You will then be formally advised that your lease agreement will then be cancelled without penalty.
After the commencement of lease?
If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia the property management asks that you complete the following actions: A written email notifying that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 4 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.
If travel restrictions due to COVID-19 impede on your ability to attend the college, a full refund of the initial payments will be made, when written notice of cancellation is received up to 7 days prior to your contract start date and supporting documentation regarding the travel restrictions is provided.
When considering the early termination of your Residential Tenancy Agreement, it is your responsibility to:
1. Continue to pay all rent charges until a new resident can be secured or the Residential Tenancy Agreement ends, whichever comes first.
2. Pay all associated costs including applicable advertising and break lease fees as set out in your Residential Tenancy Agreement.
3. In all cases, a departure cleaning fee applies.
The early termination fees cost will be 2 weeks rent plus GST, $165 Advertising fee and Rent paid until the apartment is leased again.
If you are unable to arrive on your selected date due to flight cancellations, the property management may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property directly.
Cancellation due to:
1. Providing false or misleading information during your application or booking process
2. Failure to pay your bond or rent in advance
3. Failure to sign the Residential Tenancy Agreement when required
4. A change of mind will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.
If in the case you wish to cancel your agreement and your contract start date has passed, this is considered a lease break and lease break conditions apply.
If you are a Curtin student it is included in your rent. If you are not a Curtin student, they have a selection of internet packages available for you to discuss in further detail with reception.

If you need to cancel your booking you can do so by emailing them before you Contract Start. The Administration Fee and a one-week cancellation fee will apply. The remaining balance of any payments will be refunded to you. Cancellations on or after the start of your contract will be considered an early termination. This process for early terminations is outlined in the Accommodation Agreement in further detail. First years to Curtin University have the option to cancel their contract up until 14 days prior to the start of their contract without penalty. This cancellation can be processed, and balance of payments refunded to you, provided that documentation is received by the reservations team at least 14 days prior to the contract start date. This documentation must confirm non-acceptance/deferral of university offer or failure to be offered a place at the university.
All rooms are furnished with a bed, study desk and chair, lamp and wardrobe. A multi-share apartment has a full-size kitchen with fridge, oven, stove and microwave. In the common area there is a couch, dining table and chairs and T.V; there is a bathroom shared between 2-3 people.. A studio apartment will contain a kitchenette with microwave, stove- top and fridge plus an ensuite bathroom. Once you have signed a contract for your room, there is an AU$100 room move administration fee plus a departure clean fee should you decide to move to a different room within on-campus housing. Room moves are subject to availability.
The Activity Fee of AU$112 per semester covers all your weekly activities through their Residential Life Program. Residential Life is an integrated, contemporary, residential life program, run by property for their Residents. It is designed to support and bring out the best in each Resident through the duties and activities carried out by Residential Advisors, the Residential Life Manager, the Customer Service Staff, and the Area General Manager.
