To secure the apartment the tenant must pay 2 weeks rent plus cost of a mattress protector and shower curtain (if applicable).

Security Deposit

1. Every resident must pay a Bond. This will be held by Consumer and Business Services on behalf of the owner of the apartment. 

2. Bond is 4 weeks rent if the weekly rent is up to AU$800.00, and 6 weeks rent if the weekly rent is more than AU$801.00.

3. The Bond cannot be used for rent unless authorised by the General Manager. Also, the Bond (Security Deposit) is refundable at the end of a Residential Tenancy Agreement if

A. All rent is paid up to date – and rent will be charged on a daily basis until all keys are returned.

B. All invoices are paid. There will be final charges for electricity usage, phone and internet usage, and cleaning.

C. The premises is cleaned to their standards and all belongings are removed 

D. Any damages are repaired.

E. All items on the inventory must be returned to their original position, clean and in good order.

F. All keys and swipe cards must be returned to their office.

Guarantor Requirement

The property management does not require for you to have a guarantor to book a room.

Mattress protector is charged at AU$30 per bed.

    Reletting fee equals 2 weeks rent + GST. Tenant pays rent until lease replacement.

    Full refund if property withdrawal. Possible cancellation fee for declining similar alternative accommodation.
  • Cooling Off Period
    No cooling off period, contracts are binding. Cancellation incurs a 2-week rent fee.
Cooling Off Period

The property management does not offer any cooling off period, all contracts are legal and binding. 

Note: There is a cancellation fee equivalent to 2 weeks' rent if you wish to terminate the tenancy.

Replacement Tenant Accepted

The tenant will be charged a reletting fee which equates to 2 weeks rent + GST by the remaining weeks to the end of the agreed term divided by 75% of the total agreed weeks, plus the departure clean and any remaining sundry charges and is required to pay rent until a replacement tenant has signed the lease.

Other cancellation policies

1. If an applicant has fulfilled all obligations as defined by the property but the offer of accommodation is withdrawn, or if they are unable to provide accommodation in accordance with their obligations, all advance Rent instalments will be fully refunded.  

2. However, while the property management will try to offer applicants the rooms or apartments of their choice, this may not always be possible. If applicants are offered similar alternative accommodation within the same facility before commencement of their lease or upon their arrival, but wish to decline this offer, a cancellation fee may apply.
