Is there a minimum age to book?

As long as you are 16 the day your tenancy commences and a full time student you can move in.

Do they provide single gender or same religion flats?

They can’t guarantee. However, the team on site do allocate on a request basis. The later you book the likelihood of a guarantee reduces.

Can I choose who I live with?

They are more than happy to accommodate groups as well as individuals. Where you’re not booking in a group, they understand your flat mates will be key to your experience so when you book as an individual, they will ask you a series of questions to help them to match you with the perfect flatmates.

Can I stay over the summer?

Absolutely, they can extend bookings by the week. If you are staying with them the following academic year we will give you 1 week free.

Am I allowed guests?

Yes. It is your home, so you are allowed to have guests visiting you. If overnight guests, they recommend no more than 3 nights from 7.

Is there a Team always on site?

Standard office hours are 9am to 5pm, Monday to Friday. Closed bank Holidays, they have an out of hours emergency number who can coordinate Security, Plumbers or Electricians.

Are there any social events?

Absolutely! They want their community to suit you, so they won’t force you to come to their events but you are always welcome. If you have your own suggestions for them even better! Their common room is open and has a pool table, ping pong, darts and a smart TV for all to use.

Can I bring my own electrical items such as Air Fryers or Rice Cooker?

Yes. However, they must have a CE stamp and have a factory fitted UK 3 pin plug. If in doubt, please purchase when you arrive from overseas. Any item that does not fit this rule will be confiscated and returned at tenancy end.

Where do I wash my clothes?

They have an onsite laundry. It is app based - create and top up your account, then simply scan the QR code on each machine. Washing of clothes in bathrooms is banned, water leaking along with added moisture will cause damage.

Who cleans my room and kitchen?

You. It's your home; they have cleaners at the end of each tenancy clean. But keeping on top of cleaning your room and bathroom is your responsibility. The shared area is a collective effort, either create a rota as a flat or work together.

Can I smoke?

Smoking is not allowed within the accommodation, however there is a designated smoking area outside the building.

What happens if I don’t get on with my flatmate?

If you are having any issues please contact the Accommodation team in the first instance, they will do all they can to help. In exceptional circumstances it may be possible to move you; however they would look to resolve any issues with you all.

What if something breaks or isn’t working in my flat?

Ensure you have downloaded your “resident app” There is a section for reporting maintenance. If an emergency and during office hours, contact the team straight away or use the emergency number. If you email or pop in to tell us a bulb etc needs replaced you will be asked to report on the app as this keeps track of all maintenance for them. The app contains a basic trouble shooting guide for some potential issues, as they appreciate this may be the first time you have lived away and in a new environment.

Can I have packages / food delivered?

Yes. The courier should try your flat first by calling on intercom, they can receive on your behalf but recommend that they are collected within 24 hours. They do not accept food deliveries, these must be collected in person.

What documents do I need to bring with me?

You will need to bring a form of ID. Ideally a passport, driving licence or photo student card.

What time can I arrive?

The site team will be in touch via email before contract start date with how to book a move in slot – just keep an eye out as they always send communication by email.

Can I unload a car to move in?

Yes. They have a small car park accessible via “Blinshall Street” they recommend 15/20 minute drop off after you have collected keys and had the short induction. After which they request you move your car or van to the council car park 100 yards away. They don’t advise off loading there as it’s across a busy road.

I will be arriving out of office hours?

Not a problem, they have security on site outwith office hours for the first 2 weeks. As long as you contact them they can have them issue keys. Just ensure you show ID and come back the following day to meet the team. After the 2 weeks if outwith office hours you will need to stay in a hotel/hostel and return when open.

Who will I meet/see when I move in?

The office team will be checking you in making sure all is in order, they have volunteers issuing keys and a brief induction. Maintenance team will be around in case of minor repairs. they are a team of 5 so you will meet them all at some point!

Can I move out early?

Yes but you will still have to pay rent for the full length of your agreed tenancy, even if you no longer live at your accommodation.

How secure is the accommodation?

At the property they want you to always feel safe. They have CCTV coverage of every entrance/gate within the courtyard along with block access doors, ground floors of each block and lifts. They operate a key fob entry system. You will be given a fob allocated to you which will allow access to pedestrian gates, laundry and the block you live in. Do not give to anyone else and if you lose keys or fob notify the team who will issue a replacement and cancel the old access.

What fire safety does the building have?

They have extensive fire safety systems in place. They are audited regularly by external fire safety consultants to ensure safety and compliance. Each flat is fitted with a full monitored fire alarm system that’s monitored 24 hours a day. Detectors in each kitchen are sensitive to heat as per local regulations. All bedrooms, corridors and stairwells have detectors that detect heat, smoke and carbon. During an activation, if during office hours, the team will investigate each time; if out of office hours, the Fire Service and local Security company will attend. They operate a “if in doubt, get out policy” all fire information can be found with your student app and handbook.
