Any monies paid over and above two weeks rent will be returned to the student within <strong>5 business days</strong> after the property team acknowledges the cancellation request.</p> <p>3. Once the property team acknowledges the cancellation request, the student's obligations under the Residential Agreement are released.</p> <p>4. All requests to cancel or amend a contract agreement must be made in writing to the property team providing the reason for the request.</p>
No Visa No Pay
<p>If you do not get a visa to come and study in Australia, you need to inform the property no later than<strong> 14 days before </strong>the start of the agreement and all rent paid will be refunded.</p>
Early termination by students
<p>1. After the start date, if a resident wishes to leave early (before the lease end date), the resident will be required to pay out the contract in full by the lease end date.</p> <p><br></p> <p>2. In the case of re-applications or renewals of contract agreements (for extending the continuous stay or a return stay at the property), once the resident has signed a Residential Agreement it is legally binding as a “fixed term agreement”. If the resident requests to cancel the signed Residential Agreement, it would be considered a break lease and the usual break lease terms will apply.</p> <p><br></p> <p>3. If a resident does not arrive on the start date to commence the Residential Agreement, and has not advised a later arrival date (within 48 hours of the lease commencement date). The Residential Agreement will be deemed to have commenced. The two weeks rent deposit or rent paid in advance for securing the contract will be applied as a cancellation fee by them. In the case the tenant continues to pay rent and bond (for a delayed arrival) and requests to cancel the Residential Agreement this would be considered a break lease and the usual break lease terms will apply.</p> <p><br></p> <p>4. The property may consider approving a break lease before expiry of the end date. The resident is required to submit a Break lease application form, providing a good reason supported by documentary evidence. Break lease approval will not be provided without a good reason acceptable to the property. In giving the approval, they may offer mutually agreed terms for the resident to agree for break lease, compensation and re-letting costs. Cancellation or Amendment of Residential Agreement after contract commencement Tenants can arrive after the commencement of the contract agreement, by advising the property in writing. Bond and rent payments are required as per the contract agreement to continue to hold the room for a delayed arrival.</p> <p><br></p> <p>5. In assessing the Break lease application, the property may consider some factors including proved ‘excessive financial hardship’, ‘unplanned withdrawal or termination from a place of study’, ‘cancellation of a student visa’ or ‘health and welfare related conditions’. Documented evidence will be required in all instances supporting any claims. All terms must be mutually agreed in writing between the tenant and the property.</p>
Replacement Tenant Accepted
<p>If the property offers to the resident to find a replacement student to mitigate break lease costs, the minimum balance of lease must not be less than 2 months. The approval may be given subject to room availability, housemates gender requirement, specially approved rent rates and other important considerations. All terms must be mutually agreed in writing between the tenant and the property.</p>
Other cancellation policies
<p><strong>Cancellation or Amendment of Residential Agreement prior to contract commencement: -</strong></p> <p>1. If the contract start or end date amendment request is received by the property 14 days or greater prior to the lease commencement date then they will amend the contract dates on the Residential Agreement subject to availability of the room type. If the contract start or end date amendment request is received by the property less than 14 days prior to the lease commencement date no change will be made and the contract agreement will commence as per the Residential Agreement. Alternatively, the lease will be cancelled, then two weeks rent, paid as rent in advance will be applied as a cancellation fee by them. They may offer a new contract agreement in place of the cancelled lease. The new lease agreement is subject to availability. Current publicly advertised rates at the time of the amendment will apply.</p> <p><br></p> <p><strong>Cancellation or Amendment of Residential Agreement after contract commencement: -</strong></p> <p>1. Tenants can arrive after the commencement of the contract agreement, by advising them in writing. Bond and rent payments are required as per the contract agreement to continue to hold the room for a delayed arrival.</p> <p>2. Cancellations and amendments to a Residential Agreement are not allowed after the start date of the lease, by which time the Contract will be deemed to have commenced. Yes, you will be required to pay a bond which will be forwarded to the Residential Tenancies Authority (RTA). This is used as a security payment in the event of any damage, rental arrears or cleaning to the property is required upon your departure. If the apartment is left in an acceptable condition and your rent is paid up to date, then the bond will be returned in full.

What if I need to cancel?

They understand life happens and sometimes you are forced to cancel your booking. If you do so by no less than 14 days prior to your booked check-in date they are happy to refund your 2 weeks’ deposit in full.

Will I be bound by any residency rules?

Yes, you will be provided with a copy of the Residence Rules as part of your offer. Each property management resident is required to follow their Residence Rules.

What happens if I damage or break something?

If you damage or break any of their property then you will be required to pay for the repair or replacement. You will be given notice of this charge and it will be charged to your account. In the event items are damaged when you move out, the cost of repair/replacement will be deducted from your bond payment. If this amount exceeds the amount taken as bond, you will be required to pay any outstanding fees. If there is damage caused by multiple residents, then the cost to fix the damage will be divided between you and the others involved.
