    Booking Deposit

    Yes, they ask for a deposit to cover them in the event that the property, fixtures or fittings are damaged or if tenants fail to pay their rent. The deposit is equal to one month's rent and is fully refundable at the end of your tenancy, provided there is no damage.

    Additional Fees

    The administration fee is a one-off S$200 charge (S$250 if double occupancy), covering your setup with the accommodation team and the property management. It supports the contractualization activities as well as the checks of legally required documents, registration to the condo management (if any), and the issuance of keys and cards, the setup of a new mattress protector, and a set of hangers before the actual day of your check-in. However, the administration fee doesn't include the stamp duty, which is mandatory as per the laws of Singapore, and at the charge of tenant. The accommodation team organises the air conditioning servicing every quarter. All repairs will be classified under a two-tiered system as either a 'Major Repair' or 'Minor Repair'. Major repairs will be paid for by the accommodation team in their entirety, and they will endeavour to resolve them within 5 days. Minor repairs will be subject to a Minor Repairs Clause (which is standard practice in Singapore) whereby tenants are liable to pay any cost up to the first S$150; any costs above S$150 will be borne by the accommodation team. They will endeavour to resolve Minor repairs within 10 days. For issues that arise in the common areas, the charges up to S$150 will be split equally among all the tenants residing in the property. Any repair charges incurred will be added to your invoice at the end of the month. All tenants will still benefit from a 14-day Defects Liability Period DLP which means that they are exempt from any charges for repairs during the first 14 days of their tenancy with them.

    What documents do I need to book a room?

    When you complete the booking form, you will be asked to upload a copy of the photo page of your passport. If you're not a Singapore National or permanent resident, they also require a copy of your visa card (front and back).

    What do I do if I don't have my visa card yet?

    In the interim, they can accept a copy of the first page of your IPA letter issued by your employer to allow you to enter Singapore. As soon as your visa card comes through, you will need to send us a copy of that for their records.

    Are there any restrictions on who can live in the property?

    The accommodation team promotes fair and equal access to housing, and so there are no restrictions made on who can live in their properties. In order to comply with Singapore regulations and prevent overcrowding in their apartments, they only allow one occupant per room, except for some of their larger apartments where 2 occupants may be allowed to rent one room.

    When do I pay my rent?

    You will be issued an invoice on the 23rd of each month to cover your next month's rent. Payment of the invoice in full is required before the first of the month. There are penalties for late payment – these are detailed in your tenancy agreement.

    What is provided when I move in?

    Everything you see at the viewing is provided when you move in. All the furniture, kitchenware, and in your bedroom, they provide the mattress, mattress protector, and two pillows with pillow protectors.

    Why does the rental price differ across different rooms?

    Their prices are calculated based on a variety of factors, including the location, condo age, condo facilities, apartment amenities, how many people you share the bathroom with, and the size and facilities in your bedroom itself. As a result of considering all these factors, their rooms all vary in price.

    Are there any other fees I should be aware of?

    Utilities will be billed separately and charged every month with your rental. Reduce your utility costs by turning off the A/C when you're not using the room. It helps to keep their carbon footprint low! On top of that, they charge a monthly A/C maintenance fee to cover the cost of AC servicing and maintenance. This servicing will happen quarterly and is inclusive of regular filter cleaning, chemical washing, and gas top-ups. Should chemical washing or gas top-ups be required, no additional charges will be applied.

    Can I opt in and out of the extra cleaning services?

    What are the items/services provided?

    They provide all-inclusive furnishings. From the bed, pillows, closet, side table, and accessories like hangers, to a well-equipped kitchen for you to cook up a great meal. Cleaners will come on a weekly basis to clean common areas.

    What isn't provided in the rental price?

    Apart from utilities and A/C maintenance charges which are billed separately, they don't provide bedsheets, pillow covers, duvets or duvet covers. These can be easily purchased when you complete the booking form. Replenishables such as toilet paper, hand soap, personal care and laundry detergent are also not provided, in consideration that most people have personal preference.

    Do they provide car parks?

    For condominiums, there's typically only 1 allocated parking space for each apartment. In other properties like landed homes, this would be subject to availability and on a first come first first-served basis. Check with their friendly sales team for more information!

    When will the deposit be returned?

    The deposit will be returned to you after 30 working days so that they can cross-check against the checkout inventory, room condition, and processing of the documents.

    What if there is a dispute with one of my flatmates?

    For minor issues and disputes they encourage you to resolve things directly with your flatmates. If you're concerned that someone in your flatshare has infringed the house rules you should inform the accommodation team.

    Are there any house rules?

    They ask that all tenants behave in a respectful manner towards each other, which includes keeping the noise down after 10 pm on weekdays and 12 midnight on weekends, and always informing other flatmates if you intend to have guests over. Other than that, they don't have any official 'rules', but they do ask all tenants to sign up to their house rules when they rent with them.
