Replacement Tenant Accepted
<p>1. Once a Residential Agreement ("Agreement") is signed, you must adhere to its terms and conditions. Although these terms may differ among Australian states, you are obligated to fulfill the rental payments for the agreement's duration.</p> <p>2. If the original student seeks to cancel their agreement, either you or the property must find a replacement student to complete the remainder of the agreement. In this case, the you will no longer be obligated to adhere to the agreement's terms.</p> <p><strong>Note: </strong>Typically, this process incurs a <strong>cancellation administration fee </strong>equivalent to <strong>1-2 weeks' rent</strong>.</p>
Other cancellation policies
<p>The property will reserve the room for a <strong>minimum period of 7 days </strong>(or longer if both parties agree) to allow the tenant to review and sign a residential agreement and associated documentation. Upon signing the residential agreement, the deposit will go towards the rent payable under the agreement. You can only cancel the reservation for a full refund if a written letter of cancellation is sent by email to your property prior to your Agreement start date for the following reasons:</p> <p>1. The tenant provides evidence that they have not been able secure an Australian Visa or they have been declined entry to their intended course of study in Australia.</p> <p>2. The property has made any false or misleading statements or failed to disclose any material facts.</p> <p><br></p> <p><strong>Note: </strong>If the tenant does not enter into the residential agreement within 7 days (or longer if both parties agree), the holding deposit will not be refunded.</p>

Frequently Asked Questions

How much do I need to pay when booking?

To start your application, you will need to pay one week’s rent (your holding deposit). This will be treated as your first rent payment once your booking is confirmed and you move in.

How much Bond do I need to pay?

A bond equal to 4 weeks rent is required to be paid at the time of signing your contract to live at Property Management. This amount is then sent to the relevant state’s Rental Tenancy Bond Authority where it is held until after you vacate the property. It is then returned to you less any amounts you may owe to Property Management, such as unpaid rent or damages, at the end of your contract.

Do I need to provide a record of my rental history?

Their simple process means you don’t have to provide a record of previous rental history – you don’t even need to have prior experience in renting a property!

Will the price of my rent increase?

The price of your rent is fixed for the length of contract. If you decide to stay on beyond your current lease, the weekly rent of the new contract may increase – any rate increase will always be advertised in advance.

How long is my lease?

They offer the following contract types at Iglu:


12-months (equivalent to a full calendar year)

6-months (equivalent to a half full calendar year)

44-weeks* (equivalent to an academic year)

22-weeks* (equivalent to a semester)

Short Stay – where available, the Short Stay option will be shown on a room page with available dates to choose from

* 44 and 22-week contracts are only available in Semester 1 of each year. They are not available for NRAS or International U18 rooms.

Are the prices shown per apartment or per person?

The prices quoted are per person, per week. As part of Property Management’s warm hospitality, your rent includes:

Do I have to book online?

Not at all. You are more than welcome to speak to the friendly team at your preferred Property Management property and book directly through them.

How often is rent paid?

Your weekly rent is required to be paid fortnightly, and you are responsible for ensuring that your rent is paid a minimum of two weeks in advance at all times in accordance with your Residential Tenancy Agreement.

What credit cards do you accept?

You can pay using Visa, Mastercard or Amex. All credit and debit card payments are subject to surcharges which will be calculated at check-out.

Will you refund my holding deposit if I don’t get a visa?

What are Property Management's contract start dates?

Contract start dates vary across Property Management properties and in some cases, you will see different date options available on for the same room listing. This is because some of our properties currently have set contract cycles due to availability, while others have more flexibility. Available contract start dates are shown for each room at each property.

Can I choose when I move in?

This varies across their properties. If a room is shown as being ‘Available Now’ you can discuss the contract start date directly with the property. Where a specific contract start date is shown this is the date your contract will start, regardless of when you physically move into Property Management. Where a specific contract start date is set, you will have the opportunity to advise your ‘Expected Arrival Date’, which must be after the contract start date, when you finalise your contract on our resident portal. Some properties do have set check-in dates and they will advise you of these prior to finalising your application.

Can I stay at Property Management for longer than my initial contract length?

Yes, you can stay for the duration of your study. They will always contact you prior to the end of your existing lease to see if you would like to renew and for how long.

Can I do a virtual tour before deciding to book?

Of course. You can use their booking form to select your preferred Property Management property, date and time and they will be in touch to sort it out.

Are utilities included in the rent?

Yes, your rent includes gas, water and electricity.

Is internet included in the rent?

Yes, unlimited high-speed Wi-Fi is included in your weekly rent and you have to this throughout the building.

What support is available?

They offer 24/7 onsite support. Their Iglu team is available during office hours and there is a Resident Leader available after hours.
In addition, everyone living at Iglu, has free access to Sonder – a comprehensive wellbeing support service. The Sonder app provides 24/7 access to confidential safety, medical, mental health, and wellbeing support.

Do you offer meals?

Property is not fully catered, however:

Do I have to be a student to live at Iglu?

Yes – it is a condition of your stay here at Iglu that you must be currently enrolled and attending a course within an Australian Tertiary Institution.

How old do I have to be to live at Iglu?

The standard minimum age for students living at property is 18.

Yes, there is an Iglu team member onsite and available 24/7 to provide their students with support and assistance at any time.
In addition, everyone living at Iglu, has free access to Sonder – a comprehensive wellbeing support service. The Sonder app provides 24/7 access to confidential safety, medical, mental health, and wellbeing support.

Do Iglu buildings have security?

Yes, all of their properties have CCTV cameras installed throughout the building common areas, entry points and hallways, which operate 24 hours a day. their properties also operate on an electronic swipe card system, with four levels of entry-control programming – including building, floor, apartment and bedroom*. Entrance to the property outside of office hours is only permitted to those with an authorised room key.
* Bedrooms at Iglu Kelvin Grove use standard locks not swipe card access

Are there onsite laundry facilities?

Yes. All  properties have paid onsite laundry facilities available 24/7.

Are there organised events?

Yes, they have a comprehensive program of social, academic, sport, wellbeing and cultural events. These are organised by their dedicated team of staff and Resident Leaders (RLs) who are always keen to receive feedback or ideas for future events and activities.

Are there students from multiple universities and colleges?

Yes, you will get the chance to meet and mix with students from a wide range of universities and colleges.

Can I choose who I live with?


When filling out your application form, you can put in preferences regarding who you would like to live with, and whilst they will do our best to meet your requests, it will be determined by room availability – so they advise you to apply as soon as you can so there’s more options for you.

Can I live with my partner?


Whilst there are a limited number of studios available for couples to rent, all other rooms within Iglu are sole-occupancy. So whilst you and your partner may each rent a room within the same apartment, each bedroom must only be occupied by 1 person.

Can I have friends over to visit me?


Yes – you are allowed to have friends over, however you will need to ensure that they comply fully with the House Rules and any direction of the Iglu team, including their Resident Leaders. They also ask that you consider your housemates and ensure that your guest/s do not cause any disruption or damage any property of Iglu or your housemates. Students are required to register their visiting guests at reception for safety and security reasons.

Is parking available at Iglu?


They choose their locations to make it easy to get around without needing a car!
However, they do have a limited number of parking spaces available at the following properties: Iglu Broadway Iglu South Yarra Additional fees will apply for car spaces.

Are pets allowed at Iglu?


Unfortunately, you are not allowed to bring or keep any pets on an Iglu property. This includes fish, birds and reptiles.
This does not apply to students and visitors who require an assistance animal (e.g. a seeing or hearing guide dog).

What happens if I damage or break something?


Any item of the property that becomes damaged or broken either by way of accident or intention will be repaired and the costs to repair or replace the goods will be charged back to the person/s responsible.

Yes – you will be provided with a full list of Iglu House Rules when an offer is made. You will also receive a copy of the House Rules when you move in along with other helpful information to assist with settling in.

What is the application process for U18 criteria?


To make an Under 18 International Student agent application, you will need to:
Review all Under 18 International Student (U18) requirements
Ensure your student is applying to study at one of our U18 partner institutions
Complete the relevant Under 18 International Student application
Submit a room booking using the Quick Apply form on the Agent Portal (ensuring it is for an eligible room type)
Enter U18 in the agent promo code section to ensure we can match it to the U18 application submitted
Choose to pay by Direct Deposit
Once the U18 application is confirmed, you will receive a request from the property team to complete the payment

How much is the deposit for U18? How much do I have to pay prior to arrival?


Prior to arrival, they require you to pay a holding deposit equal to 2 weeks rent and a bond equal to 4 weeks rent. The bond is sent to the relevant state’s Rental Tenancy Bond Authority. At the end of your contract, the bond is then returned to you less any amounts you may owe to property for outstanding rent or damages.

How long do I have to accept my offer for U18 criteria?


They ask that you accept your accommodation offer within 7 days.

When can I move in for U18 criteria?


You are welcome to move in from your contract start date. Please note that lease commencement for U18 criteria will only be granted within the 14 days (Sydney and Melbourne) or 7 days (Brisbane) prior to the course start date specified within the Confirmation of Enrolment.

Can I book a room at property if I am under 16?


To be eligible to stay with them at property, you must be a minimum age of 16 at the time of your booking. Property does not accommodate anyone under the age of 16 currently.

Are under 18 and over 18 students housed together?


Under 18 residents are accommodated within specific nominated U18 apartments. It should be noted that if a student turns 18 during the period of their residential agreement, they can remain living in the same apartment on the condition they continue to follow the U18 house rules, apart from curfews. Our U18 apartments are not mixed gender.

Will I be assigned to the same gender apartment?


All residents will be accommodated in single gender apartments only. Nominated U18 apartments will be allocated to specific floors of the building.

Are meals included in my rental fees?


At select properties, they provide a Cool Start breakfast on weekdays. It’s breakfast-on-the-go style where you can grab a coffee or tea and a bite to eat with a range of options such as fruit, muffins, croissants and pastries. All apartments have a fully equipped kitchen where you can prepare lunch and dinner.

Will property provide an airport pick up service?


Given the convenient locations of their properties, they don’t offer airport pick-ups, but they will provide you with detailed information about getting to property, including options for airport transfers.

Due to Visa complications, I may not arrive at property until after my contract start date. Will the accommodation be held open for me until I arrive?

I am deferring my course entry; what will happen to my booking?

I need to provide my Australian address for my visa application; what should I do?


You may use the property address for your visa application. You will be able to find the property address details in your residential tenancy agreement. For more information, please contact the property team.

My course runs for 12 months; can I stay at property between semester breaks?


All rooms at property are offered on a 6 or 12-month lease. This means that you can stay at property in the semester break. Before your current contract comes to an end, they will contact you to see if you would like to re-sign to stay with them for another 6 or 12 months.

Does property provide parking for U18 criteria?


They don’t offer parking at property as all properties are located within easy reach of major universities and colleges, public transport, shopping, eating, fitness and entertainment facilities.

Does the date on my Welfare Guardian Agreement need to match my property contract start date?


Yes, they will need to match. Your education provider will not provide your CAAW letter unless both dates match.

Who is my Guardian and can I select them?


If you or your family have relatives or friends residing in the same city as your place of study and are over the age of 21, they may be appointed as your Guardian.
If this is not the case, the University / College will appoint a guardian to care for you whilst you are studying in Australia.

How does my Guardian keep a check on me?


Your nominated guardian must follow the requirements stipulated by your University/College provider. This typically covers health, safety, curfew management and is conducted with regular in person meetings. In the event that an incident was to occur, there is a requirement for such to be escalated and this is done in partnership with your U18 Coordinator at property, the University and your nominated guardian.

How does my Guardian/Property know if I am involved in an accident or issue anywhere?


For any health, safety and education related incidents your guardian will be informed. This may be by the student directly, an property appointed representative or the University / College.

Who do I contact in case of an emergency?


Your first point of call is the Under 18’s Coordinator, but you have the onsite Resident Leaders, security, on-call management and your guardian also available should you need.

How do my parents contact my Guardian?


Your University/College will be able to provide your parents with the contact details for your guardian as applicable.

Are there any special house rules for under 18 residents?


Like all other residents living at property, you must abide by the property House Rules throughout your stay with them. Under 18’s will also be required to sign a separate acknowledgement form relating to Under 18 Conditions and Rules.

Do I have to be home by a specific time each night?


Students who are Under 17 are required to return to the property by 9pm. Students who are Under 18 are required to return to the property by 10pm.

Does property offer 24/7 security and onsite support?


Yes, all of their properties have CCTV cameras installed throughout the building common areas, entry points and hallways, which operate 24 hours a day. Their properties also operate on an electronic swipe card system, with four levels of entry-control programming – including building, floor, apartment and bedroom*. Entrance to the property outside of office hours is only permitted to those with an authorised room key.
All of their properties have trained staff onsite and available 24 hours a day, 7 days a week.
* Bedrooms at Iglu Kelvin Grove use standard locks, not swipe card access.

Can parents/friends stay at property?


Property does not allow U18 residents to have overnight visitors to stay in your room. They do however welcome family and friends to visit you and utilise the common spaces. All visitors must sign in at reception.

Do I need to buy medical insurance during my stay at property?


All international students entering Australia must have valid Overseas Student Health Cover for the duration of their study. For more information please contact your representative agent or institution to check your medical insurance requirements.

Do I need to bring towels and bed linen with me?


Yes – you will need to bring your own towels, blankets, sheets and pillows. These can be purchased from a retail store once you arrive in Australia or you can purchase a Kit Out My Iglu pack from them. The kit contains all the essentials you need to settle into your new home quickly.

Does property provide a room cleaning service?


Cleaning is primarily the responsibility of you and your housemates. Property will provide a vacuum and mop in each apartment. If you would like to discuss paid cleaning services, please speak directly with the team at reception.

Will I be able to receive letters and parcels at property?


They will receive mail and parcels on your behalf and send you an email or text message to let you know that it’s arrived.

Will I have access to common areas?


They encourage you to use the property common areas including study areas during opening hours. For your health and safety, if you are under the age of 17, you are not permitted to use the property gym.

Will I be allowed to have a social gathering or party in my apartment?


You are not permitted to have a social gathering or party in your apartment. Any gathering or party must be held in a building common area and you are required to seek prior approval from property management.
