Guarantor Requirement

For 25-26 AY & 26-27 AY:-


  1. All tenants will be required to provide a UK-based guarantor if they choose to pay in instalments rather than paying the full rent upfront.
  2. A guarantor will be responsible for putting right any breaches of tenancy, including non-payment of rent if the tenant fails to meet the tenancy obligations.
  3. If a UK guarantor cannot be provided, tenants may use Housing Hand, an external guarantor service that supports students studying in the UK.

Please note:
The guarantor will need to sign a Guarantor Agreement, which will be sent to them by email.
The guarantor must provide two of the following documents as proof of ID:

  1. Valid passport
  2. Valid driving license
  3. Utility bill dated within the last 3 months

Cooling Off Period

For AY 25-26:

1. After signing your contract, you have a 24-hour cooling-off period during which you can cancel your booking.

2. The cooling-off period begins immediately after the contract is signed.

3. To cancel your booking within this period, you must notify the property team in via writing am e-mail.


For AY 24-25:

1. The property does not offer any cooling off periods, all contracts are legal and binding.

2. Once your tenancy agreement has been fully signed then you and your guarantor (if applicable) are liable for the full terms within the agreement.

No Visa No Pay

This policy is applicable to First-year students and first-time residents only.


1. If you are a first-year student or residing in the building for the first time, you may request a cancellation and a refund of your damage deposit and rental amounts related to your booking if your visa application to study in the UK is rejected.


2. You may request to cancel within 7 days of your visa application being rejected, but no later than 7 days after the release of A-Level results, by providing a written cancellation request along with supporting evidence of your visa application's rejection.


Please note: Your holding deposit is non-refundable. This policy will only apply to September intakes.

No Place No Pay

This policy is applicable to First-Year Students only


1. If you are a prospective first-year undergraduate student and your university or higher education institution withdraws your offer of a place due to your not achieving the required entry grades, you may be eligible to be released from your Tenancy Agreement. Similarly, if you exceed your expected grades and choose to attend a different university, you may also be eligible for release.


2. To apply for release from your Tenancy Agreement under these circumstances, you must provide one of the following documents:

a. A written rejection letter from your chosen university/college or UCAS, or a screenshot of your UCAS status confirming that the required results were not achieved.
b. Proof of acceptance by your new university via UCAS Adjustment.


3. These documents must be received by the property team within 7 calendar days of the date your results are published. Please email the required documents to property team. Once the property team receives and verify the documents, and if they are satisfied with the details, they will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full.

Replacement Tenant Accepted

If for any reason you are thinking of leaving your accommodation after you have moved-in, please speak to the local team at your property first. If you decide to proceed with leaving your accommodation early, please be aware regardless of occupancy/residency status you and your guarantor (if applicable) will be required to continue to meet the obligations in your tenancy agreement.


In limited circumstances, The property may agree to release if the following criteria are satisfied;


1. You find a suitable replacement (who must be over 18 and enrolled as a full-time student at university/college) to take a new tenancy agreement for your room for the remaining portion of your contractual term, and;

2. The incoming tenant must enter into a tenancy agreement with them and satisfy the necessary steps of the booking/application process.


Any refunds due will not be processed until such time as the incoming tenant has completed the booking/application process, paid their rent (either in-full or their first instalment) and checked-into the accommodation.


The current tenant and guarantor (if applicable) will remain liable for rental payments until they confirm in writing that you have been released from the tenancy agreement and its obligations. Requesting early release does not constitute agreement that early release will be granted.


Please note: A replacement tenant fee may be required in this situation.

Other cancellation policies

To confirm your booking, you and your guarantor (if applicable) are required to complete the booking process and sign a tenancy agreement. During this process, if you and your guarantor (if applicable) fail to provide information in a timely manner then they reserve the right to withdraw your accommodation offer.

What is a Tenancy Deposit Scheme?

In 2007 the UK Government started the government-approved tenancy deposit scheme (TDP), making it a legal requirement that if you rent your home on an assured shorthold tenancy (AST) the deposit must be protected with a registered company, the schemes in England are: Deposit Protection Service MyDeposits Tenancy Deposit Scheme There are separate TDP schemes in Scotland and Northern Ireland.

Why is a third-party scheme used?

To protect both tenant and landlord and provide a fair, non-bias deposit return. The tenancy scheme oversees any claims made by each party and makes a final decision on what costs can be claimed from the deposit.

How do I secure my deposit with a scheme?

During the application process, your property manager will reqest the deposit funds up-front and will secure your funds with the Deposit Protection Service. Once this has been done, the DPS will contact you via email to set up an account.  This is done in the first 30-day of you starting your tenancy with them.

What is a Guarantor? Do I Need One?

A guarantor is someone who agrees to pay your rent if you do not meet the payment, for example, a parent or close relative. In the incident that you do not pay your rent, landlords and letting agencies can ask your guarantor to pay instead. If you can prove you earn above our affordability threshold you do not need a guarantor. property affordability criteria is: minimum income of 2.5 x the monthly rent If you do not meet this threshold, you must provide a UK-based guarantor who earns minimum of 3 x the monthly rent i.e. if your monthly rent is £700 and you earn £1500 per month, 2.5 x £700 = £1750. As this is above your monthly pay it would qualify you for a guarantor who earns 3 x the monthly rent. This does not apply to Luton properties. If you are applying for properties based in Luton you must have a guarantor, regardless of income.

Can I have a pet in my apartment?

Unfortunately, property don't have the facilities to cater for pets . Regardless of any agreement between landlord and agent, buildings leaseholder agreements between the freeholder and landlord strictly prohibits pets, meaning this is not authorized in any property.

How do I fix maintenance problems in my apartment?

Maintenance issues must be logged via app.

Do I get my room clean?

Property offer cleaning services for all room types, starting from GBP 20.

Where Will I Find My Parcels?

Property provides tracker for Parcels Postage, Parcel Collection, Parcel Tracker.

When will I receive my deposit after moving out?

The deposit process depends on the amount and severity of any claims made by either party. When you move out of the property, they will inform the DPS and include any necessary costs. You will be sent an email notifying you either to release your deposit or dispute any claims with evidence. If there are no claims, you can expect to release your deposit within 10 working days of your tenancy ending.

How do I dispute claims on my deposit?

In some cases, you may want to dispute a claim we have made. This is done through the DPS and is a straightforward process. The Deposit Resolution Service happens in 4 stages:

Property must submit evidence in support of its claim and tenants provide evidence supporting their position. The DPS does not request specific items of evidence so make sure you send everything relevant to your claim.

The DPS then send the evidence to an independent, impartial adjudicator.

The adjudicator reviews the evidence and decides how the deposit will be repaid.

The DPS send the adjudicator’s decision to both parties.

The process is slightly different depending on the type of deposit scheme your deposit is covered under. The two schemes are classified as custodial or Insured.

Custodial Scheme:

Both parties are given 14 days from starting the adjudication process to submit evidence. The independent adjudicator then has 28 days to provide a decision. This means the process can take up to six weeks, although it’s often quicker.

Insured Scheme:

The process is slightly different.

Can I have overnight guests?

This is a really good student accommodation. Right in the centre of Nottingham, really close to the university and the shopping centre. I've lived there for 2 years, and overall Avalon Court is a great place to live. The staff is friendly and quickly responds to emails. Some minor issues arose, but those got responded to and fixed.
