Cooling Off Period
<p>1. Unless the tenancy has already started, the Tenant may cancel their Tenancy Agreement (by giving the Landlord written notice of cancellation) at any time during the <strong>14 days </strong>(the “Initial <strong>Cancellation Period</strong>”) after completing the booking process up <strong>until the 1st August</strong>.</p> <p>2. After the <strong>1st August </strong>before the start of the relevant academic year the 14 day cooling off period becomes <strong>7 days</strong>. If the Tenant cancels the Tenancy Agreement in these circumstances the Landlord will make no charge and will return the Deposit in full to the Tenant.</p>
No Place No Pay
<p>1. The Landlord may terminate the Tenancy Agreement at any time before the Tenant takes occupation if the Tenant does not achieve the examination results required to start or continue their course of study at their chosen university or college.</p> <p>2. The Tenant has an obligation to <strong>notify promptly </strong>as soon as<strong> s/he </strong>becomes aware that s/he will not be able to start or continue his/her course, in line with their cancellation policy.</p> <p><br></p> <p><strong>Please note: </strong>The Landlord shall not have any liability to the Tenant or the Guarantor if the Tenancy Agreement is terminated in accordance to the above <strong>no place </strong>cancellation clause.</p>
Replacement Tenant Accepted
<p>1. If the tenancy has started, the Tenant has no right to cancel the Tenancy Agreement. If the Tenancy has started or if the Initial Cancellation Period has already passed and the Tenant asks to be moved to a different room, the Tenant has no right to cancel the tenancy agreement for the replacement room.</p> <p>2. If the Tenant wishes to cancel their Tenancy Agreement after the Initial Cancellation Period, or after the tenancy has started, the Tenant will be liable for the Rent and any applicable Fees for the full Tenancy Period or, if shorter, for the period <strong>until a replacement tenant takes over </strong>responsibility for payment (replacement tenant is to have paid both deposit and rent payment before termination of tenancy is confirmed).</p> <p>3. If a replacement tenant is found, the Tenant will be liable for the Landlord's reasonable costs of dealing with the changeover, payable <strong>within 14 days </strong>of invoice or by using the Deposit.</p>
Other cancellation policies
<p>1. The Landlord may terminate the Tenancy Agreement at any time before the Tenant takes occupation without notice to the Tenant if the Tenant has not paid the Deposit, the agreed rent payments, or provided the Guarantor and also in the case of a no show where the Tenant has not taken up residence within 3 days of the start of the Tenancy Period and has not made prior arrangements with the Landlord for late.</p> <p>2. Unless the Tenant has made arrangements with the Landlord, the Landlord shall be entitled to terminate the Tenancy Agreement without notice to the Tenant if the Tenant has not taken up residence and has not made payment within 7 days of the payment due date, but the Tenant will be liable for the Rent up to and including the date of termination.</p> <p>3. The Landlord shall be entitled to terminate the Tenancy Agreement at any time before the Tenant takes possession of the Accommodation if the Landlord is reasonably satisfied that the Tenant deliberately or recklessly gave false information when applying for a tenancy.</p>

Is my holding payment refundable?

The holding payment for the property is non-refundable prior to the tenancy starting. This is because once you pay the holding payment management will actively turn away any other interested groups from the property.
This means that if you decide not to go ahead with the property after committing to the holding payment then it will not be returned.
Once the tenancy begins the holding deposit is deducted from your first rent payment.
If for any reason team are unable to let the property to you once you have paid the holding payment then the holding payment will be returned in full.

The student loved the home, how does the student reserve it?

It is really easy to reserve a property. All need is a holding payment of 1 week’s rent. This is comes off your first month’s rent so is just a little bit of rent upfront. This allows to take the property completely off the market for you whilst go through the contract signing process for you.

  • To reserve the property all you need to do is transfer 1 week’s rent per person who will rent the property to the following bank account. Please then email proof to the lettings team

Is there a cancellation policy?

Before You Have Signed An Agreement

If you have paid a holding payment and then decide to not rent the property then you will not be bound an agreement. The holding payment is only refundable in a situation where property have to withdraw the property from you.

After Signing An Agreement

If you have signed the agreement you are bound by the terms of it and from the start of the tenancy you will be liable for the rent in the agreement.

However, if you still need to end the agreement you can do so by finding someone to take the agreement over from you. Once they have signed up you will no longer be liable for your part of the agreement.

Management can help find someone to take over an agreement, however make no promises to be able to and until such a point that a replacement resident is found, you remain liable for the rental payments.

Can the student see the contract first?

Absolutely!

How do students sign the contract?

The property contract signing process is completely online and very easy.
You will receive an email with a link to log in to your portal to complete your information for your contract. At this point, you will also tell the team who your guarantor is and they will get a similar email.
Once all of your information has been entered you can view the contract and sign it online.

How does the guarantor work?

In order to let you the room or property need a guarantor for each resident to guarantee your rent. This means that you can rent a property from even if you don’t have a credit score.
It is important to note that the property do not ask your guarantor to guarantee the rent for the whole property, only for you.
If you do not have a guarantor you can easily sign up with Housing Hand through the system, or the property can discuss larger upfront rent payments.

Can I leave early and get the remainder of my rent back?

Unfortunately, you are committed under the tenancy agreement to pay the full rent.
If you find a new resident, will let you out of your agreement from the day they move in, and refund you any unused rent that you’ve paid in advance (minus a £50 admin fee)*.
Property cannot refund your rent until you have found someone to take over your tenancy agreement, their booking is confirmed and they have paid the first instalment of their rent.

What is the payment schedule?

Management try to be as flexible as possible with property payment schedules. Management understand that for most of property residents it is better to make payments when student loans come in termly.
termly payments are usually due in the middle of October, January and April with a small payment due at the beginning of the contract prior to moving in.
You can also pay monthly if that is easier, they just need to let team know before the contract goes out.

What is included in my rent?

Your rent includes the following:
Electricity, Gas (if applicable), water, tv license.
provide the following free of charge:
Broadband, Contents Insurance
Holiday clean (once during Christmas and Easter break)

What do students do about council tax?

If you are a student you are exempt from council tax. All the property need is a council tax exemption certificate from your University and the property will apply for the exemption for you.
If you are not a student then you will be liable for the council tax for the property. Often the council tax is demanded from the owners and then the team will invoice this amount from you.
If you are the only non-student in a property with students you are often eligible for a 25% council tax discount.

How do students book a viewing?

Management team will then schedule the viewing in and confirm if it can go ahead at that time.

Do I have to pay a deposit to reserve a home with management?

Property ask that you pay a small holding payment to secure your home and take it off the market which acts as a security deposit!

Will my contents be insured if I rent a home with management?

Yes! The property provides all residents with free contents insurance via Endsleigh. For no extra charge your basic contents (including laptops up to £1k) are insured against theft. If you would like to upgrade your cover please let team know and you will benefit from property discounted rates through Endsleigh.

Are all bills included in my rent?

Yes, the Property includes all utilities and complimentary superfast fiber broadband in property homes so you don’t have to worry about splitting bills or setting up joint accounts with your housemates, just one payment covers everything. It is worth noting that council tax is not included however if you are a student then you are entitled to a full council tax exemption.

How can I report a maintenance issue?

When you move into a property home you will be given instructions on how to download and use our smart maintenance app. This will allow you to report any issues immediately to the property and attach photos & descriptions of the issue. The property will then send out the appropriate contractor to fix the problem sharpish. If you have an emergency out of hours then please call the emergency number provided when you moved in.

Can I rent an individual room?

At management,  like to prioritise letting  properties to pre-formed groups. However, the team understand that this is not always possible.
If you just want to rent a room individually team will work hard to try to assemble groups of like-minded people to let properties together.

When do I need to pay my rent?

Your contract will outline the dates on which your rental payments are due. Whilst team will do what team can to remind you of rent payments being due please understand that the responsibility for paying your rent on time rests with you.
If you believe you will have difficulty paying on these dates or would like to align you rental payments with your student loans then please contact property to discuss this.
Please note that all residents will need to pay their first installment of rent before the team can release keys to any residents on joint contracts.

What if I am no longer a student?

You can still live with property until the end of your contracted period; however you will become liable for council tax during this time. If you no longer want to live with the property, the property can help you find somebody to take over your tenancy, however, this cannot be guaranteed and you will remain liable for the full commitments of your contract until such time that a replacement resident can be found.

What if I can't pay my rent?

Please give a call and management will work with you to find the best way in which to pay your rent. Alternatively, you can email team. All rent is due in advance.
Please note, if your payment is more than 21 days late and property have not heard from you, then late payment charges may be applied to your account.

Are Non-emergency Maintenance?

The contractors will attend to complete emergency repairs only, further remedial works may be required in working hours following the call out.
Please ensure all non-emergency maintenance is reported through your property portal, or you can call the office during opening hours.

Is a Lock emergency available?

Please be advised there will be a minimum charge of £40.00 payable if you have locked yourself out and need to be let back in.
If you are able to wait until the next day property can temporarily allow access to your room and the house to another member of the house until you have your phone back up and running.
If you are unable to get your phone back up and running then the team can provide a key-fob for use. This key-fob requires a deposit payment of £85 to be returned once the key fob has been returned at the end of the tenancy.

Are Heating emergency available?

If you have no heating please report the issue through your property portal and a plumber will attend as soon as possible during working hours.

Are Fire emergency available?

In the event of a fire, leave the building immediately using the nearest exit route. Do this in a calm and orderly manner closing any doors behind you, making your way to a safe space outside and away from the building.
Call 999 and ask for Fire and Rescue and give location/details to the call operator.
Do not stop or return to collect personal belongings. Do not re-enter the building. Only return to the building when told it is safe to do so by the Fire & Rescue, Fire Officer in Charge.
