How much is the deposit?


To secure an apartment, the Tenant must pay 2 weeks of advance rent.
The 2 weeks of advance rent will go towards the initial rent payment. This payment is non-refundable.

What do I need to do after making the initial deposit payment?


After making the initial deposit payment, it’s important to complete the following steps within one week:
1. – Sign the lease agreement/license to occupy/occupancy agreement.
2. – Submit the bond/security deposit payment.
Failure to complete these steps within the specified timeframe will result in the cancellation of your booking, and your deposit payment will be forfeited. Please ensure you take these actions promptly to secure your accommodation
While we don’t enforce strict cancellation policies for property management on Gibbons, we highly recommend completing these steps promptly. This not only secures your accommodation but also helps them to streamline the booking process for your convenience. Your cooperation is greatly appreciated.

How much bond/security deposit do I have to pay?


Depending on the property and room type, the bond amount you pay is different.
Once paid, the bond amount will be lodged with the relevant state’s Rental Tenancy Bond Authority. The bond will be held until after you depart from the property. The bond will be returned to you, less any amounts owed to management (including but not limited to rent arrears, departure cleaning or damages done to the leased apartment).

Do I have to be a student to stay at management?


Yes, only students are allowed to stay at management. They are a Purpose-Built Student Accommodation.
They welcome all students to stay with us, even if you are doing an internship/placement year or part time course.

I would like to have a room tour before making my booking. How do I arrange for a visit?


Currently, they only offer physical tours on-site.

As a disabled person, I have specific requirements for my living needs. Is property management able to cater to this?


They make every effort to ensure that the accommodation is accessible and inclusive for all including persons with disabilities.
If you have any specific accessibility requirements, please specify it in your booking and be as detailed as possible so that they can assign a room with accessibility fittings for you.

I have a temporary guest who would like to stay with me. What should I do?


If you are staying in a studio apartment and have a temporary guest, they can stay up to three (3) nights for free. Kindly inform our front desk in advance and have the guest register at the reception as part of our security measures.
If the guest is looking to stay for more than three (3) nights, contact management for more information.
Do note that we are unable to accommodate additional guests for non-studio apartments.

I have a guest who would like to stay with me throughout my lease. What should I do?


The rates indicated on the website are for per week and per person.
You can indicate in your booking process that you wish to add an additional occupant (sharer). The additional sharer is required to pay $49/week for rental.
Do note that the additional occupant (sharer) needs to be a student.

Does management accommodate a family?


They are a Purpose-Built Student Accommodation. Its environment and facilities are specially designed for students. Hence, they are unable to accept family stays.

I am under 18 years old. Am I allowed to stay at management ?


The minimum age to stay at property is 18 years old.
The properties are currently not approved to take in any students under 18 years old.

I do not receive any emails after making my booking. What should I do?


Please check your junk/spam email folders.
If you are unable to locate the emails, email for assistance.

How do I check in after business hours?


Enquire us at least 2 working days in advance via email should you wish to check in after business hours or on Public Holidays.

What do I need to do before my arrival?


They require you to submit your identification documents, certificate of enrolment and student visa on their guest portal.
Refer to your What’s Next email for all necessary actions.

Do I need to organise my own Contents Insurance?


They currently do not offer Contents Insurance and it is not included in your rental.
However, it is highly recommended that you apply for it.

What does the rent cover?


The rent covers:
1. Unlimited high-speed Wi-Fi internet
2. All utility bills including electricity, water and gas
3. Usage of all communal facilities
4. Events provided for the residents
The rent is not inclusive of laundry. There is a launderette in the property and it is AUD$4 per wash / dry cycle.

2. Credit card via the online student portal

How do I receive my promotional incentives?


Approach the front desk to receive your laundry credits.
For rent rebates, it will be given according to the terms and conditions of the promotion.

I would like to change rooms. What should I do?


Room changes are subjected to availability. Reach out to their friendly help desk staff to find out more.
Do note that you will be charged of one (1) week rent and departure cleaning.

I would like to break my lease. What should I do?


You are liable for a lease break fee equal to two (2) weeks of rent with GST. You are still liable for rent payment until the apartment is leased again. They always recommend for you to find someone to take over your lease.
Any rent rebate or laundry credits given will be charged back to your account.

What time should I check out on my lease end date?


Their check out timing is at 10:00am on the morning of your lease end date.

Upon checking out, do I have to pay for departure cleaning?


You may be expected to pay for departure cleaning. Please approach the property’s reception for more information.
