Early termination by students

Residents must contact the leasing team to be guided through the early termination process. Fees apply in accordance with the rental agreement.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. How do I apply for an apartment at the property?

Complete the online application and ensure that all required documentation is accurate, up-to-date, and submitted in full. You will be required to submit a current Visa, Passport. Once the team receives your application, it will be reviewed. If your application is successful, the Leasing team will send you a rental offer. To accept the offer, you will need to sign the lease agreement. Upon signing, a bond equal to one month’s rent must be paid, along with the pro-rata rent amount. The pro-rata rent is calculated from your lease commencement date and aligns with the Rent Payment Calendar. Rent will be paid on fortnightly basis. If you are renting an apartment with a furniture package, an additional furniture agreement will need to be signed. The bond and pro-rata rent must be paid before you move into the property.

What apartments are available at the property?

The property offers a range of thoughtfully designed studio, one-, two- and three-bedroom apartments, with both furnished and unfurnished options (subject to availability). All apartments feature high-quality finishes, have a private balcony (in most apartments), and come with white goods supplied (fridge/freezer, dishwasher, washing machine and clothes dryer).

How does my mail get to me?

Each apartment has an individual mailbox located in the mail room, with additional access to a secure parcel room featuring parcel lockers on the upper ground floor. When a courier delivers a parcel, it will be placed in a locker and a unique access code will be sent to your registered mobile number, allowing you to collect your item at your convenience. To ensure you can use this service, please provide the Resident Services team with your Australian mobile number. This can be done upon arrival if needed. For security and identification purposes, all parcels must be addressed using the name shown on your passport, which should match the name on your rental agreement.

Are there parking options available?

The property has onsite car parking available, including sixteen (16) EV charging stations. Car park spaces and additional storage are subject to availability, and additional terms and conditions and fees apply. What if I need to end my lease early?

Additional storage cages may be available for rent. They are subject to availability and additional fees.

Are utilities and furniture included in my rent?

Utilities are individually metered and charged separately, including water and electricity. They’re ready to connect from day one, so you can settle in without delay. You’re free to choose your own internet provider or tap into the partner options for a seamless setup. If you choose an apartment with a furniture package, this will be charged as an additional weekly fee under a separate rental agreement with the furniture supplier.

Do I need to take out contents insurance?

While the team takes great care of every building, your personal belongings aren’t covered, so contents insurance is recommended for added peace of mind.

How do I move out, and what do I need to do to get my bond back?

When it’s time to move on, the team will help make the process simple. Get in touch with the Leasing team, who will guide you through next steps – including how to prepare your apartment to ensure a smooth handover. Your bond will be returned once your tenancy ends, provided all rent is paid and the apartment is returned in line with the conditions of your rental agreement.

Can I have a furnished apartment?

Yes – selected studio, one and two-bedroom apartments are available with furniture packages, subject to availability at the time of leasing. Designed for convenience and comfort, these furniture packages are provided by a partner and are available for a weekly fee for as long as you live at the property. Choose from two curated styles:
