for new students coming to Sheffield! The best place to live!!!

I loved my time at Pinnacles. I chose Hallam through clearing so I worried I wouldn't secure a good accommodation. I cannot recommend Pinnacles enough. It is close to the city which is ideal for shopping and getting hope is cheap after a night out. I was required to get a bus to Collegiate Campus but it is £0.50 with a student card so did not bother me as the quality of the halls compensated for the travelling.

This is an absolutely incredible accommodation which is the best value-for-money accommodation going. why get accommodation for 160 a week when you can get it for 99 and it's exactly the same if not better? The amount of events the Pinnacles put on is insane there is always something free to get or something to win. It is a short walk from the city campus but is a little far from collegiate however trams and Ubers are always available and cheap. The internet can be off and on sometimes but it is very minor I never really notice. I like it that much I will be staying again next year.
