    Once the tenancy agreement has been signed, the student is contractually bound to the tenancy. Early release is only possible if a suitable replacement tenant is found to take over the full rent liability.

    The existing tenant is responsible for finding a suitable replacement tenant. The replacement tenant must take on the full rent liability. The student's tenancy liability ends only after they are released following a suitable replacement. No replacement fee is explicitly mentioned.

    Booking Deposit

    A holding deposit of £150 is required to reserve an apartment. The £150 holding deposit is deducted from the rent and applied towards the first rent instalment after the tenancy agreement is executed. The application documents, tenancy agreement, tenancy deposit, guarantor form, and direct debit form (where applicable) must be completed and returned within 15 days of paying the holding deposit. If the student withdraws, provides false information, has no right to rent, or fails to meet the 15-day deadline, the £150 holding deposit will be forfeited.

    A tenancy deposit of £500 is required as part of the application process.

    Rent may be paid in installments. Students using Housing Hand as a guarantor can pay their rent in installments. Students without a qualifying UK guarantor may pay the full contract rent in advance instead.

Housing Hand charges an annual fee, which varies depending on the total rent payable.

    What documents do I need to complete my tenancy?

    Each tenant needs to complete an application form on StuRents. You'll need to upload photo ID, complete a guarantor application (where applicable) and upload additional supporting documents. You'll need to complete a Direct Debit mandate and pay the holding deposit, tenancy deposit and rent. Once this process is complete, they can issue keys to you on the day your tenancy starts.

    When you secure your apartment at management, you'll complete an online application via StuRents. You can manage your tenancy, pay your rent and upload any supporting documents all through this online platform.

    What is the 'free breakfast'?

    Every day they provide an energising continental breakfast including homemade bread, pastries, a selection of cereals, fruit, yoghurt and granola. They also provide an amazing selection of spreads including Nutella, honey and jams. They have an array of fresh juices available. Top top it off, they've got bean to cup coffee, tea and other hot drinks available 24/7.

    Will I receive compensation if something is stolen from my room?

    In the unlikely scenario of a fire, flood or burglary, they provide contents insurance through Endsleigh.

    How safe & secure is management?

    At management they take the security and safety of their tenants very seriously. All their buildings are CCTV monitored and a member of staff will always be on site 24 hours a day. You can only enter the building and your apartment with a dedicated key card.

    What if I lose the key-card for my room or my mailbox key?

    Replacing a lost key-card will cost £15. A new mailbox key is £5.

    Are pets allowed?

    They have a strict no pets policy at management.

    Can I have friends stay over in my apartment?

    Yes, they are happy to allow guests to stay over for a couple of nights at management. If you wish to share your apartment with a friend or partner long-term you can rent an Elegance or Grande apartment for a 25% double occupancy supplement.

    Here at management they've considered every possible detail. Your apartment is fully-furnished and ready for you to move straight in! To ensure health and safety regulations are maintained any small electrical appliances need to be PAT-tested.

    Who do I contact in the case of an emergency?

    They have concierge on-site 24/7, so please report to them in the event of an emergency.

    Do I need a TV license?

    They’ve provided a Smart TV for you to Netflix until your heart's content or beat your mates on the Playstation. However, if you would like to watch live TV then it is your responsibility to buy a TV Licence.

    Are all the facilities included in my rent?

    Yes, you can use all of management's fantastic facilities for no extra charge including the gym, sauna, steam room, cinema, games rooms, communal social spaces and dedicated study rooms.

    How will internet access be provided?

    Each apartment comes with a superfast broadband socket and high speed WiFi is available throughout the building. The WiFi is up to 350mbps and there are no restrictions on how many devices can be connected.
