Any outstanding charges incurred (Eg. administrative fees, rent etc..) will be deducted from the bond paid. Any remaining bond amount will be refunded back to the applicant.</p> <p>4. A duly completed cancellation form is submitted to them no later than 14 days before the agreement’s start date.</p> <p><br></p> <p><strong>B) Forfeit of holding deposit and partial refund of bond: -</strong></p> <p>1. Notification of visa rejection is provided to the property</p> <p>2. A duly completed cancellation form is submitted to them 13 days or fewer before the agreement’s start date.</p> <p>3. AU$250 administrative fee is charged and deducted from the bond in this case.</p> <p><br></p> <p><strong>C) Forfeit of holding deposit and bond.</strong></p> <p>1. Notification of visa rejection is provided to the property.</p> <p>2. A duly completed cancellation form is submitted to the property after the agreement’s start date.</p> <p>3. Failure to inform the property of cancellation will result in rent being charged to the applicant until a suitable replacement is found. If an applicant does not check into the property on the agreement’s start date, they have the right to terminate the agreement and reassign the room to another applicant.</p> <p><br></p> <p><strong>Please note: </strong>If Visa status is not known by the agreement’s start date, the applicant is required to inform the property. Holding deposit will be used to cover for the room rent. Once the holding deposit is unable to cover the room rent, the contract will be deemed terminated and the room will be reassigned. Any outstanding charges incurred (Eg. administrative fees, rent etc.) will be deducted from the bond paid by the original replacement. Any remaining bond amount will be refunded back to the original replacement.</p> <p>5. Residential Tenancy Agreement will be terminated upon an approved second replacement paying the holding deposit and bond and signing the tenancy agreement.</p> <p><br></p> <p><strong>B) Cancellation is submitted to the property 13 days or fewer before the agreement’s start date: -</strong></p> <p>1. The holding deposit fee which is used to cover rent will be forfeited by resident to the property if any amount remains after rent deduction.</p> <p>2. An administrative fee of AU$250 will be charged to the resident and paid directly to them as the fee cannot be deducted from the bond which has been lodged with a government appointed bond authority.</p> <p>3. The resident will be responsible for paying rent for the room stated in the tenancy agreement until an approved replacement takes over the tenancy.</p> <p>4. Any outstanding charges incurred (Eg. Cleaning fees, rent etc.) will be deducted from the bond paid. Any remaining bond amount will be refunded back to the applicant.</p> <p>5. Residential Tenancy Agreement will be terminated upon replacement tenant paying the holding deposit and bond and signs the tenancy agreement.</p> <p><br></p> <p><strong>Please note:</strong></p> <p>1. Applicants are responsible to find their own tenancy replacement. Residents are responsible for rental payments according to the Residential Agreement for the whole period of their agreement or until such time as an approved replacement is found (whichever comes first).</p> <p>2. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom the property already holds an agreement.</p> <p>3. The outgoing tenant should allow at least 3 working days for cleaning and maintenance to be done after their departure and prior to the contract commencement date of the incoming tenant. Rent for such time is payable by the outgoing tenant to the property prior to departure.</p> <p>4. Departing tenants are required to complete a Bond Claim Form prior to departure. Bond money will be processed on the updated end date of the current Residential Tenancy Agreement, subject to apartment inspection following the property's rules.</p> <p>5. On the day of departure, the room key is to be returned to Reception prior to 10:00 am. Keys returned after 10:00 am will incur additional charges unless prior arrangements have been made with the property's administration.</p> <p>6. At any time during or prior to the commencement of your residential tenancy agreement, they may (at their complete discretion, but otherwise to the extent permitted by the law of the Relevant State) cancel your booking if any of the following occurs:</p> <p>a) the information you provide as part of the booking process is false or misleading; or</p> <p>b) you fail to comply with your obligations in these Booking Terms and Conditions.</p> <p>3. Can I store luggage at my site?

Due to them getting your room ready for when you arrive, they will not be able to store any luggage at any of their the accommodation team sites. You will be able to move your belongings into your room once you have collected your keys.

Are there any documents I need to bring with me?

Before you arrive, we will ask you to upload some documents to the Student Portal. They will need to see a copy of your Confirmation of Enrolment or Acceptance Confirmation from your institution and a copy of your Passport or other official ID. For the accommodation team of Adelaide, you may park at the carpark situated at 163/185 Rundle St, Adelaide SA 5000 which is less than a minute walk away from their property. For more information on the parking rates, please refer to the rates stated on UPark.

How do I receive parcels and post at my site?

They’ll sign for your parcels/letters at your site’s reception during working hours, their Residential Assistants will then process the parcels/letters in the afternoon and you’ll receive an email notification from them – please bring along your photo ID when collecting parcels at the reception. They can only sign for parcels on your behalf if the parcel has your name and you room number on it. Therefore, when ordering items online, please make sure you provide the shipper with your full name and correct room number. Parcels without full details will not be signed for.

Where can I do my laundry?

They are equipped with laundry facilities on site!

Do you provide communal Cleaning in apartment?

The communal areas of your apartment are your responsibility. All common areas and facilities will be cleaned by them on a daily basis.

What happens if something in my apartment breaks or doesn’t work?

Their friendly maintenance team is always on hand if something in your apartment breaks or doesn’t work. Just fill in a maintenance request form and their facilities assistant will get to it as soon as possible.

I want to leave before my contract ends. What shall I do?

If you’re looking to move out before your contract ends, please read through their cancellation policy. It will outline what you need to do next.

Can I stay at my site until my contract end date?

Yes, of course you can! All students are allowed to stay with them until the end date of their contracts. On the last day, rooms must be vacated, and keys handed to reception by 10am. All residents will be required to have a departure inspection on their room at the end of their contract . Departure cleaning fees will apply.

How do I get my bond back?

They will initiate a bond return which will be done within 10 business days after you leave the rented property. All residents are emailed a link to the claim details. Click through to accept or request changes to the claim and enter in your bank details for the bond refund. Once all tenants/residents have agreed, the RTBA/CBS will deposit the money into the nominated bank account(s) within a few business days. If there are any damages to your room when you leave you may be charged.

Do I have to pay for the damages?

They want to make your stay with us as enjoyable as possible. Their on-site maintenance team will attend to your requests. They don’t charge for “fair wear and tear” of their properties or fixtures. However, if something gets damaged through abuse or misuse, they’ll repair or replace the item and will charge for doing so. The behaviour of guests is the responsibility of the tenant who has welcomed them into the property. Any charges that result from a guest’s behaviour will be charged to the respective tenant. If there’s a charge that applies to the shared area within a apartment and they’re unable to establish the responsibility, the charge will be shared between all of the apartment’s tenants. All charges will be applied to your account and payment will be due within 30 days of this date. For further details please contact them.

What is Departure Cleaning?

At the end of the lease, the Tenant is obligated to have the property professionally cleaned in accordance with the terms outlined in the tenancy agreement in order to be eligible for the return of the bond. The cost of departure cleaning is based on the size and condition of the apartment, as determined by an evaluation conducted by the property management team.

This is an excellent student apartment in a fantastic location. It's in the CBD of Adelaide and very convenient for buses and taxis, almost a transport hub~ All the facilities inside are modern and new. The staff are friendly and helpful. By far the best student dorm in Adelaide. The staff are amazing, super friendly and accommodating. It never seems like they're bothered about anything which makes it nice to come home to. Always greeted with a smile and no request is frowned upon. Located in what I would say is the heart of the CBD, the building is immaculate, regularly cleaned and very accessible. The rooftop is simply amazing, what a place to be during the fringe. Probably one of Adelaide's best views. Highly recommend it to anybody looking to stay.

The perfect location for students in the city! Close to Rundle Street, Rundle Mall and the Universities, with a beautiful view of the city and the ocean from the roof terrace. The staff is extremely friendly and helpful, and they organise loads of events throughout the week (free food included)! The rooms are also clean and contain all the utilities you need. The time I and my boyfriend Xinbo lived here was really great, thanks to the staff for their help. East End Adelaide brings us a lot of happy memories, everything is so comfortable and convenient. The rich and colourful activities make a lot of good friends. Many of our classmates live here, we often meet in the study room together or go to the movie room to relax and play games and watch movies. We hope we can go back there in the future because it feels like home. There are too many advantages of safety, comfort and convenience.
