About the Property

The property is the perfect place to meet like-minded students. Its central location makes it a perfect base for making the most of all London has to offer.

This accommodation has 252 single en-suite rooms for single students and seven double en-suite rooms plus a one-bedroom flat for student couples. There is a large garden area which is popular with residents who like to study outside or even indulge in a bit of sun-bathing during the summer months!

Flats have five, six, or seven bedrooms, and each flat is self-contained with a shared kitchen and dining area. The kitchen and communal corridor are cleaned on a weekly basis.

For the safety and security of residents Paul Robeson House has an entry card system and 24-hour security staff. CCTV is located in and around the building. Other great facilities include a common room with TV, DVD and vending machines. For added convenience there is an on-site laundry and bike storage facilities.

Cancellation Policies

Early termination by students

Students may request an early release from their tenancy by submitting a request to the Release Review Panel. Release requests are considered only under approved exceptional circumstances. If leaving before the end of the tenancy, the tenant remains responsible for paying rent until a suitable replacement tenant takes over the contract. A reasonable administration charge applies.

Replacement Tenant Accepted

Up to and including 45 days before the tenancy start date, tenants may cancel their booking, subject to a reasonable administration charge. Within 45 days before the tenancy start date, cancellation is permitted only if a suitable replacement tenant is found. The replacement tenant may be found by either the tenant or the property. If the property is responsible for finding the replacement tenant, it will only begin doing so after all other available rooms have been let. If no suitabl

Extenuating Circumstances

Contract release requests may be considered by the Release Review Panel under exceptional circumstances. Eligible circumstances include: Death of the tenant. Serious illness or serious incident affecting the tenant. Illness or disability requiring withdrawal from the university course. Illness or death of an immediate next of kin requiring the tenant to leave their course. Other genuinely exceptional circumstances. Appropriate supporting evidence

Other cancellation policies

Cancellation requests must be submitted in writing to the on-site team as soon as possible. Refunds, where applicable, are normally processed within 14 working days. The property may withdraw an accommodation offer or cancel a contract if the student has outstanding fees from a previous stay. A reasonable administration charge applies where applicable.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Payment and Fees

Booking Deposit

A £400 advance rent prepayment is required at the time of accepting the accommodation offer. The advance rent prepayment is credited towards the first rent instalment.

Pay In Instalment

Rent can be paid in instalments. Instalment dates vary depending on the tenancy agreement and are detailed in the accepted contract.

Mode Of Payment

Students paying by instalments must set up a Recurring Card Payment (RCP). International students can make payments in their local currency via the global payment portal using bank transfer, card, or supported eWallet payment methods.

Guarantor Requirement

A UK-based guarantor is required. The guarantor must be able to provide proof of eligibility. Guarantor agencies are not accepted.

Do you provide accommodation for second and third year students and post-graduates?
