Cancellation Policies

Cooling Off Period

A 48-hour cooling-off period applies once the reservation fee has been paid. Cancellation must be requested via email within 48 hours. The tenancy must not have begun. The reservation fee will be refunded in full if the cancellation is made within the 48-hour cooling-off period. A separate policy states that cancellation is permitted within 7 days after signing the AST, provided the tenancy has not yet commenced, with no charge and the initial rental payment of one week's rent refunde

No Visa No Pay

If a valid visa for study and travel is not received, the agreement can be cancelled up to 28 days before the contract start date. Notice and evidence must be provided via email. The reservation fee is non-refundable. Once the cooling-off period has expired, the reservation fee becomes non-refundable.

Early termination by students

Early termination is not accepted unless a replacement tenant is found for the studio. The tenant remains liable for rent and all other charges and costs under the tenancy agreement until the replacement tenancy begins. A £50 surrender fee may be charged for administration and relisting. The tenant may request to leave the tenancy early, subject to a replacement tenant being found.

Replacement Tenant Accepted

The property will endeavour to re-let the room but does not guarantee that a replacement tenant will be found. Cancellation/surrender will be accepted once a replacement tenant is found. The tenant will be released from the tenancy agreement from the date the new tenancy agreement begins. The tenant remains liable for rent and other applicable charges until the replacement tenancy begins. A £50 fee may be charged towards administration and finding a new tenant.

Other cancellation policies

Cancellation must be provided in writing. If cancellation is received within 7 days after signing the AST and before the tenancy commences, no charge will be made and the initial rental payment of one week's rent will be refunded in full. If cancellation is requested more than 7 days after signing the AST or after the tenancy has commenced, cancellation/surrender will only be accepted once a replacement tenant is found. Hosting guests is a privilege which we extend to residents. Management reserves the rights to revoke or restrict this privilege for any length of time as deemed appropriate. Payment and Fees

Booking Deposit

A reservation fee/holding deposit equal to one week's rent is required to reserve a property. The holding deposit will be credited to the rent account once the tenancy is confirmed. The holding deposit will be forfeited if the tenant withdraws from the tenancy, fails right-to-rent checks, or provides false or misleading information.

Security Deposit

A refundable security deposit equal to two weeks' rent is payable before move-in. The deposit is held as security for the tenant's tenancy obligations.

Pay In Instalment

Rent is payable in advance as set out in the tenancy agreement. The amount of rent due and the payment schedule will be confirmed in the booking confirmation before the tenancy agreement is signed.

Guarantor Requirement

No guarantor is required.

Additional Fees

Tenants are responsible for payments relating to utilities, TV Licence, council tax, and other applicable charges. A replacement key card costs £10. A £50 surrender fee may apply for early termination and surrender. If rent is more than 14 days overdue, interest will be charged at 3% above the Bank of England base rate from the rent due date until payment is made. Tenants are responsible for the cost of replacing lost keys.
