Cancellation Policies
  • Cooling Off Period
    • Students can cancel within a limited initial period after accepting the offer. • If booked on or before 31 August 2026, cancellation is allowed within 3 working days. • If booked after 31 August 2026, cancellation is allowed within 1 working day. • Cancellation must be submitted within the defined period or before move-in (whichever is earlier). • No cancellation fee is charged if cancelled within this period.
  • Replacement Tenant Accepted
    • Students can cancel their tenancy by finding a suitable replacement tenant. • The replacement must be approved and must sign a new tenancy agreement. • The original tenant remains liable for rent until the replacement takes over. • The release is only confirmed once the replacement tenant’s agreement is completed.
  • No Visa No Pay
    • Cancellation is allowed if the student’s visa application is refused. • A written request with valid supporting proof must be provided. • The request should be submitted within 5 working days of receiving the visa refusal. • Upon approval, the tenancy will be cancelled and applicable amounts refunded as per policy.
  • No Place No Pay
    • Cancellation is allowed if a student does not secure a place at their chosen university. • This applies mainly to first-year students who fail to meet entry requirements. • A written request with official proof (from university or relevant authority) must be submitted. • The request should be made within 3 working days of receiving the rejection confirmation.
  • Extenuating Circumstances
    • Cancellation may be considered in cases like serious illness or family circumstances. • Students must submit a written request along with valid supporting evidence (e.g., medical certificate). • Each request is reviewed on a case-by-case basis. • If approved, tenancy will be cancelled and refunds processed as per applicable terms.

    Guests are permitted for a maximum of 2 consecutive nights. Please sign them in at reception on arrival.

    Yes, there are secure bike storage facilities available for residents.

    Where do I collect my post from?

    You can collect your post from the parcel lockers or the designated reception area.

    How do I report maintenance issues?

    You can visit reception to inform us of the issue. You will be given a number to ring for emergency repairs out of hours.

    Can I change my room?

    You can request to move, but this will depend on availability. Please note that there is a £50 admin fee.

    Do I need to have a TV Licence?

    Yes, you need a TV licence if you watch live TV or BBC iPlayer, even on a laptop or mobile device.

    Can I store my possessions in the Summer?

    Due to security issues and cleaning obligations, we cannot store your possessions over the summer.
