No Visa No Pay

A full refund of the booking amount will be provided if the tenant's visa application is rejected and they are unable to travel. The tenant must provide proof of the visa rejection issued by the relevant authorities. The refund will be processed within 30 days after the required documentation has been reviewed.

Other cancellation policies

If the property management fails to provide the exact property booked without prior communication or the tenant's confirmation of an alternative property, the tenant is eligible for a refund of the amount paid. If major property issues (such as no heating, no hot water, no running water, or no cooking stove) are reported within 3 days of move-in and remain unresolved within 15 working days, the tenant is eligible for a refund.

We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

Payment and Fees

The first month's rent and the last month's rent must be paid in advance at the time of booking.

Security Deposit

A security deposit equivalent to one month's rent is required. The security deposit is refundable, subject to the property condition and compliance with the lease terms. The security deposit is also refundable in the event of: Visa rejection (subject to supporting documentation). A verified discrepancy in the offer letter.

Pay In Instalment

Rent can be paid either: In full; or In monthly instalments. Monthly rent is due on the 1st of every month or on another date specified in the lease agreement based on the tenancy commencement date. Late payments may result in penalties or eviction, as outlined in the rental agreement.
